Sea View Villas are two privately owned semi detached villas in a desirable neighboorhood close to everything you could need on holiday.
A stay at Sea View Villas offers a true insight to Turkey, its culture and the local way of life. The centre of the village, is a few only metres away with its local shops, traditional coffee houses, mosque, bakery . The weekly market is the ideal place to observe the locals going about their daily routines. Forget about the faster pace of living back home. Ciftlikkoy and the surrounding area offer a world of days gone by as the local's trot around on their donkeys, and the farmers plough their fields by horses. (the farming activities vary according to when you visit).

Kitchen: The kitchen is well equipped with oven, fridge/freezer, dishwasher, electric kettle, toaster, 12 place dinner setting and most of the things you'd expect to find in your own home.
Lounge and Dining Room: The open plan lounge and dining room is comfortably furnished for your relaxation. To entertain you, there is a television with digital satellite and a number of English & international language stations, plus music and radio channels. There's also a dvd player and a selection of books and games to suit all ages, plus a stereo with CD and radio so that you can play your favourite tunes to get you in the holiday mood!
Three Bedrooms: Comfortable clean beds with quality mattresses and crisp white cotton sheets to ensure a good nights rest. And for when the temperature rises, all the bedrooms are cooled by a 3 speed fan, and have window shutters, nets and lined curtains should you wish to block out the sun.

Safety: We pride ourselves on ensuring that you have a safe and comfortable stay, so each villa has been fitted with a carbon monoxide and smoke alarm.
Security: Each villa is fitted with a digital security safe for the safe keeping of your belongings. The front door to the villa is solid wood with multi point locks, and all windows and patio doors have lockable window shutters. Turkey has a low crime rate compared with the rest of Europe, but these measures have been taken for your personal peace of mind.
Comfort: The villas are equipped and furnished to an extremely high standard. We, the owners, a British and Turkish couple ( Sam & Ibo), like to pride ourselves on the cleanliness and comfort of the villas and that we are leading the way in high quality holiday villa rentals in Turkey.
Ground Floor: On Approach to the Villa: Villa entrance, front balcony with table and chairs and an outside shower for all those sandy feet when you return from the beach. This balcony is great for when it's too breezy on the rear balcony. The front door leads into a spacious entrance hall off which is a cloakroom with shower. Moving along the hallway is the well equipped kitchen, lounge and dining room. The dining / living room is cooled by a 3 speed fan which is more than adequate as the villa benefits from a regular breeze, due to its close proximity to the sea. Patio doors lead out from the living room onto the covered balcony with its stunning sea views. You will probably spend most of your time on the terrace where there is a table and seating to maximise your enjoyment of the villa.
First Floor: Leading up from the marble staircase, there are 3 well presented bedrooms, comfortably sleeping a maximum of 6 people. All bedrooms are cooled by a 3 speed fan and benefit from the sea breeze.
Enjoy a great nights sleep and wake up to fabulous sea views when you sleep in the master bedroom with its king size bed, and large patio doors that lead out onto the sea facing balcony. Watch the boats sail by from the comfort of your bed, or as you sit on the balcony. The master bedroom also benefits from an en-suite shower room with enclosed shower, hand basin and wc.
A stay in the second bedroom also allows you to appreciate the villa's great location, as it shares the same view and balcony with the master bedroom. There are 2 single beds in this room, that can be arranged either as a twin or a double.
The third bedroom has 2 single beds that are arranged as a twin room. It also boasts its own balcony with seating, and has sea views from the side window.
All bedrooms lead onto the landing at the end of which is the family shower room, with a large enclosed shower, wash basin and wc. This also doubles as the laundry room, which is common in Turkey, so is home to the washing machine and other laundry items such as iron, and laundry basket.

Outside: Doors from the lounge lead out to the covered terrace where garden furniture is placed for your enjoyment of the Turkish climate and sea views. The terrace leads out to the garden which is largely paved with a mix of planting and terracotta pots.

