A beautifully presented, comfortable, modern ground-floor apartment with one double bedroom, spacious open-plan living room with kitchen/diner, and a second bedroom/study with sofa bed suitable for additional sleeping for 2 adults or two children.

Beautiful central location, which is quite unique in York, having the feel of a quiet country village just a minute or two from the hustle and bustle of the vibrant ancient city streets. The apartment is set in an oasis of quiet in one of York's quaint cobbled lanes with leafy aspect overlooking the beautiful 13th century St Martin-cum-Gregory church. The apartment reflects the owners' love of art, having an excellent eclectic collection of original paintings from around the world which enhance the apartment, setting it apart.

Secure gated small courtyard apartment complex - there are some steps in access to the apartment - regrettably unsuitable for wheelchair users, and as The Courtyard is an exclusive and peaceful development we regret that the accommodation is not suitable for stag or hen parties.

Use of a parking permit for free parking for one car in nearby streets for guests arriving by car - providing a considerable saving for guests.

Free WiFi - unlimited BT internet broadband. Ipod / iPhone music systems, and Bluetooth music players are provided for guest use. Equipped with a modern computer desk and chair for business users.

Entrance to the apartment is initially via the secure gateway from St Martins Lane, crossing the lovely courtyard with its feature fountain and small garden, down three steps to a communal entrance leading to the apartment.

The apartment has its own entrance hallway, with window overlooking the courtyard, housing a generous shoe rack and 5 post coat-rack.

The light and airy double bedroom looks out onto St Martin-cum-Gregory church and features a quality double bed, large double wardrobe and tallboy chest of drawers. Attractive 100% Egyptian cotton bedding with comfortable, quality duvets and pillows makes for a wonderfully cosy sleeping environment in this very quiet location beside the churchyard.

There is a second bedroom which is furnished as a sitting room and study, with a solid oak two seat sofa bed, and large glass desk and office chair. This room can be used as a study or for extra sleeping. Mirrored sliding doors make it extremely flexible as these can be opened to the main living area, to create a spacious L-shaped living and dining area. When closed, this room is completely private and can be used as a bedroom, making use of the sofa bed. The room has a fitted wardrobe with mirrored doors to complement the sliding doors leading to the living room. There is an iphone / ipod speaker system for guests' use, and a scanner/copier printer for guests for business use.

The living area has two comfortable modern leather sofas, occasional tables, a large flat screen SMART television with apps, and a CD/DVD player. An assortment of CDs and DVDS are provided for guest use. In addition to CD and ipod players, there are bluetooth music players for guests' use, and a digital photo frame for those staying for longer periods.

Double French windows (full-height doors) open out from the living room onto a small but charming patio area overlooking the leafy churchyard of St Martin's. Here you can sit at the small table and enjoy morning coffee, or an evening glass of wine, and watch the squirrels that can often be seen playing in the churchyard trees. This patio is formed by the gated private walkway that runs alongside the building, and the old churchyard wall, and we, being fortunately situated at the end of this, have a quite private and very peaceful outside space to enjoy. Planters and tubs of flowers enhance the patio.

The kitchen is fully equipped with fridge-freezer, hob, oven, toaster, microwave, kettle & espresso/cappuccino coffee machine. Ample cookware, glassware, crockery and utensils are provided - everything you need to self-cater in style.

The modern bathroom has a bath with shower, heated towel rail, toilet, washbasin and handy alcove for storing your toiletries. All bedlinen and towels are provided. There is a deluxe hairdryer provided for guests' use in the bedroom chest of drawers.

A small utility cupboard houses a washer/dryer, vacuum cleaner, iron and ironing board.

All rooms have modern electric wall panel heaters with simple rotary thermostatic controls, so the temperature can be easily set for your comfort.

Here at The Courtyard in St Martin's Lane, you are moments away from the ancient city centre, just across the River Ouse, and only 7 minutes stroll to the famous Betty's Tea Rooms for fabulous tea and cakes, and a couple of minutes further to the jewel in the city's crown - beautiful and historic York Minster.

Nearby Micklegate, with it's fabulous historic gate set into the impressive city walls, is just 100 yards along St Martin's Lane, and has a host of interesting little shops - there are excellent coffee bars, bars and restaurants in and around Micklegate, and a small Sainsbury's Local and Tesco Express are just a couple of minute's walk. York station is within easy walking distance (6 minutes) for those arriving by train.

The Courtyard has a secure bicycle store for those arriving by bike or renting bicycles during their stay.

Please note that Holiday Lettings (Tripadvisor) add a damage deposit of £150 to the quote total which appears to raise the holiday cost - however, this deposit is usually refunded to guests by Holiday Lettings within 10 days after departure.
