Located south of Chichester, on the Manhood Peninsula, the village of Itchenor allows easy access to the picturesque Chichester harbour direct from the house and to the award-winning beach at West Wittering just a ten minute drive away.
Oldfield's five bedrooms and converted loft space allow it to sleep up to twelve people. Having a number of independent spacious living and dining areas allows the house to be flexible enough to host a variety of social occasions. Set in mature gardens there is plenty of outdoor space with a large patio to the rear of the house and parking for approximately eight cars. Boat trailers can be parked too.

Ground Floor Reception rooms
A large sitting room is at the heart of the house with a deep comfortable sofa and chairs providing seating to relax in front of the TV or chat in the warmth of the powerful wood burning stove. Large glass doors on two sides provide light and views of the garden with a refreshing breeze on a summer's day.
The conservatory provides a large table and seating for twelve, making it a perfect breakfast space or informal dining room in the summer. Alternatively this room makes a good pre-dinner drinks reception area before heading into the dining room.
A large dining room with a fireplace, a polished oak floor, and a view across the lawn makes it a perfect setting for a celebratory meal for up to twelve.
The Kitchen
Oldfield's kitchen has just been fully re-fitted to a high standard offering the latest appliances: American style fridge-freezer with plumbed-in ice and water, microwave, dish washer, gas oven, large five ring gas hob, electric oven, twin ring electric hob, washing machine, tumble drier, freeview tv and Sonos wireless internet sound system with ipod connector.
There is a large central island unit which is suitable for preparing food. The external door leads out to a courtyard with seating and a herb garden.
The kitchen comes complete with a generous amount of cutlery, crockery and catering utensils for large volume catering.
Bedrooms
Accommodation on three floors for up to 12 people
Ground floor: Bedroom / study with two single beds; cloakroom adjacent.
First floor: First bedroom with twin single beds and basin in room. Master bedroom with super king size Tempur bed, ensuite bathroom with twin sinks and power shower. Third bedroom with twin single beds and basin. Fourth bedroom with king sized bed and ensuite bathroom with power shower. Separate family bathroom with power shower and large bath shared between bedrooms without ensuites.
Second Floor: Large loft space converted to a Penthouse with media and TV / bedroom with twin double sofabeds.
All taps supply softened water; there is a hard water tap only in the kitchen for drinking.

This house is primarily set up for weekend lets. A number of weekly lets will be available during the summer to coincide with the local sailing club calendar.

The South East England / Sussex region


This region of the south coast is known for it's mild climate and higher than average days of sunshine. The Manhood Peninsula (the area south of Chichester) benefits from its own micro-climate hiding from the prevailing winds in the lee of the Isle of Wight and nestled by the South Downs to the north.
The city of Chichester is 6 miles away, with its ancient Cathedral and famous Festival Theatre. Fishbourne Roman Palace is nearby and Portsmouth is half an hour's drive away, where you can tour the Naval Dockyard (home of HMS Victory, HMS Warrior (and the Mary Rose) and enjoy the view from the Spinnaker Tower.
The Chichester / Itchenor area
Oldfield House is at the heart of Itchenor, within a two minute walk of The Ship Inn and a three minute walk to Itchenor Sailing Club and the foreshore of Chichester Harbour. There is an all-tides public boat launching area and Itchenor is the base for the Solar heritage boat tours around the harbour. The harbour is well known for its birding habitat where 55,000 birds migrate through or are resident in the waters each year and where seals can be seen too. A public footpath alongside the harbour leads to East Head or one can walk in the opposite direction on another public footpath to the yacht basins at Birdham and Chichester.
