Magnificent barn conversion with fantastic entertaining spaces & an open fire. Watery Park Barn is a wonderfully restored barn once used as a venue for local events. Now a superb holiday cottage, it is fabulously spacious with all the mod cons and more that you would expect from a home away from home in the country.

Ground Floor:

Entrance into the enormous Open Plan Living Area. The floor to ceiling windows at the back of this property bring light in abundance into this pleasant and sympathetically restored barn.

Living area includes comfortable seating for 12 people in front of an open fire. Large LED TV with full SKY package (inc sport and movie channels) and Blu Ray player; iPod dock.

A large dining table can seat 18 people allowing for large diner parties whether that be self-catered using the facilities in the fully fitted kitchen or chosen from one of our carefully selected outside caterers.

The fully fitted Kitchen includes a large electric oven with 5 ring gas hob, separate Lamona electric oven with 4 ring gas hob, large American style fridge / freezer with ice machine, 1 standard dishwasher, 1 half size dishwasher, farmhouse table and 4 chairs. The separate Utility Room is a great storage room. This room can also be accessed from the back of the property so is an ideal place to store those muddy walking boots or even your adorable wet dog whilst they dry off.

Following through the Kitchen you will find the Garden Room which provides a space for some of your group to separate. Table with seating for 8 and table football. At the end of this room there is a sofa (can be made into a double sofa bed) which can be separated from the main room with a curtain.

Bathroom with shower, wash basin, heated towel rail and WC. A washer / dryer is also housed in this bathroom.

1st Floor:

This lovingly restored barn includes seven bedrooms, four of which are located around the gallery.

Bedroom One has zip and link beds which can either be made up as two singles or a king size bed, bedside tables with lamps and a wardrobe. The En-suite Bathroom has a bath with overhead shower, heated towel rail, wash basin and WC.

Bedroom Two is a mirror of Bedroom One and there has zip and link beds which can either be made up as two singles or a king size bed, bedside tables with lamps and a wardrobe. The En-suite Bathroom has a bath with overhead shower, heated towel rail, wash basin and WC.

Between Bedroom Two and Three there is a large seating area with views out onto the garden. The sofa bed can be used for an additional £40 charge per person per stay.

Bedroom Three has a double bed and bedside tables and lamps. The En-suite includes a shower, heated towel rail, wash basin and WC.

Bedroom Four has a double bed, bedside tables with lamps, dressing table and stool. The En-suite Bathroom has a bath with overhead shower, heated towel rail, wash basin and WC.

Bedrooms Five and Six can be found in the Annex. This very much forms part of the main house, but can also be separated by large oak doors should your party dynamics suit this better.

Bedroom Five has a double bed, bedside tables with lamps and hanging space. The Bathroom for this bedroom is next to the bedroom and includes a shower, heater towel rail, wash basin and WC.

A few steps down to Bedroom Six where you will find two single beds, bedside tables with lamps. You can access this bedroom directly from outside also.

2nd Floor:

Bedroom Seven has zip and link beds which can either be made up as two singles or a king size bed, bedside tables with lamps, chest of drawers, small built-in cupboard providing hanging space. The En-suite Bathroom has a bath with overhead shower, heated towel rail, wash basin and WC.

Outside is a large garden with patio area. Table with seating for 18 and two gas BBQs available.

A basket of logs is provided.

Off street parking is available.

A high chair, travel cot and safety gate can be provided upon request.

The Central England/Cotswolds region

Located at the foot of Dover's Hill, the small Cotswold market town of Chipping Campden with its good range of shops, pubs and restaurants is just 1 mile away. Keen ramblers will be pleased to hear that the Cotswold Way starts here, running through picturesque towns and villages until reaching Bath Spa. Whilst garden lovers and history seekers will be delighted with the National Trust properties on offer in the area – Hidcote Manor Garden, Snowshill Manor and Garden and Chedworth Roman Villa.

Day trips to Shakespeare's Stratford upon Avon; historic Oxford; Roman Bath and Cheltenham Spa can be enjoyed from this property.

Chipping Campden

The unspoilt village of Weston Subedge houses the beautiful Watery Park Barn. Take a short walk to the award winning Seagrave Arms where you will find the important three R's – roaring fires, real ales and red wine.

"Perfect- we didn't want to leave"

"Great cottage for large groups!"

We had a wonderful break in this cottage with the extended family, which due to our large numbers included hiring a second cottage.
This cottage was able to cater for everyone's needs really well, with a large kitchen area and a huge dining table and a massive open area for the dining area and upstairs hallways.
We all had a great time and would love to return in the future.
One small point is that the directions to get to the cottage are a little tricky, so you might find it better to get more detailed directions prior to arriving. However this is a small point and doesn't detract from how good the cottage was.
