Family orientated resort, shared by second home owners and holiday makers.
Suitable for family groups or discrete gatherings only, no stag or hen groups - terms of conduct to be signed.
£250 security deposit is required.
The rental property is a non-smoking property and some pets may be considered with prior agreement.
The rental property is fully equipped and furnished with bed and bath linen are included in the price.
The tenant is entitled to use the following during the rental period:
1 X allocated parking space, (overflow parking, minutes away, free of charge)) ArtSpa for all guests, tennis courts, children’s play areas etc.
The tenant receives 1 set of house keys for the duration of the rental period.
To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an entry card on receipt of a £25 refundable deposit.
However the tenant is advised to leave the card behind the desk as there is a £25 charge to replace a lost card.
The arrival time on the arrival day is after 16:00hrs
The departure time on the day of departure before 10:00hrs.
Whenever possible earlier check in and later check out will be offered.
At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.
At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.
Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.
Conditions
A returnable security deposit is required.
£250 deposit.
Insurance recommended.
Rental price and payment methods
The amount is payable by the following payment methods:
Cheque or Bank transfer.
The 30% deposit is payable when the booking is made with the remaining balance paid 8 weeks prior to arrival, when booking is made within the 8 week period, full amount will be due immediately.
If the tenant is more than 7 days late in paying, the Advertiser is entitled to terminate the contract immediately without notice and to let the property to someone else.
If the tenant terminates their stay before the departure date for any reason, they are still obliged to pay the full rental price.
Liability and responsibilities of the tenant
The rental property including the furniture and the other contents are to be treated with care.
The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house.
The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by them-selves or their accompanying guests or visitors.
Faults that are found before or during the rental period are to be reported to the Advertiser immediately.

The Cirencester / Lower Mill area
We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.
The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.
The are several golf courses locally.
An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.
Horse riding and bicycle hire is also available locally.
Regular polo matches are played in & around Cirencester.
Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.
The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

We travelled as a group of three adults and three children, aged 6,6 and 8 years old. Everything was just to our liking. Even the typically inclement British summer weather could not dent the accommodation, amenities and general sense of feeling in a special place. Kasha and John were conscientious and attentive, helpful and courteous. The children felt at ease immediately, enabling the adults to relax from the outset. We thoroughly enjoyed the natural environment surrounding us, and marvelled at the human made Artsspa facilities. Overall, and put simply.......................... this is a place we shall wish to revisit. |

We are closed for the period 5 January - 6 February and the houses cannot be rented during this period.
