Pennyroyal is our stunning detached holiday cottage located on Howells Mere in the prestigious Lower Mill Estate in the heart of the Cotswolds. It is ideal for a family / small group of friends looking to enjoy the many activities within the Estate and visiting the area's popular attractions. The area is one of the UK's largest Wildlife Reserves still in private hands and offers an abundance of wildlife to enjoy.
Inside the cottage offers spacious and modern accommodation for four, (with the added benefit of a sofa bed in the living room for an additional two people if required). The open plan living space with its cool wooden flooring has a fresh feel, with patio doors leading to an elevated west-facing enclosed balcony overlooking beautiful Howells Mere. Pennyroyal sits within a private and gated community, which has access to a world-class Artspa featuring an indoor and two outdoor heated pools (year-round), luxury Pevonia treatments (additional cost), library, a tennis court, children's play area, and miles of cycle and walking trails for people of all ages to enjoy, along with the excellent Bakers Arms village pub within a mile. A two bedroom property providing accommodation for four. There is a sofabed in the living room that can sleep a further two guests.
The ensuite master bedroom has a double bed, bedside tables, a chest of drawers and a large built in double wardrobe. The ensuite features a Villeroy and Boch jacuzzi bath. The second bedroom features a two small linked single beds made up as a king size bed (which can be separated into single beds if requested), bedside tables and a large built in double wardrobe. Both bedrooms overlook the lake and have patio doors leading out on to an outside balcony. There is also a shower room with toilet and washbasin.
The large open plan living room / kitchen features all the mod cons for a relaxing holiday, and a large west-facing balcony perfect for al fresco dining / entertaining, or just enjoying the beautiful views over Howells Mere. Unlike most properties at LME, we offer complimentary BT Broadband WIFI to our guests. There is also a Sony iPod docking station, freeview TV and DVD player, as well as a selection of board games for all your creature comforts! There is a sofabed in the living room and although there are curtains in the living room, as the room is glass fronted, it gets light quite early in the morning when the sun rises.

Free access to the world-class Artspa is a major benefit. There is a fully-equipped gym, three swimming pools, sauna, steam room, library as well as luxury Pevonia treatments available (additional cost). There is an on-site shop which sells the basic essentials, local produce and fresh take away coffee / snacks. Kayaks can be hired and used on Howells Mere and Somerford Lagoon.
Costs include everything (ie. heating, electricity and bed linen / towels). There are no additional charges from the rate card.
Payment is preferably taken via Paypal, credit or debit cards. We do also accept cheques or bank transfers. After submitting an enquiry, a quote will be sent out to you within 24hrs giving you the option of booking online. The dates will be reserved for you for up to 2 days until you book, after which time the dates will be released.
A £100 bond is requested against all bookings when the full balance is due, and returned within 5 working days of the end of the hire period.
A 2 or 3 night break costs 75% of the weekly rate.
A 4 night break costs 85% of the weekly rate
5 nights and over are charged at the full weekly rate.
CHECK IN is 4pm. CHECK OUT is 10am on the day of departure.
There may be flexibility in these times, especially for check in so please ask. However, you are welcome to use the estate facilities either on the day of arrival or on your day of departure all day.
The Central England / Cotswolds / Gloucestershire region
In easy reach of many Cotswold villages such as Bourton on the Water and Bibury, and Roman towns like Cirencester and Bath, Pennyroyal makes a great holiday destination because of the extensive activities nearby.
Cirencester is the nearest town just 7miles away which has a wealth of coffee shops and cafes, as well as some high street chains.
If you're searching for something more, Pennyroyal is only 45 minutes from Bristol and Cheltenham, which both have cool bars and clubs, through to high street chains and independent boutique shops.
The Cirencester / Lower Mill area
The Cotswold Water Park is Britain's largest private nature reserve extending to over 40 square miles and includes 133 lakes, 5 nature reserves, Country Parks with picnic and BBQ sites, a Blue Flag bathing beach, a network of footpaths, cycle ways and bridleways, as well as leisure and sporting activities such as waterskiing and boating.
You may want to enjoy the beautiful lakes, fish, and bird watch from one of the hides. The Estate is also home to a set of Beavers!
Go-By-Cycle situated next door to the Estate offers bike hire / repairs, there is a (man-made) beach at the Cotswold Country Park, and water skiing and boating at the Cotswold Water Park.
The Butts Farm 2 miles away offers local fresh produce as well as a petting farm (perfect for kids), and there is a large 24hr Tesco and Waitrose just 5miles away in Cirencester (both deliver online too!).
The local pub (Bakers Arms) offers food all day and a selection of local beers. It is a mile away, so a brisk 15minute walk, or a leisurely 20minute stroll after a couple of pints of the local brew!

The Lower Mill Estate is a fantastic base to explore the Cotswolds, as well as Central and Southwest England. It is under 2hrs drive from London, or an 80 minute train journey from Paddington. The car didn't move for the 3 days we stayed at Pennyroyal. House is excellent, had everything we needed and couldn't have asked for a better location. The kids shared a room and managed not to argue the whole time we were there. They loved seeing the swans coming up to the terrace by their room and feeding them. The log burner is fabulous and we used every night, after turning the heating down. We spent the days walking around the lakes and swimming in the pools at the spa. We wanted a relaxing holiday and we got it 100%. Easy to book, excellent communication with the owners, clean, tidy house with all amenities, lovely area to visit, and the spa is an added bonus and well worth going to.

We had a lovely , relaxing and restful stay at Pennyroyal. The house was just perfect for us and the kids enjoyed their stay as much as us.
The outdoor swimming pool at the Spa was great and despite the rain, we made the most of the swimming in a heated pool! Great facilities nearby made our stay excellent.
We came back home to London totally relaxed - what more could we say- perfect!

Stays of 2-3 nights are charged at 75% of the weekly rate, stays of 4 nights are 85% and stays of 5 nights or more are charged at the full weekly rate.
A 25% deposit is required to book your dates with the balance being paid 8 weeks prior.
Payment is preferably taken via bank transfer, cheque or via Paypal (you do NOT need a paypal account and can use any debit/credit card). No booking is secure until funds have cleared.
These prices include FREE use of all the facilities, like swimming pool and tennis court, kids play park etc.
