Weekends charges:

2 nights, Friday to Sunday (late pm check out on Sunday guaranteed) or Saturday to Sunday at 65% of weekly price

3 nights Friday to Monday at 75% of weekly cost.

Family orientated resort, shared by second home owners and holiday makers.

Suitable for family groups or discrete gatherings only, no stag or hen groups - terms of conduct to be signed.

The rental property is a non-smoking property and pets are NOT allowed

The rental property is fully equipped and furnished with bed and bath linen are included in the price, cost may vary depending on group size.

The tenant is entitled to use the following during the rental period:

1 X allocated parking space, visitor bays /overflow car park, free of charge) free Spa, tennis courts, children's play areas.

The tenant receives 1 set of house keys for the duration of the rental period.

To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an 2 entry cards on receipt of a £25 X 2 refundable deposit.

All guests are entitled to spa access.

The arrival time after 16:00hrs

The departure time on the day of departure before 10:00hrs.

When ever possible ealier check in an later check out may be offered.

At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.

At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.

Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

"A luxurious and superbly equipped property with spectacular views."

I cannot recommend the property highly enough! I had booked the house for a party of 13 to celebrate my mother's 70th birthday and it was an absolute hit with everyone! There was ample room and the house was fully equipped with everything being of a high standard. The booking process was easy and I found the rental company to be most efficient and informative. The house really has the 'wow' factor and the facilities on the estate were superb. There was plenty to keep all ages occupied and in fact we felt we had only 'scratched the surface' during the weekend we were there. We did not want to leave and are keen to revisit both the house and the estate.

"Great family accomodation"

This house has a great open plan top floor (Kitchen, diner, living room and large balcony) which was great for extended famiy. Lots of bedrooms (although only one with en suite bathroom). Very well equipped. No garden but plenty of nearby walks etc.

"Awesome place"

We booked at very short notice and I was very pleased with how organised it was. Kasha, Stephanie and John were great at providing information and ensuring we were able to get there with all the information we needed. A beautiful place with beautiful views. Our 3 young children (ages 9, 7 and 7) absolutely loved it. It felt very safe and children rode their bikes around without us having to worry. Despite it being very child friendly, it is a remarkably quiet place. Spa area superb. Place absolutely spotless. Had more than we could ask for with quality furniture and crockery. Extras like milk, tea, washing powder already provided. Fabulous walks, cycling and loads of water sports if you're interested. Cirencester beautiful town. Only there for 4 days. Could easily have stayed longer and would definitely go back.

"Fantastic getaway for the family"

Very clean and tidy property in a fantastic location on site. Overlooks the lakes with far reaching views. All the rooms and bathrooms were clean and tidy and the beds comfortable. The use of the spa is a great asset and enjoyed a number of swims and treatments.
A trip into Cirencester is worthwhile but I would recommend doing an 'online shop' for groceries if you don't want to waste time doing domestic chores.
Excellent house.

"Stunning property and location - there is something for everyone!"

We stayed at 55 Howells Mere for a 60th birthday weekend. The guests ages ranged from 13 weeks old to 60 and there was something there for everyone to enjoy.

The property itself was stunning - it was modern, comfortable and well kept and the owners had thought of everything that visitors may need to enjoy their holiday. There was even an Xbox and a range of DVDs and games to keep the children entertained on rainy days. It is situated right on the edge of the lake and the open plan lounge, dining room and kitchen is on the top floor so the floors across the lake from the balcony was lovely. The property is arranged over three storeys and there are a lot of stairs so I wouldn't recommend this to anybody who struggles to climb stairs.

The estate itself is also fantastic - it is extremely well maintained and the properties are almost as beautiful to look at as the scenery! The spa is great - we were a little worried about taking the children in to use the pool but it was very family friendly and there were lots of other children using the swimming pools in the spa. There is also a shop/cafe on site but we didn't use that.

All in all we had a fab weekend at this property. It's great for people who want both a luxury break but also family friendly fun.

"Excellent location, great venue"

We stayed in this 6-bed house for 3 nights - three young families with six children between 20 months and 9 years old. The house was fantastic - very spacious, bright, perfectly cleaned, cleverly designed and comfortably furnished, with great panoramic views of the lake from the living room. The kitchen was superb, equipped with everything you can think of which is ideal for self-catering.
The hosts were amazing too - communicative and responsive during the booking process and very helpful during our stay.
There are lots of stuff to do to entertain both kids and adults - the nearby Cotswold waterpark with mini beach and boats to hire, Wildlife zoo (about 30 min drive) and the local spa with heated indoor and outdoor pools. Thoroughly enjoyable family and friends break overall, highly recommended.

"EXCELLENT VENUE FOR FAMILY GET-TOGETHER."

This was arranged as family get-together before the only grand-daughter left for a 3 year contract in Australia. The party included 4 generations whose needs were all more that met. The particualry spacious living/lounge accomodation allowed for comfortable meals where all could sit togather. All in all an excellent weelend - we would return.
