Howells Mere 46 and 47 are each 3 storey, 4 bedroom, 4 bathroom, 5 WC glass-fronted terraced property which sleep up 12 adults and 4 kids in both house, with all day sun on the shared, equally divided decking with an option for alfresco dining and a large shared grassed area.

Family orientated resort, shared by second home owners and holiday makers. Suitable for family groups or discrete gatherings only, no stag or hen groups - terms of conduct to be signed. £250 security deposit is required for each property.

The rental properties are non-smoking property and some pets will be considered with prior agreement.

The rental properties are fully equipped and furnished with bed and bath linen are included in the price.

The tenant is entitled to use the following during the rental period:

2 X allocated parking space, (overflow parking, minutes away, free of charge)) ArtSpa for all guests, tennis courts, children's play areas etc.

The tenant receives 1 set of house keys for each property for the duration of the rental period.

The arrival time on the arrival day is after 16:00hrs

The departure time on the day of departure before 10:00hrs.

Whenever possible earlier check in and later check out will be offered and Sundays are guaranteed as late pm check outs

At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.

At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.

Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.

Cirencester

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

Horse riding and bicycle hire is also available locally.

Regular polo matches are played in & around Cirencester.

Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.

The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

Other popular Cotswold towns are within a 40 mile radius (Tewkesbury, Broadway, Stow-on-the-Wold, Bourton-on-the-Water, Swindon, Bath, Oxford and Stratford upon Avon)

"A taste of luxury in the Cotswolds!"

We were a party of 16 that were celebrating my Mums 60th birthday. We hired 2 houses on the development which were right next to each other. From my initial enquiry to our actual stay the staff at Cotswold Spa holidays could not have been more helpful or accommodating! The houses had everything we needed and were a real home from home. The gorgeous decked area overlooking the lake made eating "al fresco" a delight. The spa and pool were second to none and none of us could find fault with any of the facilities on site. It was a truly magical place to celebrate such a special birthday. Our party ranged in age from just 2 to 72 and despite the variety in ages all of us were really impressed and had lots to keep us occupied. We had perfect weather for our 3 day stay and it was just like being abroad as we spent 2 days lounging round the outdoor pool having fun! A perfect spot for a short or long stay! You won't be disappointed that is for sure!

"A place that has everything"

I recently stayed here for my 40th birthday with 11 other adults and 7 children. The houses were so well equipped, beautiful with fantastic views of the lake. We made use of the spa pool and little playground on site which was just right for the adults and children. This is such a great base for visiting so many local attractions in the cotswolds that we are coming back next year.

"Perfect for a group of friends with young children - a very relaxing stay. We will come back"

We stayed in Howells Mere 46/47 as a group of friends with a number of small children. The houses fitted our needs entirely. They are furnished to a high standard and come supplied with everything you need for catering. They were spotlessly clean. We bought an extra travel cot (one high chair and one travel cot were supplied per house). We were delighted to learn that baby monitors work through the walls, enabling us to put the children to bed and spend some time relaxing together in one of the houses.

During the day-time the weather enabled us to spend some time relaxing on the decking whilst the children played on the grass area next to the lake. The facilities at Lower Mill are superb, especially if you have small children. The children's play area and trampoline were a big hit and the spa facilities are excellent. All the children enjoyed the indoor and the outdoor pools, and although the changing room was a little crowded at times, the pool area never felt crowded.

The arrival process worked remarkably well and John was extremely helpful. Previously I had spoken to Kasha on a number of occasions and I felt she went out of her way to make sure we had a property which met our needs. Stephanie was also extremely helpful and efficient. Both Kasha and Stephanie were always extremely prompt at replying to emails and I felt that the standard of customer service was excellent.

We all thoroughly enjoyed ourselves and will definitely return. My only (very small) piece of criticism is two-fold. Firstly, whilst it was great that there were a number of baths in each property (always handy when you have children) it would have been even more advantageous if there were a couple of extra showers. It wasn't a problem for the adults to share the one shower in the house, but it would be have been easier if there had been one more! Also, I think if there was a restaurant/brasserie on site at Lower Mill it would probably be really successful!

"Amazing stay with a great group of friends"

We just returned from an amazing stay at Howells Mere and would highly recommend it.

The trip was organised to welcome home some friends returning from New York after a decade across the pond as as we were a large group we hired both 46 and 47 Howells Mere. In total there were 18 in our group, 11 adults and 7 children of varying age. We were initially looking for a large farmhouse but then came across this place which looked ideal.

The booking was easy and the owners gave us easy to follow directions to the property which you will need as the Lower Mill Estate is a maze!

As a large group we wanted to keep everyone together so the owners kindly allowed us to move some furniture around and swap the table and chairs from one house with the sofas from the other to effectively create one living home and one eating home which worked perfectly.

The rooms are great, some smaller than others, some lovely views and even during an awful weekend of British weather with nearby flooding and gale force winds we managed to keep everyone entertained, the onsite ArtSpa proving to be a godsend!

We are already thinking of returning next year for another big get together!

"Beautiful location, great pools, pristine accomodation"

A group of 4 familys stayed here and we had a great time! The accomodation was v well presented and had everything you need for a comfortable stay. The children really loved the pools and play areas and the grown ups could relax as the kids were happy! Thankyou! We will return!

"A perfect venue for getting together with friends and family"

We had two houses next-door to one another for 4 families. The houses have a shared deck overlooking a lake where we sat out in the sun and ate all our meals together.
The spa was perfect for taking the children to swim and there was a small play area on the complex for the children to play.
The complex felt very safe and we let our older child (9) cycle alone to the play area. The children had a wonderful time playing around the lake and the adults enjoyed chilling out in the sunshine.
The houses were comfortable, clean and met our needs perfectly.

An excellent venue to arrange a weekend catch up with a group of friends and children.
