Suitable for family groups or discrete gatherings only, no stag or hen groups - terms of conduct to be signed.
The rental property is a non-smoking property, pets allowed.
The rental property is fully equipped and furnished with bed and bath linen all included in the price.
The arrival time on the arrival day is after 16:00hrs.
The departure time on the day of departure before 10:00hrs.
At the end of the rental period the tenant should leave the property in a similar condition to that in which it was found.
Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.
Conditions
A returnable security deposit of £250 is required.
Sorry no hen or stag weekends.
Insurance recommended.
Rental price and payment methods
The amount is payable by the following payment methods:
Cheque, BACS or Paypal
The 20% deposit is payable when the booking is made with the remaining balance paid 8 weeks prior to arrival, when booking is made within the 8 week period, full amount will be due immediately.
If the tenant is more than 7 days late in paying, the Advertiser is entitled to terminate the contract immediately without notice and to let the property to someone else.
Liability and responsibilities of the tenant
The rental property including the furniture and the other contents are to be treated with care.
The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house.
The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by them-selves or their accompanying guests or visitors.
Faults that are found before or during the rental period are to be reported to the Advertiser immediately.

The Cirencester area
We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.
The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.
The are several golf courses locally.
An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.
Horse riding and bycicle hire is also available locally.
Regular polo matches are played in & around Cirencester.
Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.
The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

We had a beautiful, relaxing long weekend…
The lodge was fantastic.
It was warm and cosy and the magnificent views at night brought tears to our eyes.
During the day, we sat in front of the windows overlooking the Lake and watched the birds, the starlings in their hundreds flying in perfect formation, what an unforgettable sight!!!
We will be back very soon and will be recommending you to our friends.

Wow! A beautiful sunrise every morning!
We had a lovely time. Every need was provided for.
The setting is glorious and the Spa at the local hotel was a welcome treat.
Excellent choice of treatments!
House was immaculate and John and Kashs did all they could to make our stay stress free and enjoyable.
