This fabulous Sussex country house is offered with all the comforts expected from a genuine large family home. Set in beautifully presented and landscaped gardens the house enjoys a tranquil setting on the edge of the small village of Lavant less than a mile from the historic Goodwood motor racing circuit. There may be the odd interruption from a light aircraft or even a Spitfire from the Boultbee Flying Academy landing or taking off from its base at the Goodwood Aerodrome, but hey, who would complain about that?

Paxtons will sleep 12 guests comfortably with the facility to sleep up to 14 if need be. There are two great reception rooms, a formal dining room and a comprehensively equipped kitchen with a separate larder. Where guests want to celebrate a special occasion a chef can be provided to allow you to celebrate in style.

There are six large bedrooms, comprising a principal suite with a super king sized bed, three double bedrooms, and two twin bedrooms. The twin bedroom on the top floor can have an additional two beds added to a separate dormitory area for a further two guests if required. In fact it works well for a family to use this space. There are two family bathrooms, one with a bath fitted with a shower attachment, the other just has a bath. There is also a separate shower room. The principal bedroom has its own full bathroom with shower cubicle.

The gardens are just so appealing with many areas of interest. The swimming pool is heated from May to August and is completely secluded. The pool house also has its own shower room. The lawns are extensive which make this house perfect for families wanting to enjoy the gardens to the full with both a tennis court and an extensive area to enjoy ball games without intruding on anyone wanting a quieter corner to relax.

From the boundary there are views towards Trundle Hill, the highpoint above Goodwood Racecourse and just a wonderful and uninterrupted outlook east across the fields towards the aerodrome and motor circuit.

Beside the patio there is a large pond with Koi Carp, so anyone with young children needs to be aware of this.

There is ample parking and for anyone attending Goodwood with a classic car then garaging can be provided.

The South East England region

Paxtons is perfect for everything involving Goodwood. The stunning racecourse on top of the Downs beside Trundle Hill, Goodwood House which is also the venue to the now famous Festival of Speed and of course the motor circuit hosting the Revival Meeting every September are all right on the doorstep.

The cathedral city of Chichester only two miles away is one of the great well-preserved Georgian cities in the UK. The city's broad streets are packed with Listed buildings headed by the towering presence of the Cathedral, now home to a family of peregrine falcons who swoop over the city at dusk.

The city centre is neatly enclosed within the ancient city walls, which helps to make Chichester compact and pleasant to explore on foot. It is a cosmopolitan, vibrant and friendly city proudly combining two thousand years of heritage with a lively lifestyle.

Chichester is also home to the famous Festival Theatre, renowned for its quality of productions as well as featuring many world premieres. We have a link to the theatre from our website under 'What's On'.

West Dean Gardens and the Weald and Downland Open Air Museum at Singleton are within a five minute drive. Uppark House, a magnificent Georgian house owned by the National Trust sits high on the South Downs above picturesque South Harting village and is within fifteen minutes; while plentiful walking opportunities are on the doorstep. South west of Chichester is Chichester Harbour, an area of outstanding natural beauty with a plethora of wildlife that shares this delightful area with the sailing activity that abounds. The harbour is made up of a series of tidal creeks and Bosham is probably the best known of the quayside villages and offers much of interest. The coast road round to the quay floods twice daily giving Bosham a constantly changing outlook between low and high water.

Chichester

Sussex is in the south east of England stretching along the English Channel from Rye in the east to Chichester Harbour and Emsworth in the west with many fine blue flag beaches in between.

The chalk downland of the South Downs National Park cover a large part of Sussex from where they meet the sea at Beachy Head in East Sussex through to the Hampshire border near South Harting in the west.

Chichester is the cathedral city of Sussex and Brighton and Hove on the Sussex coast is considered to be one of the most cosmopolitan cities in Europe. Arundel and Lewes are two historic towns within the county both have imposing castles and are popular towns to visit.

The climate enjoyed in Sussex is above the average for Great Britain, which makes it ideal for visiting throughout the year.
