Family orientated resort, shared by second home owners and holiday makers.
Suitable for family groups or discrete gatherings only, no stag or hen groups - terms of conduct to be signed.
£250 security deposit is required.

The rental property is a non-smoking property and some pets may be considered with prior agreement.

The rental property is fully equipped and furnished with bed and bath linen are included in the price.

The tenant is entitled to use the following during the rental period:

1 X allocated parking space, (overflow parking, minutes away, free of charge)) ArtSpa for all guests, tennis courts, children’s play areas etc.

The tenant receives 1 set of house keys for the duration of the rental period.

To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an entry card on receipt of a £25 refundable deposit.

However the tenant is advised to leave the card behind the desk as there is a £25 charge to replace a lost card.

The arrival time on the arrival day is after 16:00hrs

The departure time on the day of departure before 10:00hrs.

Whenever possible earlier check in and later check out will be offered.
At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.

At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.

Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.

Conditions

A returnable security deposit is required.

£250 deposit.

Insurance recommended.

Rental price and payment methods

The amount is payable by the following payment methods:

Cheque or Bank transfer.

The 30% deposit is payable when the booking is made with the remaining balance paid 8 weeks prior to arrival, when booking is made within the 8 week period, full amount will be due immediately.

If the tenant is more than 7 days late in paying, the Advertiser is entitled to terminate the contract immediately without notice and to let the property to someone else.

If the tenant terminates their stay before the departure date for any reason, they are still obliged to pay the full rental price.

Liability and responsibilities of the tenant

The rental property including the furniture and the other contents are to be treated with care.

The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house.

The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by them-selves or their accompanying guests or visitors.

Faults that are found before or during the rental period are to be reported to the Advertiser immediately.

The Cirencester / Lower Mill area

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

“Excellent - just what we wanted and needed!” We travelled as a group of three adults and three children, aged 6,6 and 8 years old. Everything was just to our liking. Even the typically inclement British summer weather could not dent the accommodation, amenities and general sense of feeling in a special place. Kasha and John were conscientious and attentive, helpful and courteous. The children felt at ease immediately, enabling the adults to relax from the outset. We thoroughly enjoyed the natural environment surrounding us, and marvelled at the human made Artsspa facilities. Overall, and put simply.......................... this is a place we shall wish to revisit.

“Fantastic holiday in beautiful settings” We, an extended family with 2 toddlers, had a fantastic stay at Howells Mere. The house is very tastefully decorated and suitable for short stays. The kitchen is fully kitted with everything you would require and the downstairs open-plan living area is adequate for 8 people + kids. The estate is set in wonderful settings and the greatest asset to the Lower Mill estate is the ArtSpa. The indoor swimming pool is amazing for kids and there is plenty to keep adults occupied. The tennis courts are also free and bookable for one session a day. There is nearby (walking distance) bicycle rental which is quite handy and reasonable. The only down-side is that some of the rooms at 47HM, even though adequately furnished, are quite small and there is hardly any space to move around. That said, we understand these are the lower end of the luxury scale and one can only imagine how wonderful the larger cottages/houses will be. The booking process was extremely efficient thanks to Kasha and Stephanie. John was there upon our arrival to make us feel welcome. All in all, our long weekend was so wonderful, we have decided to re-visit Lower Mill in a few months time.

“Great weekend stay” We stayed at 47 Howells Mere for a long weekend in September. We were an extended family 6 adults and 2 children. We found the size of the house to be adequate for our purposes, although it appeared smaller than the pictures led me to believe when I booked. Given we were only there for 3 days and the weather was glorious, there were no problems with this. We were able to spread out and use the outside space which was nice and everything went smoothly. The veranda at the back of the house is shared with the other properties in the terrace with no privacy division but that was fine. The house itself was very clean and well stocked with kitchen utensils, bowls, glasses, dishwasher tabs etc so there was no need to bring very much extra with us other than food. The agents were very accommodating in terms of arrival and departure times which was much appreciated, helpful and quick to get back to me with any queries. The spa was a 5-7 minute walk from the property and was lovely. I would recommend booking treatments in advance. There are lots of things to do in the area, so location wise the property is great. Overall we had a great stay.

“Beautiful house in well maintained resort” We were really impressed with the house - very well presented, extremely clean and all home comforts. The estate is beautifully maintained with lots of space for children to play. The only negative I could say is it's quite a drive to nearest town if you wanted to eat out but a great place for a quiet getaway!

“Perfect location for a short break” A nice modern house, great for a short stay. The house has 4 bathrooms with 3 ensuite rooms. Perfect for a group of friends. It is in a nice little complex with a swimming pool, spa, tennis court and childrens play area. The house only has one dedicated parking spot and finding extra parking was a little tricky.

“Relaxing, comfortable, home from home in fantastic location.” Brilliant for young children .... taking bikes is a must. Flat and quiet - great for scooting and cycling. Pool at the spa is fab - we went in every day. Accomodation was perfect. Clean, all mod cons. We cooked every night as it was so easy. Location pefect to access cotsworlds and wiltshire. Thoroughly enjoyable 4 days, will definately book again.