Once you decided on your dates and booked your flights you will be sent a booking form with payment details.
A non refundable deposit of 30% of the holiday rental value is required to confirm the booking. The balance is due no later than 8 weeks prior to your arrival date. If it is less than 8 weeks prior to your arrival date, full payment is required. A security deposit of £150 is also required. This will be refunded to you subject to no damage to the villa or its contents.
Sea View Villa is a No Smoking property, although ash trays are provided should people wish to smoke outside on the balconies or terraces.
No Pets Allowed
Conditions
Sea View Villas have fans in all rooms that are provided free of charge. Air Conditioning is available in Sea View Villa No.2 and is charged at £50 per week due to the high cost of electricity. There is a large air conditioning unit downstairs and one unit in the master bedroom.
However, we are so close to the sea you can usually feel the breeze from the sea as the area is famous for its sea breeze. So fans are sufficient for most people even in August.

The Aegean Coast region
Local Way of Life: The local area offers a world of days gone by as the locals go about their daily chores. Watch the local fishermen selling their daily catch in the numerous fishing villages that dot the coastline, or farmers selling their produce at the local markets or on the roadside next to their fields.
Climate: The region of Cesme has a typical Mediterranean climate. The summer season begins in April and continues until the end of October with hot sunny days. Unlike other Turkish resorts, the region of Cesme benefits from the cooling Imbat breeze which blows off the Aegean Sea and is renowned for its clean, cool air, offering welcome relief from the heat of the sun even during the hottest months of July and August.
Cesme is located on Turkey's western coast overlooking the Aegean Sea. Less than one hour's drive from Turkey's 3rd largest city of Izmir, Cesme is the ideal location for a combined beach and sightseeing holiday with its crystal clear waters, sandy beaches, fantastic climate and nearby historical gems. Cesme is easily reached by local mini buses called 'Dolmus', which offer a colourful insight into the Turkish way of travelling. It is now also home to Cesme's exclusive marina, which opened in 2010 with designer shops and restuarants overlooking the yachts. The marina provides the ideal spot for relaxing and people watching whilst having a coffee, glass of wine or meal in one of the speciality restuarants. All this less than 10 minutes drive from the house, or by half hourly bus service that stops at the marina.
Cesme (pronounced as chesh-ma) means fountain in Turkish, and comes from the many springs that were built in the area during the 18th and 19th centuries.
Cesme has a long history which is evident from the Genoese Castle situated in the centre of town that dates from the 14th century. Next to the castle is the Caravanserai added in the 16th Century.
The Castle now houses an exhibition centre, whilst the Caravanserai is a hotel and restaurant where you can have a meal or drink whilst soaking up the ambience of the castle and its surroundings.
During the high summer season the main shopping area is pedestrianised, allowing you to wander freely between the shops, restaurants and bars.
In the town centre you can find a good selection of carpets, leather goods and souvenirs, which if you decide to buy you can practice your haggling skills. If you feel adventurous, you can explore the maze of side streets to examine Cesme's historic architecture, and witness the daily activities of the local Turkish people.
When dusk falls, Cesme becomes the place to be seen with its 'cafe culture', as both tourists and locals take a leisurely stroll with their family and friends to enjoy the cool evening air and the new marina is the "the" place to meet and be seen.
Historical Sites. The Aegean coast is steeped in history with many archaelogical sites to visit within easy distance of the villa. To name a few;
Ephesus, (Efes) is Turkey's most visited ancient site.
Today you can clearly see the remains of this empire with its city hall, houses, shops and streets, allowing you to experience what life was like in the times of the Greeks and the Romans.
Founded in the 10th century BC by the Ionian Greeks, the ancient capital of Ephesus flourished between 600 BC and 500 AD. Once with a population of 300,000, Ephesus became the biggest centre of the trade road that was from Asia to Europe.
Selcuk, is a pretty town famous for both its historical richness and its superb natural location. Sites of historical interest in the area are the city of St. John, the citadel, the Basilica of St. John and the archaeological museum of Selcuk. For shoppers, Selcuk offers a selection of charming boutiques and colourful bazaars situated in the picturesque narrow, winding streets of the town.
Sirince, north of Selcuk, attracts visitors with its spectacular mountain views and distinctive white houses set against the lush green hillside of olive and fig tress. Sirince owes its uniqueness to the Greek community that lived here until 1924, when the population exchanges between Greece and Turkey took place.
Pergamum, now known as Bergama , was once the capital city of Hellenistic kingdom which became powerful and rich during the reign of the King Attalus I and the King Eumenes II when it aimed, and eventually became allies with Rome. Steeped in cultural heritage, Pergamum was home to the Romans, Arabs, Byzantine and the Turks. Today, the stature and views commanded by the Acropolis ensure that this is the highlight of a visit to Pergamum.
The Cesme / Ciftlikkoy area
Turkey's Treasures
If you wish to experience Turkey's cultural, historical and natural wonders you will enjoy a visit to any of the following places which are all within easy reach of the villas. Ciftlikkoy also known as Ciftlik, is a typical Aegean fishing village and is a natural wonder with its beautiful sandy beaches and crystal clear waters of Altinkum, Pirlanta and Tursite. In the village you can visit the harbour to buy freshly caught fish, or sit and have a drink at the local restaurants, from which you can watch the local fishermen at work or look out to sea, across to the Greek island of Chios.
