Swansdown Lodge is a three bedroomed, contemporary, stylishly furnished lodge set on the banks of a well stocked fishing lake, complete with its own fishing rights (Oct to April).
We have furnished the lodge simply but with 5* style and comfort in mind, with luxury linen on the comfortable beds (king size in main bedroom) and a high quality, well equipped kitchen. The lodge has full central heating and air conditioning for the summer months. We have Sky TV, DVD player and an i-pod dock for your entertainment and, if you do get bored of the view, you can always have a go on the X-Box.
The upper deck is enclosed with gates at either end and is fully furnished with a large circular table and chairs, two sun loungers and, no deck would be complete without a steaming hot tub, which is available all year round. The lower deck has a sofa and two chairs, two jetties and swans that come and visit.
But don't think that the lodge is only suitable for the warmer weather, its lovely and cosy in the winter too. Snuggle up on the squashy sofa and watch the swans and geese on the lake. Why not try the hot tub on a clear night and gaze at the stars. Swansdown Lodge truly is a year round destination.
Great place to stay for all the Goodwood festivals, book early!

Come and relax at our lovely lakeside lodge, let the hot tub take away the stresses and strains of everyday life.
Swansdown Lodge is fully furnished for all your holiday needs.
The main bedroom has a double bed, two double wardrobes, bedside tables and chest of drawers, all in high quality oak. The two single bedrooms are simply, yet comfortably equipped with a single bed, double wardrobe, dressing table and chest of drawers, all in white.
We provide crisp cotton linens to enhance your comfort.
The bathroom is stylish and modern with a shower over the bath and we provide lovely fluffy towels.
The kitchen, living, dining room is light and airy and because its open plan, you can chat away to guests as you whip up a culinary delight on the five burner hob/split level oven. Then relax on the deck and watch the stars as the dishwasher takes the hassle out of washing up.
The kitchen is fully equipped with utensils, crockery, cookware, cutlery and glasses.
The corner sofa is great for curling up on as you watch your favourite programmes on the flat screen TV complete with SKY or play games on the X-Box
Swansdown Lodge has quality Karndean flooring throughout.
And just to make life easier for you, we supply the tea and coffee and the dishwasher tablets. We also leave you with a good supply of kitchen and loo rolls, so you don't have to squeeze them in your suitcase!

The large two tiered deck is amazing! both levels are furnished with quality outdoor furniture and the lower deck is lovely and secluded.
There is a small lawned garden to the side which is totally enclosed, it has a one hole putting green, to practice your hole in one!
FISHING
The lake is fully stocked with Carp, Tench, Pike and Bream just to name a few, and our private jetties are perfect for fishing. However, be aware that you share the lake with waterskiers during the summer months and the park owners like to keep the reed beds close to the deck.
The lower deck is even large enough for a bivvie or two, if you fancy some night time fishing. The park has other lakes you can fish from, it's one of Sussex's premier locations for course angling with over 150 acres of lakes.
Or, you can sit back on the outdoor sofa and watch the skiers on the lake.
Swansdown Lodge is located in a quiet cul-de-sac on a holiday park and is just minutes away from the Roman city of Chichester.
The park has a seasonal outdoor pool, a family bar, entertainment, small shop and cafe.

The top deck can be secured and there is a secure gate to the jetties.
There is a stepped access to the lodge and lower deck. However, once inside, the lodge and upper deck are all on one level.
A welcome pack of fresh local produce including tea and coffee will be there for you on arrival, as will the owner to show you around your lovely holiday home.
Conditions
We do welcome well behaved owners with one small quiet, clean dog that does tricks...ok, tricks are optional.
Flexible changeover day.

Not suitable for Stag/Hen parties
Check In is at 4pm and Check Out is 10.00am.
On change-over days It takes time to clean the property thoughoughly between guests, making the property sparkling clean ready for your arrival. If an early/late check in or departure is required then we will do all we can to facilitate you. However, this may not always be possible. If and early/late check in or departure is vital, then we recommend guests book the extra night.

The South East England / Sussex region


Whether its countryside, beaches, shopping or theatre, West Sussex has it all.
Here you are ideally placed to visit stately homes, such as Petworth House or Arundle Castle, watch the polo at Cowdray Park or have a flutter at either Fontwell or Goodwood Racecourses.
The South Downs provide a beautiful backdrop to pretty villages with friendly pubs, offering tasty local produce.
Or if its the bright lights you crave, Brighton provides everything you could want. It has often been called, 'London by the Sea'.
Portsmouth in neighbouring Hampshire is the place to catch either a ferry or hovercraft over to the Isle of Wight. Or go exploring in the Historic Naval Dockyard, where you will find the Mary Rose or Nelson's HMS Victory.
West Sussex, is central Southern England. Go either East or West and you are sure to find plenty to do.
The Chichester area
Chichester is a historic city, dating back to the Romans, their walls are still there! Nearby, at Fishbourne the amazing remains of a prominant Roman Villa are open to the public, the visitor centre is a must for families, kids love it!
There are so many things to do in and around the area. Shopping is in Chichester's historic town centre, which is full of individual shops and restaurants including the recently opened Raymond Blanc's Brasserie, as well as the usual High Street stores.
Book early for Goodwood's Festival of Speed, Revival and Vintage. The Goodwood Estate is just 10 minutes drive up the A27.
Chichester is also home to the Festival Theatre where many high profile productions are offered throughout the year.
On site is a small shop, cafe and bar with free Wi-Fi. The outdoor pool is open during the summer months. Locally there is the lovely local pub and restaurant, The Walnut Tree. Runcton Farm Shop is about 5 minutes away by car for fresh local produce.
If its beaches you are after, the nearest is 5 miles away at Bognor Regis. (the sunniest place in England!)
Surfing is found on the beaches at the Witterings 8 miles away.
You really are spoilt for choice for activities and days out.

Swansdown Lodge is very conveniently located just off the A27, south of Chichester in West Sussex.
Half an hours walk from the town centre.
The lodge is an ideal place to stay if you are attending the many events at nearby Goodwood.
Arundel Castle and Cathedral is 18km to the East
Brighton is 50km East along the A27.
Portsmouth is 29km West where you can catch a hovercraft or Ferry to the Isle of Wight. or even France!
Gatwick is 82km

we had a fabulous time, hired it for my son and I to have quality time together, plus had some girlfriends down for one day. We were lucky and had very hot weather. A couple of my friends even swam in the lake!! very handy for chichester town - recommend the Raymond Blanc restaurant where we had a lovely meal. Bit overpriced for the lodge, but lots of special touches to make it memorable. We will be going again. two large decking areas with lots of luxury seating. We had a lovely relaxing break. The lodge is beautiful and we especially loved the hot tub (and feeding the swans). Lovely four night break. Weather quite warm, enjoyed the hot tub. My son caught a 12lb pike from the lake which made his holiday. Welcome pack - very welcome. What a fantastic time our family had at your lodge. The lodge itself was fabulous and as for the location what can I say - we absolutely loved it! We had a lot of trouble getting my nephew out of the hot top!!
The swans with their cygnets was an added delight!
We took your advice and ate at the Walnut Tree on the Saturday evening - superb!

This has to be the best english holiday we have ever had so far! And I have to be honest I am very hard to please.
The lodge has the most amazing location, the kids loved feeding the ducks, my dad had a good go at fishing and I loved chillin in the hot tub with my glass of wine. The lodge had everything air con in the lounge area, the most comfortable beds, nice coffee machine for in the mornings and a fab hot tub with high quality garden furniture, but most of all the cleanliness was fab!
