Hop cottage is a lovely one bedroomed cottage, with a spacious sitting/dining room, a double bedroom with en-suite shower room and a fully equipped kitchen.
The sitting/dining room has 2 linen double sofas, one of which converts to a comfortable double bed. There is a good sized dining table with seating for 4 guests. The room is furnished with various tables and lamps. There is a large flat screen television with satellite programming.
The bedroom is fitted with a comfortable double bed for a good night's sleep, large wardrobe, chest of drawers and bedside tables. The en-suite shower room includes a thermostatic shower, heated towel rail, wash basin, electric shaving point and toilet.
The light and airy country style kitchen is equipped with all the appliances and utensils needed for an enjoyable stay, including microwave, washing machine, cooker and fridge.
There is full central heating throughout the cottage with hot water on demand.
At the back of the cottage, there is a small neat garden with patio and outside furniture, overlooking the fields.

The Warwickshire region
Kingsmead Farm is situated in South Warwickshire, a rural county in the South Midlands of the UK. It is the ideal base to visit the historic and beautiful towns of Stratford upon Avon, Warwick and Royal Leamington Spa, as well as the wonderful countryside and villages of the Cotswolds to the South. Also the city of Birmingham is a just short train or car journey away.
There are many traditional Pubs and delightful Restaurants in the surrounding villages. The local village of Wellesbourne has a good range of local shops.
We are within walking distance of Charlecote Park, a historic 16th century Tudor manor house, now managed by the National Trust. There is much to see and investigate in the house, garden and park. Charlecote has been home to the Lucy family since the 12th century. Step into the house today and you will see how Mary Elizabeth Lucy spared no expense furnishing it in Victorian times. The gardens and parkland (inspired by 'Capability' Brown) offers miles of walks and views across the River Avon. A herd of fallow deer and flock of Jacob sheep have been in the park since Tudor times.
Kingsmead Farm is only 4 miles from the centre of Stratford upon Avon. A beautiful market town situated on the banks of the River Avon in the heart of rural Warwickshire and the renowned birthplace of William Shakespeare, Stratford has a range of activities and places of interest to keep you occupied. Whether you are interested in history, theatre, culture or just a fun day out Stratford has lots to offer including the world famous Royal Shakespeare Theatre, Shakespeare's houses and gardens and boating on the River Avon.
We are 15 minutes away from the historic market town of Warwick. Visitors to Warwick can enjoy the popular farmer's markets, shops, and restaurants as well as one of Britain's oldest medieval castles. Warwick Castle overlooking the River Avon is traditionally associated with the Earldom of Warwick and dates back to 1200 AD. It is one of the UK's most popular tourist attractions, where guests can tour the castle and enjoy many activities such as archery demonstrations, falconry and medieval knight shows.
Royal Leamington Spa is less than a twenty minute drive away, famous for its spa-waters and pump rooms in the 19th century. Today it offers a wide range of shops, restaurants, cinema, botanical gardens and fine Edwardian architecture.
For visitors interested in shopping we are a 30 minute train journey away from Birmingham city centre. The Bullring boasts over 150 shops and restaurants. Other interesting places to visit include the National sea life centre, Cadbury World, the REP theatre and The National Indoor Arena. There are also regular exhibitions and shows at the National Exhibition Centre (NEC).
The Cotswolds lie mainly within the counties of Gloucestershire, Worcestershire, Oxfordshire, Wiltshire, Somerset and Warwickshire, and are well known for its rolling hills and sleepy villages built of honey-coloured local stone. Well known destinations such as Stow-on-the-Wold, Bourton-on-the-Water, Burford and Broadway are within easy reach.

"Lovely pace to stay"
I stayed at Hop Cottage with my husband and toddler daughter. The cottage is very characterful but modern inside and spotlessly clean, there is also a large lawned area at the front with garden furniture, very handy if you have got children as they can play safely outside. There is ample car parking right outside the accommodation. Hop Cottage is centrally situated with a pub and restaurant a few minutes away, Stratford is a 10 minute drive away. We thoroughly enjoyed our stay and were sad to leave. Paul and Judith are a lovely couple and superb hosts. If we are ever in the area again, we would look to stay at Hop Cottage as we consider it very good value compared to similar properties.

"Lovely holiday cottage just outside Stratford Upon Avon"
Very relaxed, comfortable holiday cottage 10 minutes from Stratford Upon Avon. Great for exploring the surrounding countryside, Cotswolds and the home of Shakespeare. Next door to the cottage is the National Trust site of Charlecote Park a real gem of a property, open countryside with a herd of fallow deer, flock of Jacob sheep and great sausage rolls from the on site cafe! Great visit, really helpful owners, will definitely come back again!
It is a privilege to have Charlecote Park as a neighbour. Do come and stay again.

"Beautiful, cosy, peaceful."
Genuinely very great stay. Lovely property, our little girl loved the lambs (she's still going on about them), and close proximity to nice places to eat, including of course the wonderful Stratford-upon-Avon. Lovely fresh eggs were provided, and tea, coffee and milk was made available too. Only one, small, minor issue... the property was marketed as having Wifi, when in fact I think the router itself was located in the adjacent property. This meant that it was only possible to get a (faint) signal in the very back of the house, close to the neighbouring property. Not a deal-breaker, but will be an issue for those who make bookings based on the need for Internet connection. That all said, I'd definitely stay again of in the area.