Take a stroll through the heart of the village and you will be transferred back in time to narrow streets and crumbling old buildings that were originally built when the Greeks lived in Ciftlikkoy. As you walk by, you will witness traditional Turkish ladies sat chatting on their doorsteps, cleaning their carpets, hanging out the washing or maybe even milking a goat !
Back at the villa, you do not escape the rustic allure of the village as it is not uncommon to walk out onto the villa balcony to see the occasional herd of sheep or goats grazing in front of the house, or the farmers picking their crops to sell at the local market. And if that's not enough entertainment from your balcony, you can watch the local fishermen sail in and out from the village harbour and the windsurfers enjoying the wonderful breeze for which Ciftlikkoy is famed.
Local Cuisine: Ciftlikkoy's village restaurants are a short walk from the villas and offer a wide selection of international and local dishes at extremely low prices. For seafood lovers you can enjoy lobster, prawns, calamari, sea bream, sea bass, red mullet and various other catches for a fraction of European prices. But if fish doesn't appeal to your taste buds, low prices apply to all other dishes including Turkish and European menus. If you want to try something typically Turkish, wet your appetite by sampling the local plates of meze, washed down with the national drink of Raki.
Out and about: If you require a little action, you can always take the regular minibuses into the nearby historical port of Cesme, or visit the various beaches and local attractions.
Cesme is only 6km away from the villas and is either a short car journey, or a long walk along the coastal path from the villas. The town offers a wide selection of shops, restaurants, bars, banks, supermarkets and all that you could possibly require during your holiday.
Evening Entertainment, tends to revolve around dining out, spending several hours over a leisurely meal as done by the locals. Restaurants are family friendly as the Turkish people love children and the local children are awake until all hours, running about in the cool evening air. Should you wish to stay out late, Cesme has a small number of bars and the nightclubs are on the town outskirts.
Dalyan is a small fishing village 4km north of Cesme, and has some of the region's best fish restaurants which border the quay of the lively marina. If you love seafood, you should try to have dinner at one of Dalyan's restaurants at least one night during your stay.
Thermal Springs of Ilica and Sifne: It is said that the thermal spring waters of Ilica and Sifne offer health benefits to the sufferers of rheumatism, gout, skin diseases and various other ailments, due to the minerals in the thermal waters. At Sifne, the thermal spa complex has a mud bath for the treatment of eczema, psoriasis and other skin disorders.
Alacati: popular for windsurfing and sailing is a typical Aegean town. You can experience the Turkey of years gone by with its natural harbour, cobblestone streets and historic windmills dotting the hillside. Saturday, the day of the local market is a good day to visit Alacati, when you can witness an array of locally produced goods on offer at incredibly low prices. Smell and taste the deliciously fresh fruit and vegetables and buy the latest fake 'designer' clothes. Or if you just like to take it easy, have a relaxing drink in the town square and watch the world go by.
Ildiri: once the site of ancient Erythrai, is today a quiet seaside village 20 km, north east of Cesme. Those who climb up to the Acropolis at dusk are rewarded with beautiful views as the sun sinks over the bay and islands.
Izmir, is a cosmopolitan and lively city, hosting several International Arts and Music Festivals throughout the year. Known in Turkey as "Beautiful Izmir", the port of Izmir, offers a Mediterranean feel with its palm-lined promenades stretching the shoreline. A day trip to Izmir is ideal if you wish to shop or visit the local museums.
Local Beaches - Cesme's Peninsular offers a number of clean sandy beaches and secluded bays for swimming, sunbathing or for participating in a number of water sports activities. A number of the beaches have been awarded blue flag status and are cleaned daily in the height of the summer season. Luckily, some of the areas best beaches and swimming waters are located only minutes away from the villa.
Ilica is famous for its white sandy beach and turquoise blue waters, which are comparable to the Caribbean, only much closer to home!
Ilica is a popular tourist location due to the hot thermal waters that effervesce under the sea. The sea in this area is both safe and shallow, and ideal for families. Along the beach are a selection of restaurants, cafes and bars.
It is possible to undertake most sporting activities in the area, especially sailing, kitesurfing, windsurfing and scuba diving as the area boasts several schools due to the excellent location for these sports. We can advise you how to book these activities on your arrival, or you can contact us for more information prior to departure. Pre booking is advisable during the busy months of July and August, to ensure that you will not be disappointed.
Sea View Villa is located only minutes away (walking distance) of the new Kite Surfing Centre at Pirlanta Beach with its dedicated Kite School and Café. So even if you do not wish to Kite Surf, it’s a great place to hang out and watch this extreme sport in action whilst you lay back and enjoy a drink or a meal on the beach !
Cruise the Aegean Sea - On Cesme's waterfront, you are able to book daily boat trips to the nearby islands. The most popular day trip is to "Donkey Island" which includes stops for refreshing swimming breaks and a meal at lunch time. You can also charter your own boat, which if you are in a large group can be comparable in price to an organised tour from the sea front. Chartering a boat (usually a Turkish Wooden sailing boat called a Gulet) will allow you to cruise the Aegean at your own pace and make you feel really special as you cruise around the coastline on your private gulet.
The Greek island of Chios, is easily reached from Cesme. You can take a day trip by ferry to explore this unique island to visit places of interest such as Chios town, or you can escape to the various picturesque villages and beaches.

