DOWNSTAIRS

The larger bedroom with ensuite has a triple sleeper suitable for 2 adults and one child / or 3 children, a chest of drawers and a large built in double wardrobe. The ensuite features a bath with an overhead shower. The second bedroom features a double bed, bed side tables and a large built in double wardrobe. Both rooms have access via patio doors to a large balcony giving fantastic views and access to the Howells Mere lake. There is also a large family shower room downstairs with a toilet and wash basin and a large understairs storage cupboard.

UPSTAIRS

The large open plan living room/kitchen features all the mod cons for a luxury break. The living room contains 2 sofas set around a traditional log burning stove, and also contains a luxury glass dining table suitable for 5 people. The upstairs central feature is an amazing single aspect wall of glass looking out over the lake, and giving access to a large upstairs balcony for alfresco dining.

The property comes equipped with a Freeview TV, DVD player and a selection of DVD's and board games.

Wifi is available in the property accessible via the Lower Mill Estate provider at an additional pay as you go cost.

Free access to the World Class ARTSPA is a major benefit. There is a fully equiped gym, 3 swimming pools, sauna, steam room and library as well as Pevonia SPA treatments. (SPA treatments are all at an additonal cost and can be booked direct at the SPA).

There is an on-site shop and cafe which sells the basic essentials, local produce and coffee and snacks (Opening hours are subject to seasonal changes)

There is a strict code of conduct that operates at Lower Mill Estate, a copy of which will be sent to you for signing before your break.

The rental cost includes all Bed Linen, Heating and Electricity BUT NOT Towels.

SPA access cards will be provided as part of this booking, but will be charged at £25 per card for any loss or damage.

This property is NOT available for rent during the period of 5th January to 5th February due to holiday home usage restrictions.

The Central England/Cotswolds region

There are many pretty Cotswold villages to explore from the Estate including Bibury, Stow on the Wold, Bourton on the Water and Broadway. Also within easy reach are the large towns of Swindon, Gloucester and Cheltenham, all offering great shopping and entertainment facilities.

Cirencester is the nearest town to the Estate and the essence of a Cotswold market town, with nice restaurants and boutique shops to amble around.

Lower Mill Estate is set in the heart of the Cotwolds Water Park, so there are plenty of water based activities. Across the road from the Estate is the Keynes Country Park with sailing and cycling facilities.

The local pub is the Bakers Arms that serves great food and ale all year round and is within easy walking distance of Lower Mill.

"lovely weeken spent with Family over a sunny July weekend"

We have been to Lower Mill on a few occasions and stayed in various different properties.
This was just as nice as any we have stayed in, lovely house - great location & views over the lake.
Booking was very easy; the owners are great to deal with.
Recommended!

"Relaxing break"

The home was immaculately clean, nicely furnished, with lovely views of the lake. We loved the Spa pools and great walks. We'd come back but maybe another time of year as the balcony didn't catch much sun in June.

"Beautiful House and Spa with shared pool but density of housing means that it's not really back to nature!"

We stayed for three nights at Lambstail and the house and facilities at Lower Mill are of a very high quality and well maintained.

The Spa does a great balance between offering very adult escape while sill being family friendly with regard to the pool area. We swam in both the inside and the very warm outside pool even though the outside air temperature was in single digits! The landscaping and architecture of the spa are of a high standard.

The beautiful floor to ceiling glass walls facing the lake and the log burner were highlights.
Furnishings and kitchen equipment were great.
The downside was that the house was freezing when we arrived and took half a day to warm up, particularly in the downstairs bedrooms. There were no fire making materials provided on arrival which we were disappointed in, though the Lower Mill shop did sell all the necessary equipment.
The kids liked the bunk bed arrangement - double bed on the lower level and single bunk above.
The other disappointment was that the canoe on the lower balcony was not available for guests use.
The only other warning is that although Lower Mill markets itself on being 'back to nature' the density of housing does mean that the houses are all over looking each other and it feels like living in a housing estate with water instead of back gardens.
In summary we had a nice break and the kids loved swimming twice a day and looking out over the water from their beds!

"Very relaxing stay in a lovely house in a great location"

We had a lovely week at the Lower Mill Estate. I would recommend this house to anyone that is looking for a bit of R&R in peaceful surroundings. The house is very well kitted out and Mark and Jennie were very accommodating and helpful. The on-site facilities were excellent.
