The rental property is a non-smoking property and pets will be considered with prior agreemenet.

The rental property is fully equipped and furnished with bed and bath linen are included in the price.

The tenant is entitled to use the following during the rental period:

1 X allocated parking space, (overflowparking, 3 minutes away, free of charge)) ArtSpa, tennis courts, children’s play areas.

The tenant receives 1 set of house keys for the duration of the rental period.

To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an 2 entry cards on receipt of a £25 X 2 refundable deposit.
All guests are entitled to spa access.

The arrival time on the arrival day is after 16:00hrs
The departure time on the day of departure before 10:00hrs.
When ever possible ealier check in an later check out may be offered.

At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.

At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.

Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.

Conditions

A returnable security deposit of £250 is required.

Insurance recommended.

Rental price and payment methods

The amount is payable by the following payment methods:

Cheque, BACS

The 30% deposit is payable when the booking is made with the remaining balance paid 8 weeks prior to arrival, when booking is made within the 8 week period, full amount will be due immediately.

If the tenant is more than 7 days late in paying, the Advertiser is entitled to terminate the contract immediately without notice and to let the property to someone else.

Cancellation and early termination

If the tenant terminates this contract before the arrival date and doesn’t name a (suitable) replacement that accepts the same terms, they are responsible for paying in full.
Liability and responsibilities of the tenant

The rental property including the furniture and the other contents are to be treated with care.

The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house.

The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by them-selves or their accompanying guests or visitors.

Faults that are found before or during the rental period are to be reported to the Advertiser immediately.

The Cirencester / Lower Mill area

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

“Great stay” We had a very enjoyable weekend staying at the Howes Mere 10 property on the Lower Mill Estate. The house itself was a great size and had fantastic views from it's three balconies onto the lake. It was very clean and modern inside and made a perfect base to explore the Cotswolds.

“Gorgeous house and location” The house is really lovely; plenty of room, spotlessly clean and nicely decorated. The location is superb, and views are amazing from all of the front facing rooms. We loved the on-site pools and spa, even braving the unheated natural pool! There are lots of things to do in the local area, and it's conveniently close to Cirencester for supermarkets etc. I would recommend the house to anyone looking for hotel luxury but with the privacy of your own home.

“A perfect weekend away” I went with a group of friends to Howells Mere 10 for my 30th birthday weekend. Given the occasion, I had very high expectations. They were not disappointed. The house is beautiful, with lovely views over the lake (though every available space around the lake has been built on). The inclusion of the spa was brilliant - the pools there are gorgeous. The house is also perfectly located as a base for lovely Cotswolds walks. We went to the source of the Thames - well worth doing. The only thing I'd note is that, despite sleeping 9, the house is really best suited to 8. The dining table only seats 8 and there's one bedroom that has a double/single bunk bed - not great for three adults, especially if two of them are a couple. Kasha, Stephanie and John were all really easy and friendly to deal with. Highly recommended.

“FABULOUS LODGE IN A SUPERB LOCATION” Celebrated our rubywedding with son and daughter and thier spouses and our sixteen month granddaughter. Loved every minute of it..Loads to do and rthe staff are so obliging. Only criticism is the need for more outside seating and the coffee making facilities and toaster need to be able to cater for more people.

“Fabulous accommodation, great location” Eight of us stayed here including four children, aged from 18 months to 13 years, and everyone had a lovely relaxing time. The actual accommodation was amazing with fantastic views and a short walk away from the superb spa which we visited three times during our stay. The estate is also well located to explore the surrounding area - a must is the Priory Inn in nearby Tetbury. We would be very pleased to return.

“Fantastic location, great house for a group of friends with young children.” Beautiful location right on the lake with gorgeous views from the upstairs living area. The balconies were great and very safe (we had 4 children under 3 with us). The hot tub was an added luxury which the adults thoroughly enjoyed! The spa facilities were fantastic and the swimming pools, childrens play areas and tennis courts were an added bonus. We had a fabulous break and would definitely return.