Villa Location
Sea View Villa is located in the fishing village of Ciftlikkoy, only 5km to the local town of Cesme. Cesme is either a short bus or car journey, or a nice walk along the coastal path from the villa. Cesme is the main town of the area and offers a wide selection of shops, restaurants, bars, banks, supermarkets and all that you could possibly require during your holiday.
The villa is just under one hour away from Izmir, Adnan Menderes Airport. We can arrange a private car or mini bus transfer , or car rental on your behalf. The car hire company can collect you personally and drive you to the door of your villa, should you be hiring a vehicle for 7 days or more. Detailed instructions on how to reach your holiday villa will be provided at the time of booking should you be making your own way to the villa.
Booking a Flight
The flight time to Izmir airport from the UK is on average 4 hours. There are daily scheduled flights to Izmir, Adnan Menderes airport throughout the year, flying with Turkish Airlines, Lufthansa or Pegasus. During the peak holiday season from May to October there are a number of charter flights from a number of UK and European regional airports.
Transfers
Transfers take one hour from Izmir, Adnan Menderes Airport. We advise the pre-booking of airport transfers or car hire and are happy to reserve these on your behalf.
Car Hire
Should you wish to explore the region at your own pace and discover secluded bays and villages off the beaten track, we can advise on local car hire companies and reserve on your behalf. We can arrange for you to collect the car at the airport, or have a car delivered to the door of your villa during your holiday.

Tourists require a visa to enter Turkey. British visitors are required to pay £10 per person on entry in to the country.

There is as additonal fee of £50 per week for the air conditioning at Sea View Villa No.2 due to the high cost of electricty and the fact that the air conditioning units use alot of electricity. Fans are provided free of charge in all bedrooms. However, due to the close proximity to the sea, you may not need the fans as you benefit from the wind blowing off the sea into the house.
There is no air conditioning in Sea View Villa No.1. Fans are provided free of charge in all bedrooms.
The minimum rental period is one week.
Cleaning:The villa is cleaned for your arrival. Additional cleaning and linen changes can be arranged and paid for locally if required.
Check In: From 15:00
Check out: By 10:00 - Please note that we require that you vacate the villa by 10am, to allow time to prepare the villa for the next guests. If you have late flights we suggest booking an extra day for your comfort and convenience.
