From the owner

Orchard barn has under floor heating throughout. The spacious oak kitchen is well equipped with a dual fuel Range cooker, fridge and dish washer. Ample glasses, cutlery, crockery and serving dishes are supplied with a lovely chunky solid oak table and chairs. The Kitchen looks out to the courtyard where you can open the double glazed doors and enjoy your time reading the paper or socializing with friends in the beautiful suntrap with a view down to the Isle of Wight.

In the utility room is a place to store your boots after a wonderful walk around the surrounding area. Also in this room is a fridge freezer microwave, washing machine and a tumbler dryer.

Off the kitchen is the snug, where you can take some time out and read a book or try a jig saw puzzle there is also free wifi connection in the barn. There is a separate cloakroom just off the snug.
The open plan sitting and dining area has a small slope entering from the snug. The sitting area is a cosy area with low ceilings and soft lighting with a wood burning stove (wood provided), sofas, a wide screen digital TV, a blu-ray DVD player and an I pod dock. The large oak table in the dining area can seat 10.

The dual aspect glazed doors open onto the secluded patio and garden at the rear of the property and the courtyard at the front.
Both ground floor bedrooms have views out to the patio and orchard at the back, one has an en-suite with shower, basin and toilet, the other has a wet room with shower and disabled facilities. The spacious wet room offers a two headed shower, WC with supports and two basins. The two bedrooms on the first floor are approached by two separate stair cases. They both have en- suite bathrooms with a bath and basin and wc.
All bedrooms have super king beds which can also be made in to twin 3ft beds. All Linen and towels are provided.

Orchard Barn is Friday - Friday changeover. Long weekends (Friday - Monday) and short breaks(Monday - Friday) are available from September - June. Minimum stay 3 nights.

Orchard Barn is well equipped to help make your stay more relaxing. The ground floor is heated by under floor heating with thermostats in every room for your comfort. We have installed solar panels to heat the water for 75% of the year. We have also installed a rain water harvester which is used to flush the toilets.
Outside on the patios there are garden tables and chairs and a gas Barbecue
The Garden is fenced so it is safe for small children and dogs to roam.
Bikes are available to hire locally .

The south east facing rear garden is grassed down and very private, there is also a patio with garden chairs and table and a large gas barbecue. Out of the kitchen doors there is another patio which gets the evening sunshine and there is another set of garden furniture.
There are many beautiful walks right on the doorstep and some challenging cycle rides for the more adventurous.
Orchard Barn is just a few miles from the historic city of Chichester and many attractions including the Goodwood Estate with its Horse racing, Festival of Speed and The Revival, The Historic Dock yard at Portsmouth and the Isle of Wight to name a few.

There is ample parking for 4 cars.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Sally (the owner) a message.

If Sally (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
