Cuckoos Nest is a wonderful family holiday home. We have fitted the house out to the hightest standard and ensured there are little touches of luxury in every room. The house is a contemporary luxury self-catering holiday home on the prestigious Lower Mill Estate in the the heart of the Cotswold Water Park. Sleeping 8 + room for travel cots in the two double bedrooms, the house provides an escape from the daily routine, and an opportunity to relax and unwind. The house overlooks Clearwater Lake, is set amongst a 550 acre nature reserve and is equipped to the highest standard.

We have worked hard to ensure that all ages are welcomed into our home.

For children of all ages there is plenty to entertain with toys, games, books and DVD's. We have made sure that there is anything you may need for the younder children from travel cots and high chairs, to baby wipes and sterilzers.

For the adults there are the little touches we know you will appreciate such as high quality bedding, towels and fixtures and fittings. We also have games, books, magazines and DVD's to entertain you.

If music is your thing our house has an integrated musix system allowing you to plug in your own music player (Ipod etc) into any room.

The accommodation extends over three floors and comprises:

Our home is ideally set up for children of all ages.

The Master Bedroom has a kingsize bed, a large chest of drawers, wordrope two bed-side cabinets, chair and small table, trouser press and an en-suite bathroom consisting of a shower, WC and Basin. There is plenty of room for a travel cot.

The second bedroom consists of two twin beds (2 x 3’ single beds) with a built-in wardrobe. The room is lake-facing and has sliding doors opening onto the sun deck (not enclosed) equipped with two sun beds.

The third bedroom consists of a king size bed with a chest of drawers and wardrope for storage. The room has an en-suite bathroom (bath, basin and WC). The room is lake-facing and has sliding doors which open onto the sun seck (not enclosed) equpped with sun beds in spring and summer. Plenty of room for a travel cot.

The fourth bedroom, at the front of the house, consists of two twin beds (2 x 3’ single beds) with a built- in wardrobe. There is room for a guest bed so if children want to share a room we can be flexible about sleeping arrangements.

The living area has windows across the full width of the property, overlooking the lake, with sliding doors on both sides. The main room has two leather sofas (1 x 2-seater, 1 3-seater) a foot-stool (with storage for books) and a glass corner table. There is a log-burning stove for cosy evenings watching the sun go down.

There is a 37” flat screen TV with Freeview, DVD player and Playstation 2. There is a toy box for children of a wide range of ages. There are plenty of books, DVDs and board games to entertain the family. There is also a built sound system with speakers situated in most rooms through which individual MP3 players or iPOD’s can be played.

The dining area consists of a dining table to seat 8 in comfort.

The enclosed balcony, which is safe for children, has a table and chairs for viewing the lake.

There is a large, modern Kitchen which is well equipped. It has a double oven/grill with 4 ring gas hob and electric hot plate, a built in dishwasher, microwave and larder fridge with separate freezer. There is also a breakfast bar with 2 stools and a high chair.

The 550 acre nature reserve offers one of the most unspoilt and abundant areas of wildlife, flora and fauna in the country, with two Sites of Special Scientific Interest (SSSI). There are seven lakes, three rivers (including the Thames) and hundreds of acres of meadow and woodland, criss-crossed with nature trails. Enjoy exploring the 450 acre Lower Mill Estate on foot or by bike and seeing the abundance of nature it contains including deer, otters, badgers, nightingales and owls.

Different times of day reveal the estate’s extraordinary population. Dawn is a great time to catch grazing deer, shy otters and beavers, part of a set that was re-introduced on the estate – the first in the UK for 500 years. As the day progresses, settle into one of the three luxury bird hides for a peek at rare little plovers, herons, nightingales, tawny owls, egrets, grebes, teals, sand martins and kingfishers. And after nightfall, enjoy the antics of otters, bats, foxes and badgers recorded by infra-red cameras along the banks of the river. For such a peaceful place, there’s never a dull moment!

Cuckoos Nest is set within the Lower Mill Estate, which has been developed to provide peace and tranquility from the hustle and bustle of a hectic life. When you walk out of your door you find yourself in the middle of a 450 acre nature reserve with lots to explore and enjoy.

Although there is plenty to entertain you at the Cotswolds water park, should you venture outside, the charm of the Cotswolds awaits. There are many charming nearby charming villages which will make for a wonderful day out with Cirencester being the local town. It is an historic Roman town in the heart of the Cotswolds with attractions from a Roman Amphitheatre to the nearby Chedworth Roman Villa. The Corinium Museum in an important source of information on the local history. Cirencester has many fine examples of historic mosaics, including one which can be found near the Brewery Arts Centre in the heart of Cirencester.

"Superbly relaxing"

We stayed in Cuckoo's Nest in Mid November. The cottage is a really lovely estate with a spa and tennis courts on site. The house is beautifully located on the lake with a stunning view. Our party included 6 adults and one small child, and found the house more than accomodating for our needs, in fact i think my little niece enjoyed it the most with plenty of toys to keep her occupied! The cottage was really comfortable and we found it had everything that we needed and more. Felt thoroughly relaxed at the end of the weekend, and in fact it felt like we had stayed longer than two nights! Will hopefully try and come back next year!

