The rental property is a non-smoking property and pets will be considered with prior agreemenet.
The rental property is fully equipped and furnished with bed and bath linen are included in the price.
The tenant is entitled to use the following during the rental period:
1 X allocated parking space, (overflowparking, 3 minutes away, free of charge)) ArtSpa, tennis courts, children’s play areas.
The tenant receives 1 set of house keys for the duration of the rental period.
To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an 2 entry cards on receipt of a £25 X 2 refundable deposit.
All guests are entitled to spa access.
The arrival time on the arrival day is after 16:00hrs
The departure time on the day of departure before 10:00hrs.
When ever possible ealier check in an later check out may be offered.
At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.
At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.
Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.
Conditions
A returnable security deposit of £250 is required.

Rental price and payment methods
The amount is payable by the following payment methods:
Cheque, BACS
The 30% deposit is payable when the booking is made with the remaining balance paid 8 weeks prior to arrival, when booking is made within the 8 week period, full amount will be due immediately.
If the tenant is more than 7 days late in paying, the Advertiser is entitled to terminate the contract immediately without notice and to let the property to someone else.
Cancellation and early termination
If the tenant terminates this contract before the arrival date and doesn’t name a (suitable) replacement that accepts the same terms, they are responsible for paying in full.
Liability and responsibilities of the tenant
The rental property including the furniture and the other contents are to be treated with care.
The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house.
The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by them-selves or their accompanying guests or visitors.
Faults that are found before or during the rental period are to be reported to the Advertiser immediately.

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.
The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.
The are several golf courses locally.
An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

We had a very enjoyable weekend staying at the Howes Mere 10 property on the Lower Mill Estate. The house itself was a great size and had fantastic views from it's three balconies onto the lake. It was very clean and modern inside and made a perfect base to explore the Cotswolds. |

The house is really lovely; plenty of room, spotlessly clean and nicely decorated. The location is superb, and views are amazing from all of the front facing rooms. We loved the on-site pools and spa, even braving the unheated natural pool! There are lots of things to do in the local area, and it's conveniently close to Cirencester for supermarkets etc. I would recommend the house to anyone looking for hotel luxury but with the privacy of your own home. |

I went with a group of friends to Howells Mere 10 for my 30th birthday weekend. Given the occasion, I had very high expectations. They were not disappointed. The house is beautiful, with lovely views over the lake (though every available space around the lake has been built on). The inclusion of the spa was brilliant - the pools there are gorgeous. The house is also perfectly located as a base for lovely Cotswolds walks. We went to the source of the Thames - well worth doing. The only thing I'd note is that, despite sleeping 9, the house is really best suited to 8. The dining table only seats 8 and there's one bedroom that has a double/single bunk bed - not great for three adults, especially if two of them are a couple. Kasha, Stephanie and John were all really easy and friendly to deal with. Highly recommended. |
