We stayed at Dawnchorus during a very mixed-weather August week, and it didn't matter a bit. The home is very modern, comfortable and in an amazing setting on one of the quieter and largest lakes in Lower Mill. There is a lot to do in the local area for all age groups and the ArtSpa is a great resource, especially during the Adult only times. |

We very much enjoyed our stay in Dawnchorus - a stay of almost 3 weeks. To summarise we loved the house and the location and can very much see us staying here again. The house is in a prime location in the development with wonderful views across the lake - a view you can see from all of downstairs and 2 of the 4 bedrooms thanks to the floor to ceiling. (many of the houses in the development are not so well appointed over looking some smaller lakes or ponds rather than the large lake). The house inside is really nice, my wife is very fussy about cleanliness and she was very happy - everything very clean. Downstairs lovely wood floor, on stairs and upstairs a light coloured carpet (so you can see it is clean and adds to the lovely "lightness" of the place. (hint 2: while lovely most of the time, beware in the summer that there are only blinds on the windows meaning it gets very light very early - if you need darkness to sleep you might be waking up early - else bring some eye covers! - the positive is everyone was up early to make the most of the day!) Water pressure for showers is good. Kitchen is very nice - we had some close family who live nearby come for lunch meaning cooking for 14 which went well - the dining table is lovely though not quite big enough for 14! (hint 2: as I have found with many rental places the kitchen knives were rather blunt so bring your own?) The swimming pools at the spa are really lovely - really top class - and just a couple of minutes walk away (there is another small outdoor heated pool available as well which the kids like using outside of the spa opening hours. There was a playstation which occupied the kids on the rainy days. Last hint - beware of poor mobile reception(great if you want to be cut off but not otherwise! - we found standing on the decking was the best place for reception - but not in the rain! and no wifi in the house |

A truly delightful stay in this stylish home. We (my son, two daughters, daughter-in-law and grandchild) had a really good time. The house is spacious, well appointed and very comfortable, with stunning views over the lake, and an outside seating area (enclosed) yards from the lakeside. The island in the kitchen meant that cooking was a social as well as purely culinary event! Lots to do in the vicinity - endless bridleways - bike hire only a few minutes away - friendly pubs with good food only a short bike ride away - exclusive spa/swimming pool on site. All in all a very enjoyable stay in this stunning home Thank you, Ania. |

Prices include bed linen, towels, heating, pre-arrival and post-arrival cleaning and free membership to the Spa, exclusive to Clearwater residents (please note however, that charges may apply to guests for the use of the Artspa from January 2010). Passes will be issued to you on arrival by the Agent. Please note the replacement cost per pass is £25.

Any cancellation should be made in writing to the Owner, and the effective day of cancellation is the day that this notice is received. Deposits are non-refundable and if the holiday is cancelled less than 6 weeks before the start of the holiday then the full cost of the holiday is retained.
Weekend rates £750
Securities deposit of £250 (refundable following inventory check normally within one week of departure) payable 6 weeks prior to arrival. This is paid directly to the Agent.
Welcome Packs are available at a cost of £35 - Waitrose food hamper which includes fresh bread, butter, cheese, fruit juice, wine, biscuits, coffee, milk, fresh flowers. Please advise when booking.
Cots/High Chairs available at no extra cost.
Dawnchorus is a non smoking property. Sorry we do not accept pets. Sorry we do not accept Hen or Stag parties.
The rental property, including all furniture is to be treated with care and the Tenant is held responsible for the actions of any guests or visitors in the house.
The no of people using the accommodation is restricted to the number on the booking confirmation. Should the number of guests exceed the number agreed on the booking confirmation, the Owner or Agent may revoke the booking at their own discretion and the booking will be considered cancelled by the Tenant.
The Owner may refuse to hand over the property if they believe than any member of the party will damage the property. If damage is caused during the holiday, the Owner reserves the right to repossess the property and the holiday will be considered cancelled by the Tenant. Monies will not be refunded unless the Owner's decision is proved to be unreasonable.
Arrival time is after 3.00pm (but can possibly be flexible depending on departure time of previous guest). Departure time is 10.00am on the final day of the holiday but can be flexible depending on arrival of next guests
The Owner or Agent is allowed access to the accommodation at any reasonable time during the holiday.
Please bring your own swimming towels. Alternatively, these can be hired at the Art Spa