"Wonderfully relaxing break"

We enjoyed a fabulous mid-week break at Cuckoos Nest with our 6 month old. The house is in a lovely position overlooking the lake and a very close walk to both the spa and the shop.

The house is very well kept and roomy, although there were only 3 of us on this occasion we could easily see the potential for a return trip with extended family without being under each others feet. The kitchen is very well equipped. Nick and Caroline have really thought of everything in terms of holidaying with an infant, the box of emergency supplies (calpol, nappies etc) was a particularly nice touch and the toy box meant our little one was constantly entertained during a couple of rainy afternoons.

The on site spa is a real luxury and the treatments very reasonably priced. As we visited in early October the estate was fairly empty and at times we had both the indoor and outdoor pools at the spa to ourselves which was a real treat.

We'll definitely be back!

"Lovely house, beautiful setting, good fishing and relaxing spa"

We stayed here with 4 adult children, partners and 2 young grandchildren. The boys all enjoyed fishing from the back of the house, and I can recommend the artspa - we tried a variety of treatments and all lived up to expectations. Both grandchildren enjoyed the swimming pool.

The house was spacious and lived up to expectations, was well equipped including toys and games for both children and adults.

Would definitely recommend this property.

"Lovely house, great location, wonderful spa"

We stayed at Cuckoos Nest with friends and young children. It is a super house, beautifully equipped and a great wood burning stove - great to return to a roaring log fire after a crisp winter's walk around the lakes at Lower Mill. Caroline was really helpful when we were booking and she has thought of everything you could need for a weekend away with young children - including a very useful stairgate between the main living area and kitchen to stop wandering children getting under your feet when preparing a big meal for everyone. The beds are extremely comfy and the whole location is very relaxing. The spa is superb and I loved the hot stone massage, whilst my husband and children made full use of the swimming pool - all within three minutes walk of the house. I loved looking out at the twinkling lights over the lake in the evening. All in all a fabulous holiday and highly recommended.

"Amazing Luxury Break"

An excellent mid week break with the extended family.

Booking was effortless and credit to the owners Caroline and Nick for being extremely organised every step of the way.

As previous visitors have all said the property is outstanding and the house has been very sensitively kitted out with all the baby equipment you could possibly require. Our son loved playing with the toys and watching the Ducks from the balcony and bedroom window.

We are regular visitors to the Lower Mill Estate and love the facilities provided. We were lucky enough on this occasion to spot otters on the lake just before dark. The Art Spa is a real treat although could do with staying open a little later than 5pm in the evening. We also enjoy the tennis courts and children's playgrounds.

We can also recommend for eating out "The Potting Shed" and "The Rectory".

I would without hesitation recommend both the house and the estate to other families considering a break in the Cotswold area.

"Lovely house in a great setting."

Cuckoos Nest is a lovely family home on the Lower Mill estate and it has all the mod cons a family might need ( the washer dryer was especially helpful after using the pool!)
The Lower Mill estate is one of a few holiday home estates in the area and is very environmentally friendly in its design and ethos in general. It is great for people who love nature and the general area is also really good for those who like boating, fishing, etc. While there we visited The Cotswold Wildlife Park which is excellent and we also went to the Cotswold Country Park and Beach which was also good.
Whilst its a lovely place I don't think we would go back, my children (5, 7, 9 and 10) ran out of things they would like to do. None of them are into sailing or fishing etc. and not particually keen on farms (unless there happens to be a big playground there!) Magicland was good on a rainy day as was the short trip into Swindon to goto the Oasis Leisure Center..

"Delightful holiday home in fabulous location"

Cuckoos Nest is a wonderful holiday house situated in the very special Lower Mill Estate. The house is well equipped and has every comfort you could want from a holiday home. The beds are comfortable and the kitchen is spacious and has every modern convenience. The house is very well laid out for relaxed living with plenty of space to accommodate all the guests.

We enjoyed watching the heron dive into the lake at dusk and being amongst so much nature and wild life. The walks around the estate are beautiful and there is plenty to do in the vicinity. Children can play safely at Lower Mill and ride around on bikes giving them a sense of independence and adventure.

The spa is wonderful and was enjoyed everyday - whatever the weather. The treatments are very good and help make it a very relaxing holiday break.

"Great location, great house and beautuiful lake views"

This was our second trip to Cuckoos nest, and this visit was equally enjoyable. The owners were so pleasant and easy to deal with, and the house is extremely well equipped for families with fantastic onsite facilities. We used the swimming pools most days and enjoyed treatments in the spa. What is so lovely is how peaceful it is, and the great views over the lake. Would stay again, and definitely recommend to friends.

"A home away from home but with fantastic views"

Super property overlooking one of the more established lakes. The house is really well equipped. We were a party of 6 so there was plenty of room as the property will sleep 8 comfortably. The kitchen is really well equipped and there are lots of games for all the family if the weather is unkind. The view is great and the environment very peaceful. Lots of places to walk on the estate. We didn't manage to catch a glimpse of the Beavers that have been introduced to the estate, but plenty of other wildlife to see. Highly recommended.
