Situated within the typically French village of St. Jean Pla de Corts, this beautifully converted Catalan farmhouse would once have stood in isolation, but gradually became part of the village while affording total privacy.
The villa is built of handsome local stone, and remains pleasantly cool during the heat of high Summer. It is within 2/3 minutes walking distance of the town's two bar/restaurants, two bakeries, a small supermarket, newsagents, butchers, vegetable shop, delicatessen and pharmacy. It is a 15 minute walk to a fishing lake and amenity lake with water activities, pedalos and a lakeside restaurant. There are beautiful walks along the river Tech which flows through the medieval part of the village.
A large supermarket is located a 5 minute drive from the villa on the way to Ceret. A bicycle rental firm lies just past this supermarket.
The bustling and charming market town of Ceret is 3.5 km away, with an array of bars, restaurants, shops and of course the famous Museum of Modern Art; displaying examples of Picasso, Chagall,Manolo, Pignon and Miro. The motorway (A9) can be picked up at Le Boulou (2.5 km) allowing you quick and easy access to Perpignan (25 km), the beaches (20 km) or the Spanish border (10 km)

The ground floor is open plan, but has distinct and separate kitchen, dining and living areas with the option to shut off the kitchen. An old curved staircase leads to the bedrooms with a corridor separating the 2 front bedrooms from the 2 back bedrooms, making it ideally suited for a 2 family holiday. A cot can also be assembled on request. The 4 bedrooms - 3 doubles and 1 with twin beds are all upstairs and the 3 main bedrooms have stunning views of the surrounding hills.
The main bedroom has an en suite bathroom, comprising wc, shower and wash basin. There is also a family bathroom upstairs comprising wc, bath with shower attachment and wash basin. In addition, there is a small bathroom on the ground floor comprising wc, shower and washbasin, making it ideally suitable for children coming in from the pool.
The ground floor has a separate dining room with further dining facilities in the kitchen. 2 sets of French doors (what else) lead from the kitchen and living area to the outdoor dining terrace. As it was a family holiday home for some years, the kitchen is very well equipped for entertaining and cooking family meals.

There is a large secluded garden with a swimming pool and terrace. A gate leading into the property can be locked to provide security for young children and pets. This terrace is connected via a small games room to a wisteria shaded back terrace with BBQ close to the kitchen. The pool terrace has 4 sunbeds, 2 garden armchairs, a hammock suspended from a fig tree, patio table and 6 chairs at the poolside. It is ideally suited for outdoor living in summer with a back terrace which has a table and dining seating for 8/9. The games room between the two terraces has doors at either end which can be locked to prevent access to the pool area if required.

With our location, so close to the French / Spanish border, there is a variety of of activities within easy driving access, with a uniquely Catalan experience. Perpignan is the capital of Roussillion or French Catalonia & Spanish towns; such as Girona and Figueres are well worth a visit. The Costa Brava is also accessible via the A9 motorway.
We're surrounded by hills but we're not in the hills, so there are no twisting hairpin bends to negotiate after a lengthy lunch. The house is within easy access of the hills for meandering drives or wholesome walks, but is also close to the Med. by direct, flat road in 20 minutes and when you don't want to drive, you can walk or cycle to the lakes.
When you feel you've had enough of rich French food - or even their wine - you can just hop over in to Spain for a completely different cultural experience - different, language, difference food, different wine. You can see the Spanish border from a bedroom window, but there can be delays crossing the border in busy tourist months such as August.
Because of its location near the motorway, there is easy access to Carcassonne, Narbonne and the Cathar region. We're not going to waste space describing the numerous vineyards, wine-tasting venues, cherry and peach orchards, festivals and classical music events - its all around you, just "google" Ceret and look. In autumn/winter there is also shooting, fishing and hunting in the hills, with licences available locally.
The Ceret / St Jean Pla de Corts area
The market town of Ceret (3.5 km) has numerous charms, endless festivals and charming restaurants and bars. The coast has many water-based activities such as Aqualand, Lunapark, karting, scuba diving and sailing, as well as numerous beaches. Just outside the village of St. Jean pla de Corts you have the Lacs de St. Jean with separate fishing and amenity lakes. The amenity lake has boat/pedalo hire, tree-skimming from ropes and a lakeside restaurant.
The nearest golf course is in the stunning setting of St. Laurent de Cerdagne, some 45 minutes drive away. There are also opportunities for shooting, game fishing, hill walking, mountain biking and, of course, art appreciation and wine tasting. Springtime is particularly attractive with the vineyards coming into leaf, the first cherries of the season and the unique and spectacular Easter parade of La Sanche in Perpignan.

At the foothills of the Pyrenees, in the Languedoc-Roussillion, St. Jean Pla de Corts is very accessible from airports; Girona, Carcassonne & Perpignan or by the A9 motorway which links Southern France with Northern Spain.
The nearest airport is Perpignan (30 Km) from where you can take a taxi or bus. Girona Airport in Spain is just under 1 hour away and there is an excellent private bus service, called Frogbus, which can be booked online to pick you up from the airport and drop you at Le Boulou (2.5 km) where a taxi can await you. Carcassonne Airport is an an hour and a half distant and has a train connection to Perpignan. Budget airline Ryanair flies to all these destinations.
The nearest ferry port is Santander in Spain (500 km) or you can drive down a choice of 3 motorways from the northern ports of Roscoff, Cherbourg and Le Havre. The TGV also goes from Northern France to Perpignan and takes approximately 10 hours. The exit point on the motorway (A9) is Le Boulou where you will see a sign for Ceret, St. Jean Pla de Corts. Take the road for 2.5 km when you will arrive at St. Jean - turn towards Centre Ville at the pharmacy roundabout and we're the house on the corner at the 2nd road left.