“Great house and lovely spa” We had a great stay at Howells Mere, the house was lovely and as we were lucky with the weather we got to try the outside pool as well as the indoor one even though it was October! Would definitly recommend for a stay with friends including small children.

“Well equipped house, lovely surroundings, relaxing spa!” The house we stayed in no 47 was very well equipped for a self catering holiday. We travelled with 2 young children and stair gates, high chairs and cots are all provided making this much easier. The estate is nice a peaceful ( we went out of season ) so the spa and gym was nice a quiet. There is lots to see and do in the surrounding areas, but if you just want a change of scenery then the is nice enough accommodation to just stay in and relax.

“Spotless & well appointed accommodation - good for family getaway” We stayed at 47 & 48 Howells Mere with a large party including several babies/ /toddlers. The accommodation was spotless & well appointed. The master bedroom in each house in particular is spacious (there was plenty of room for a cot and z bed in each) & while the twin rooms are small, they were adequate for our party. Baby monitors worked between the two houses with no problems. While we were staying in two separate houses, we wanted to be able to eat together and feel that we were holidaying together and with the large deck area at the front of the property, we were able to do that. It's a shame there isn't some shade / shelter at the front, but we were fortunate to have good weather. Plentiful tea, coffee, sugar, UHT milk etc. were provided, which was handy. Kasha and John made booking very easy and were very helpful answering our questions and ensuring that the houses were set up as required, with the right number of highchairs etc. and making sure that access to the spa was easy for us. There was still some building work in evidence at the site (which is mentioned on the website), but it didn't affect our stay. It was lovely having the spa & swimming pool so close & they were very welcoming of babies and children. All in all we thoroughly enjoyed our stay and would be happy to go back. It's not the place for a rowdy reunion, but it is a nice place for a quieter, more family oriented stay.

“Perfect weekend away” The house is in a lovely gated estate only for 2nd home owners, so it has a really nice feel about it with everyone enjoying their stay. The lakes are so picturesque and all the houses on the estate are very impressive. 47 Howells Mere itself looks out over a smaller quiet lake and it is lovely to sit on the terrace and have a barbeque (the house come with a large gas bbq). The open plan lounge/diner/kitchen was big enough for our needs (7 of us) and really clean and modern. Each of the four bedrooms had it's own bathroom (one was not en-suite, but got the family bathroom to itself). 3 of them are fairly small but there is so much to do in the area that it's not the type of place you spend a long time in the bedrooms, so that wasn't a problem. The keys are in a security box outside the house, so there is no problems having to arrange a time to meet someone - you can just turn up when you want, and we kept our keys in there throughout our stay to prevent us losing them. The spa is brilliant and there is free use of the swimming pool - the outdoor pool is heated and although it was a tad cold outside it was so nice swimming in it. Cirencester is really close and a taxi in for an evening meal cost us about £15. We also walked about 10 minutes into Somerford Keynes to a bike hire place and hired bikes for £12 each for 4 hours, they gave us a cycle map and we had a really enjoyable day out. The booking process was a bit long winded needing to fill in and send off a contract, but I would recommend persevering with it, because the house is a brilliant find and is well worth a stamp and envelope and the money we paid for it. Kasha is very helpful and emailed me all I needed to know a week before my stay, with really comprehensive directions. Thanks very much for a brilliant weekend away!

“Perfect UK break” We have recently visited Howells Mere and had a brilliant four nights away. We are a family of four adults, three small children and a dog. The house was perfect for everyone to have their own space and enough room for us to dine together and relax of an evening. The outside space was great and the BBQ was brilliant to make the most of our evenings outside. The spa was beautiful and we made the most of both the indoor and outdoor pools, as the outdoor pool was heated we were pleased to be able to play outside even though the weather was typical British summer weather. We were originally going to book somewhere like Centrparcs for our break but we are so pleased we chose the Cotswolds as we had the perfect base to visit the beautiful towns and villages as well as having the far superior facilities available for far less than would have paid for Centreparcs. Oh and not forgetting the excellent customer service from Kasha and her husband while booking and arriving at the estate. We stay in lots of rental properties and I have not come across a more friendly, professional and accommodating service before, thanks again!

“Great house, great location and a great holiday” There were 7 of us on the holiday (5 adults and 2 children) and we thoroughly enjoyed ourselves. Whilst the downstairs is compact it is compensated by the outside decking and the open view over the lake, the bedroom accommodation is very roomy and has excellent views shower and bathroom facilities. The nature reserves provide great walks and picnic facilities and the Spa is an added luxury. It is a great location in every way. The handling of the bookings with Spa Holidays was friendly, helpful and full of information and when we had one small maintenance problem it was dealt with very quickly. We would highly recommend the holiday

“Wonderful Accomodation, wonderful Location” The location of 47 Howells Mere on the Lower Mill Estate was superb. For my wife and I, the spa, walks around the lakes, tennis, and childrens play area helped to entertain our two young boys. Despite one and a half days rain, it also meant that the weather didn't just keep us inside or go out looking for expensive things to do out of the rain. The facilities on the estate meant we were able to enjoy our time whatever the weather. We would definitely return to Lower Mill Estate, and consider 47 Howells Mere again as the house to stay in. Space was perfect, and everything we needed was available, and contributed to a relaxing week for us all!
