The Walnut Tree (gite)

Home description

The Walnut Tree is a stone built long house, consisting of a very large double bedroom with a double bed and a bed settee that can be a king size bed or 2 single beds.

The property has a through kitchen and lounge/diner with large 12KW log fire. Additional electric heaters in the bedroom, bathroom and kitchen areas allow you to choose your comfort level in the winter. The bathroom, with a separate WC and heating, is off the utility area. The back of the property overlooks open farmland and woods.

It is ideal for a couple who want plenty of space, and who love the peace and tranquillity of rural France and just want to relax. Wooden steamers and other garden furniture enable you to make the most of the peace and tranquility surrounding the property.

The bedroom has a double bed and bed sette that makes up to two single /king size bed that enable a couple with young children to share the bedroom. Additionally a bed sette in the lounge makes up to a double bed if two couples want to share.

It is ideal as base for house hunting in the area, or exploring the major towns of Limoges, Poitiers, Cognac , Bordeaux and the atlantic coastline. The Charente offers plenty of local fishing and permits can be obtained readily.

A golf course open to all is located at St Junien about 40km away, and horse riding is available at Confolens about 15km from Bonnezac. For those who love canoeing and swimming (safely for small children) the picnic areas near Condac and St Martin Lars are ideal and approx 20kms distance.

The Poitou-Charentes / Vendee / Vienne region

The coastal towns of La Rochelle and Royan are in the region of 2 hrs driving distance as is the town of Cognac.
Futuroscope is on the outskirts of Poitiers and is 1 hours drive, well worth the visit to be placed in amazing situations!
The magnificent cities of Angouleme and Poitiers are steeped in history and are abundent with old architecture, theatres and modern shopping malls.
Bordeaux is approx 2 hours distance

Chatain / Bonnezac area

Ruffec is a medium sized town , and has several supermarkets, bars and restaurants, there are many small French shops. It also has a market on Wednesday and Saturday mornings.

The nearest town is Civray, about 15 kms that also has several supermarkets and shops.

Ideal for tranquil holidays or as a base for house hunting, exploring, fishing, cycling, golf, horse riding.

How to get there

Ryanair and Flybe fly daily form various UK airports into Limoges Angouleme and Poitiers which are approx 1 hours drive from Bonnezac.
Car hire is available at the airports.

The Walnut Tree is ideally suited for a couple. However extra bedding can be provided for the bed settee and the two single/king size bed in the master bedroom, at an additional cost of £5.00 per week per person
A cot can be made available also.
A range of books DVDs and games are available as well as satellite TV giving the popular English channels. For winter lets, cut logs are provided at cost ready for use.
Electricity is charged at cost.

The rear garden is very large and private overlooking open fields and woods. Garden furniture, including table and chairs, BBQ, sun loungers with umbrella and drinks table are available for those hot summer days enabling you to cook and eat outside.
Bonnezac is about 1 km from Chatain which boasts a bakers and mini mart. A small local supermarket, tabac, and severall restaurants can be found in Charroux and Benest, both approx 8km distance. The larger towns of Ruffec, Civray and Confolens are approx 15-25 Kms away, where you will find supermarkets and all the usual small shops typical of french towns.

Further details

A deposit of 50% of the rental fee is payable to secure your booking with the balance due 2 weeks before arrival or in Euros on arrival.

If for any reason you wish to cancel your booking the deposit will be refunded, after your planned departure date, if sufficient time has enabled a re-let.

To minimise administration, refundable deposits for breakages and damages are not taken. Instead we ask our guests to replace or pay, for any breakages or damage resulting from minor accidents during their stay.

Conditions

Pets are welcome with careful owners who ensure inside and outside of the property are left as they found it, in order that following guests find the same pristine, hygenic ,clean, tranquil surroundings.

Long term winter and autumn lets and bookings greater than 2 weeks attract preferential rates. Please ask for details. Payment preferred via internet banking or cheque.

Occupancy over two attracts a small surcharge for extra linen and towells. We ask guests to pay for electricity used at cost (less than 10 euros in the summer). For winter lets logs for the 14kw fire which heats the whole house, are provided at cost, Euro 25 per 1/2 cubic meter cut.
