Family orientated resort, shared by second home owners and holiday makers. Suitable for family groups or discrete gatherings only, no stag or hen groups - terms of conduct to be signed. £250 security deposit is required fpr each property.
The rental properties are non-smoking property and some pets will be considered with prior agreement.
The rental properties are fully equipped and furnished with bed and bath linen are included in the price.
The tenant is entitled to use the following during the rental period:
2 X allocated parking space, (overflow parking, minutes away, free of charge)) ArtSpa for all guests, tennis courts, children’s play areas etc.
The tenant receives 1 set of house keys for each property for the duration of the rental period.
To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an entry card on receipt of a £25 refundable deposit.
However the tenant is advised to leave the card behind the desk as there is a £25 charge to replace a lost card.
The arrival time on the arrival day is after 16:00hrs
The departure time on the day of departure before 10:00hrs.
Whenever possible earlier check in and later check out will be offered.
At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.
At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.
Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.
Conditions
30% non refundable deposit, cleared funds within 7 days, final payment 8 weeks prior to arrival.
A returnable £250 deposit. Security deposit is required for each property.
Insurance recommended.
Rental price and payment methods
The amount is payable by the following payment methods:
Cheque or Bank transfer.
If the tenant is more than 7 days late in paying, the Advertiser is entitled to terminate the contract immediately without notice and to let the property to someone else.
If the tenant terminates their stay before the departure date for any reason, they are still obliged to pay the full rental price.
Liability and responsibilities of the tenant
The rental property including the furniture and the other contents are to be treated with care.
The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house.
The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by them-selves or their accompanying guests or visitors.
Faults that are found before or during the rental period are to be reported to the Advertiser immediately.

The Cirencester / Lower Mill area
We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.
The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.
The are several golf courses locally.
An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.
Horse riding and bicycle hire is also available locally.
Regular polo matches are played in & around Cirencester.
Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.
The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

We just returned from an amazing stay at Howells Mere and would highly recommend it. The trip was organised to welcome home some friends returning from New York after a decade across the pond as as we were a large group we hired both 46 and 47 Howells Mere. In total there were 18 in our group, 11 adults and 7 children of varying age. We were initially looking for a large farmhouse but then came across this place which looked ideal. The booking was easy and the owners gave us easy to follow directions to the property which you will need as the Lower Mill Estate is a maze! As a large group we wanted to keep everyone together so the owners kindly allowed us to move some furniture around and swap the table and chairs from one house with the sofas from the other to effectively create one living home and one eating home which worked perfectly. The rooms are great, some smaller than others, some lovely views and even during an awful weekend of British weather with nearby flooding and gale force winds we managed to keep everyone entertained, the onsite ArtSpa proving to be a godsend! We are already thinking of returning next year for another big get together! |

A group of 4 familys stayed here and we had a great time! The accomodation was v well presented and had everything you need for a comfortable stay. The children really loved the pools and play areas and the grown ups could relax as the kids were happy! Thankyou! We will return! |

We had two houses next-door to one another for 4 families. The houses have a shared deck overlooking a lake where we sat out in the sun and ate all our meals together. The spa was perfect for taking the children to swim and there was a small play area on the complex for the children to play. The complex felt very safe and we let our older child (9) cycle alone to the play area. The children had a wonderful time playing around the lake and the adults enjoyed chilling out in the sunshine. The houses were comfortable, clean and met our needs perfectly. |

We are closed for the period 5 January - 6 February and the houses cannot be rented during this period.
