Falcon House is a luxury, contemporary holiday house on Lower Mill Estate in the Cotswolds Water Park. The house has 4 bedrooms and 4 bathrooms and sleeps 8 adults in comfort. There are two travel cots and two highchairs and futon mattresses for older children, making this house perfect for family get togethers. The house is also equipped with essential baby equipment (2 highchairs, 2 travel cots,changing mat, baby bath seats, steriliser, baby backpack, baby monitors, potty, stair gate, plastic cups etc) Lower Mill Estate is 6 miles from Cirencester and is a great base for exploring all the Cotswolds towns and further afield Bath and Oxford. The Bakers Arms pub is within walking distance and several more good pubs are just a short drive away. Lower Mill Estate has a beautiful Spa with indoor and outdoor pools, sauna, steam room, gym and tennis. The Estate covers 450 acres and includes two SSSI. There are 7 private lakes for boating and fishing (you can even fish on your own doorstep in Clear Lake). There is also a kid's playgound and trampoline In the surrounding Water Park area there is an extensive range of water sports available, golf, fishing and horse riding. Bicycles can be hired locally. Falcon House has been awarded a 5 star rating by Visit Britain and Quality in Tourism.

The Central England / Cotswolds / Cheltenham / Gloucester region
Lower Mill Estate is in the Cotswold Water Park at the Southern edge of the Cotswolds, easily accessible by road it offers a great base for exploring all the Cotswolds towns as well as Bath and Oxford, all within a 40 mile radius. The Cotswolds are steeped in history from the Roman times and there are some beautiful historic houses and estates to explore: such as Chedworth Roman Villa, Dyrham Park, Sudeley Castle. The Thames Path begins at Cirencester and has many lovely walks along its 170 mile journey to the sea.
Cirencester / Lower Mill area
For further information on the Cotswolds Water Park area please visit www.waterpark.org There are over 100 lakes in the area, some are kept as nature reserves but many are used for fishing, kayaking, sailing, waterskiing and windsurfing. Golf, bicycle hire and horse-riding are also just a few minutes drive from the house. The Bakers Arms pub is within walking dsitance and there are a number of other good pubs in the area that are all child-friendly. If the weather is poor there is a large indoor play centre at Magicland in Cirencester and Swindon has bowling and a multi screen cinema as well as a large shopping centre. MacArthur Glen Outlets can also be found near junction 16 of the M4. For animal lovers there is Butts Farm and the Cotswold Wildlife Park
How to get there
Falcon House is 20 minutes from M4 junction 15, less than 2 hours drive from Central London. The nearest British Rali station is at Kemble 3 miles away (Kemble is on the main Paddington to Cheltenham Spa route).

Further details indoors: The house is equipped to be a real 'home from home' with all the comforts you need to help you relax and unwind. The ground floor is open plan and has two lounge areas seating 7 and 8 comfortably. There is a 28" TV, Video, DVD player, Sky TV and PS2 with a selection of films and games, books and board games and a poker set. Wireless broadband is included and we have an IPOD dock, CD and cassette player. All four bedrooms have their own TV and hairdryer, two also have DVD players. Three bedrooms are en suite, the fourth bedroom has it's own separate bathroom. Two bedrooms have King size beds and the other rooms are twins that have zip and link mattresses that can be made up as Superking beds. We use high-quality, white cotton bed-linen throughout and provide luxurious, large white towels. Our guest soaps are hand-made locally. The kitchen is beautifully equipped for anyone that enjoys cooking, plenty of pans and stacks of cutlery and crockery as well as a coffee machine, microwave and a 5-burner hob. There is also a selection of cookery books. We provide an extensive welcome pack, including a selection of teas, coffee, sugar and milk, plus basic cleaning items, dishwasher tablets, toilet rolls, bin liners, foil etc
Further details outdoors: The outside terrace is perfect for dining al fresco and has a gas barbeque. There is also a small balcony outside the master bedroom overlooking Clear Lake. There is a secure bike rack outside that will take 6 bikes (bicycles can be rented locally). In front of the house there is a small grassed area and behind the house is a large area where children can play football. On the Estate there is also a children's playground, trampoline, football pitch and lakes for boating and fishing. The Resident's Spa is stunning and has an indoor pool open all year and an outdoor heated pool open seasonally (and at Christmas and New Year). There is a gym, sauna, steam room and treatment rooms offering a range of Pevonia Botanica treatments.
Further details
Bed linen and towels are provided for 8 people (extra linen is available at extra charge). Cot linen is also available at extra charge. You will need to bring your own swimming pool towels or hire them from the Spa. Rental includes all utilities and use of the Spa and all leisure facilities (treatments are extra). A welcome pack is included (tea, coffee, sugar, milk, biscuits, tea towels, washing up liquid and washing up sponge, bin liners, dishwasher tablets, toilet rolls and hand soap)
