Introduction
Wheelwrights is a six-bedroom grade II listed Cotswold stone property, with an abundance of character features. The house is located in the unspoilt village of Aldsworth in the heart of the Cotswolds; nestled between Bibury and Burford, it's the ideal base for a exploring this region of outstanding natural beauty. The village boasts a traditional Cotswolds pub, a beautiful church with a rare 14th Century tower and a contemporary village hall.

The house dates back to the late 18th century, with traditional character features including two large fireplaces, both fitted with wood-burning stoves, two foot thick Cotswold stone walls and exposed oak beams. The large sitting room boasts an impressive library, with floor to ceiling bookcases filled with an extensive reading collection. The walls are adorned with many traditional and contemporary works of art in oil. The traditional Cotswolds stone house is complemented by modern facilities such as the bespoke cherry wood fitted kitchen, with pull out fridge drawers, larder cupboards and a large range cooker.

The house sleeps a maximum of 12 people, in six bedrooms, one of which is on the ground floor, which makes this property suitable for guests with restricted mobility. However, there is gravel at the front of the property, which may cause difficulties for wheelchair users. There are four bathrooms and a downstairs cloakroom. The spacious gardens to the front and rear of the property are well-equipped for children with a wendy-house, raised playhouse and a covered sandpit. There is parking for up to five cars on the private driveway. Wheelwrights is the ideal location for large family gatherings or groups of friends looking for a classic country retreat.

Details
Wheelwrights is accessed at the end of a private driveway, with parking for up to three cars at the front of the house and two further vehicles at the rear of the property. A gateway through a dry stone wall leads to the welcoming front door, which leads into the hallway, with stone floor and antique gas lamps, repurposed with electrical fittings. The following rooms are accessed from the entrance hall:

Sitting Room: The double aspect windows and relatively high ceilings ensure that this grand sitting room can be enjoyed day or night. The library wall and wood-burning stove give the room a cosy feel, perfect for relaxing in the evenings. There is seating for up to 9 adults and the room is equipped with a flatscreen TV and DVD player.

Snug: This cosy living room has a wood-burning stove, two sofas, seating four to six adults and a flatscreen TV with DVD player. There is also a chest containing a variety of children's games and toys.

Kitchen/dining/living room: This large open plan room forms the heart of the house, with a table seating twelve, a breakfast bar for four adults and also a sofa for two or three adults. There is underfloor heating beneath the solid oak flooring, ensuring that the room stays delightfully warm throughout the winter months. The double height ceiling in the kitchen area, teamed with dual aspect windows, the Velux roof lights and the bifold doors give this room and exceptionally light and airy feel. The kitchen has a large electric Britannia range cooker and hood with a double oven. The painted cherry wood kitchen was made to measure by a local furniture maker in 2013. The solid worktops are a composite quartz crystal, bouncing the light around the room. The fridge is a double pull-out drawer unit and there is also a double Belfast sink, Bosch Dishwasher, a microwave, toaster, and kettle. There are bifold doors leading out onto a large paved courtyard. A small staircase leads to a door directly into the garage. From the dining area, there is a further door leading to Bedroom 1.

Bedroom 1: This large downstairs bedroom is accessed from the dining area and has a king-sized bed, and an en-suite shower room with toilet, basin and shower. There is also a single bed in a slightly separate area of the room.

Garage: entered via a door from the kitchen, the spacious garage has a washing machine and fridge-freezer.

Downstairs cloakroom: Contains a toilet and hand basin.

Stairs lead up from the hallway to the first floor landing, off which are the following rooms:
Bedroom 2: The master bedroom, with a king size bed and an en-suite bathroom, with a bath, toilet and wash basin.
Bedroom 3: Contains a double bed.
Bedroom 4: Contains a single bed.
Family bathroom: Contains a bath with overhead shower, toilet and wash basin.

Further stairs lead up from the first floor landing to the second floor landing, off which are the remaining rooms:
Bedroom 5: Contains two single beds.
Bedroom 6: Contains two single beds.
Bathroom: The headroom is restricted in this small bathroom, containing a short bath, toilet and wash basin.

To the rear of the house, there is a large private paved courtyard, accessed from the bifold doors, with a charcoal barbecue and seating for eight people. From the courtyard, there are steps leading up to a terraced lawn with flower beds and further steps leading to an additional private lawned area with fruit trees, a wendy-house, sandpit and raised playhouse (to be used at own risk). Beyond a hedge there is a greenhouse that has been fenced off (for safety) and a gravelled area for parking of two additional cars.

To the front of the house there is parking for up to three cars on the gravelled parking area and beyond a dry stone wall, there is a large gravelled patio area, with seating for up to 6 people. There is a large, level lawn, interspersed with fruit trees and backed with mature trees.

Additional information
Security deposit
A £250 security deposit is required prior to your arrival at the property, which will be returned after an inspection of the property at the end of your letting period. Guests are requested to leave the property in a fair condition, consistent with the condition of the property upon arrival. If additional tidying is necessary after your departure, then the cost of this extra time will be deducted from your security deposit.

Occupancy
The maximum occupancy of the property and its grounds at any point during your stay is 12. Unauthorised occupancy over this is a breach of our terms and conditions and might result in the cancellation of your booking and additional charges. Please contact us prior to booking if you'd like to discuss the possibility of having more than 13 guests at the property and we will do our best to accommodate you.
Dining table capacity
Please note that the dining table only seats 12 guests.

Pets
Up to two medium sized dogs are accepted, at a cost of £25 per booking per dog.
Dogs are not allowed upstairs and they must stay off the furniture. We ask that for the comfort of future guests, no trace of a dog remains after your departure.

Bed linen and towels
Bed linen and towels are provided for guests.

Arrival and departure times
Arrival time is any time after 3pm (there is a key safe for you to access the key, so you can arrive late at night). Departure time is by 10am.

Heating, fuel and logs
There is an LPG (low pressure gas) central heating system. Electricity and gas are included in the letting price.
There are two wood burning stoves and logs are provided under a fair usage policy. Please note that logs are normally available, but, on occasion, there may be situations when the previous guests have used up all the logs and the log supply cannot be replenished immediately.
Services provided
Mobile phone reception is very patchy, but the property has free wireless internet access. There two flat screen TVs, with DVD players. A landline telephone is also provided, but we request that it is used for UK landlines only. Any phone calls to mobiles, higher rate telephone numbers or international numbers will be charged to you after your stay.

Parking
The property has a driveway, with off-street parking space for up to five cars.

Housekeeping
If you are staying for longer than seven nights, a mid-stay clean, bedding and towel change will be included in the price. If you require additional housekeeping services please get in touch and we can normally arrange this for you.

Child friendly facilities
One travel cot (without bedding) one high chair and two safety gates are provided. The safety gates are at the top of the first flight of stairs and at the bottom of the second flight of stairs up to the second floor, so they enclose the first floor. There are a variety of children's games and toys provided in the snug and there are also two play houses and a sandpit outside, to be used at guests own risk. One play house is accessed via a steep ladder and there is a 'fire' pole that can be used to get down, but this is strictly at guests own risk.
The property's back garden is enclosed, but the front garden is not, so children should be supervised at all times.

Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, milk, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, cleaning materials, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety
This is an old, Grade II listed property with some low doorways. The upper staircase is narrow and winding and the rooms on second floor have restricted head height towards the eaves.
The smoke and carbon monoxide detectors will sound an alert if activated; those who are very hard of hearing may be at risk of not being able to hear the alarms.

Smoking
Smoking is not permitted anywhere inside the property.