“Lovely spot, well worth a visit with plenty to do for all the family.” If it hadn't been for the weather (which was awful) this would have been a perfect week. Lovely lakes, great views, lengthy walks and bike rides, terrific spa and all in the safety of a wildlife sanctuary. Some lovely food at local pubs - notably The Wild Duck Inn at Ewen, The Baker's Arms at Somerford Keynes and the Tunnel House Inn at Coates. All thoroughly recommended. I hasten to add this stay was pre school holidays! I can imagine it being a lot less convivial with a thousand children close by! They would love it here too! Tennis courts, 2 heated pools at the Spa, play areas and plenty of space.

“Highly recommend both Howells Mere 10 and the Lower Mill Estate” We had a lovely time at the house, it did not disappoint. The pools at the Artspa were wonderful and properly heated so we swam outside despite it being cold and raining heavily! Kasha organised everything professionally and efficiently. The area is wonderful with some great local pubs (we enjoyed wonderful meals at the Wild Duck Inn and Potting Shed). Looking forward to visiting again in the future......

“Beautiful house and surroundings” Top class accommodation with everything you need. High quality furnishings and very comfortable. The views and setting were stunning. The Spa and swimming pools were fab. Would definitely recommend and we hope to visit again in the future. Booking was easy and the service was first class and nothing was too much trouble

“A lovely holiday” We stayed at 10 Howells Mere, on the Lower Mill Estate, for a week around the Easter weekend. The house is wonderful, really well designed, clean, modern, very comfortable and incredibly quiet. The Estate itself is great, full of charm and character, and very safe. The Spa is great too. The kids really enjoyed the indoor and heated outdoor swimming pools. All in all, we had a great time, and I would highly recommend this property!

“Peace and relaxation” We had a fabulous weekend. The property was a real find - funky and spacious. If you're looking for something a little bit different then the lower mills estate is definitely worth a visit. Our property overlooked one of the lakes and although we were there in March we were very lucky with the weather and were able to bask in the sun and go for some leisurely walks. We have a 7 month old and because it is self catering it all worked really well.

“Absolutely stunning!” I visited with my husband and 4 of our friends and we were all pleased with what we found when we arrived, the cottage was absolutely stunning. It had been snowing when we arrived so a night by the fire was so lovely. We stayed in and cooked on our first night and found a good range of utensils, pots and pans which was great, the second night we went for a meal at the wild duck which is around a 10-15minute taxi ride and is a lovely little pub/restaurant. To go out for lunch on the sunday close by was a bit difficult as local pubs were booked up, but a 20 minute taxi ride took us into Cirencester where finding somewhere was no problem at all. Lower Mill estate is lovely, the local people were friendly and the spa is definitely worth a visit. We couldn't have asked for a more wonderfully comfortable accomadation - booking through cotswolds spa holidays couldn't have been easier and we will be visiting again soon.

“Fabulous house in a great setting” Booked a 2 night stay to celebrate a friends birthday. Wanted something special and this certainly was - a modern luxury house on the lake. Everything you could possible need was in the house and with the on site spa this was a perfect girls weekend away. The Lower Mill Estate is ideally situated to explore the Cotwsolds or you can just relax and enjoy the views from your balcony. Will definitely be back with the family as ideal for children with a tennis court, playground and plenty green areas to play.

“Excellent half term break” We decided to go for 1/2 term with friends, 5 adults and 4 children ( 4yrs-13yrs) . When we arrived at the house we were all amazed at just how beautiful the house actually was, it was clean , spacious and the decor was fantastic. All the bedrooms were lovely and the beds really comfortable. We stayed in and cooked every night because we loved the cosy fire and a glass of wine over looking the lake. We paid extra for the hot tub but unfortunately only used it once as we didn't realise you cannot go in after 8pm and by the time the children were in bed it was too late. The night we did go in thought it was lovely and as you can imagine the view over the lake was to die for ! We will definitely be returning and I hope to stay in the summer next time as I can imagine the balconies to be a beautiful sun trap. The spa and pool were also lovely and we did use it daily. The complex was quiet and everyone was friendly, we also didn't have to travel far to local attractions , we all had a fantastic holiday and really didn't want to come home.
