The terrace has a table for about 6 people where you can dine at your leisure. You can reach the terrace via the second floor. The terrace is one of life's little treasures, which enables you to experience Venice from another level, whether you choose to enjoy the tranquility of Venice during breakfast under the warm morning sun or dinner after a day out. There are two principal entrances to the apartment. The first is via the street. There is a gate located in a quite courtyard just behind campo San Bortolomio, a prime meeting point for many Venetians. The second entrance is a water door, located just in front of Marco Polo's house.
Minimum stay required is 4 days.
The Veneto region
It is thought that the best periods to visit Venice are spring and autumn. Actually Venice is always beautiful for different reasons. During the winter and the summer the number of tourists is lower. Living inside the city centre gives the extraordinary advantage of been able to go to visit it early in the morning and late in the afternoon. The flat is equipped with hair conditioning which gives the opportunity of a good relaxing nap in hottest hours of the day. It has a also a roof terrace which gives the opportunity to enjoy the sun having breakfast out or the chill having dinner on the roof.
The flat is located just in the city centre of Venice. You can reach every corner of the city in about 45 minutes walk. 7-10 minutes walk to reach St. Mark's square, 3-5 minutes walk to reach Rialto's bridge and its spectacular market.
Rialto's bridge is just around the corner. Saint' Mark square is at few minutes by foot.
In the flat you'll find a list of advised restaurant and places to see.

The apartment is in a fantastic location, close to the sights and local shops. It is modern, clean and homely and has plenty of space for a family to each find their own space to relax in. The roof terrace with views of venetian rooftops is a real bonus. The landlord was extremely helpful providing useful information about transport and local amenities. Next time we come to Venice we shall be staying here.

"Good apartment, great location, overall value"
We stayed at Filippo's apartment for 5 nights in October 2012. Althogu slightly worried about the lack of formailities (no deposit etc) email communication with Filippo was excellent, and his phone numbers were listed so no major worries. Directions, tips etc all arrived promptly (by email) and we agreed that we would call/SMS when we arrived at the airport. We caught the Allaguna orange boat as suggested by Filippo (40 minutes great journey from the airport and half the price of water taxi), and were met at Rialto bridge boat stop. 2 minutes later the moment of truth - and we were not dissapointed. The appt. is exactly as the photos, very central, clean with fresh linen etc. We didn't actually spend too much time there - there's so much to see in Venice!
The wifi worked great, everything was fine, and our calculation (gamble?) that this would be great or at least acceptable accomodation at half the price of a 4star hotel paid off big time. As a family with a teenager, two rooms are essential, and the appt. had a large double and large twin bedroom, 2 bathrooms, a kitchen area, and 2 sitting rooms. Steep stairs mean it isn't for the elderly or infirm, but anyone of normal health and fitness will be fine (there is only 1 flight of stairs!).
I would recommend to friends and go back, so that's that.
PS - buy the standard ACTV boat "bus" 2, 3 or whatever pass. It's the best, cheapest and simplest way to get around in between wandering. We waited a day to find our bearings - an un-neccessary error.

"5 Star Luxury with a personal touch"
We had a magical holiday in this beautiful, spacious and comfortable apartment, perfectly located close to the Rialto. The owner provided lots of information which enabled us to experience the "real" Venice and get a true flavour of Venetian life. We had the added bonuses of our own landing stage, where we arrived and left by water taxi, and a roof terrace where we could enjoy breakfast or an evening aperetif. Very close by was a wine shop, recommended by the owner, whch sold good quality wine at 2.50 - 3.50 Euro and Prosecco at 3.50 Euro !! A gondola ride is a must - good fun and not too expensive if there are four of you. We travelled by train one day to Padova, where we had family connections; another beautiful city - go to Pedrocchi's Cafe for a drink and a snack.
We cannot recommend this apartment enough; it really is a Luxury Loft Apartment.

"A great apartment right in the middle of Venice"
The owner made everything easy for us, a friend of his meet us where we disembarked at the Rialto bridge to show us the way and give us keys. The apartment was spacious very well maintained and it's air conditioning made it a joy to come back to after our enjoyable but hot sightseeing.
My only hesitation in recomending to others would be if they had mobility problems or difficulties with stairs.
If we visit Venice again I'd have no hesitation in trying to book the same apartment.

"A truly wonderful apartment in a superb location. Roof terrace a real bonus!"
This is a very special and spacious apartment which is in a class of its own. You will certainly not be disappointed. We simply love it! We booked for five weeks last year (we stayed for six because of the volcano in Iceland!) and had a great time. We came back for three weeks this year and have already booked for next year.
The Rialto fish, fruit and vegetable market and its specialist food shops are a couple of minutes walk away, there is a really good wine shop round the corner- local wines and Prosecco-and St Mark's is 5-6 mins walk.
The owner of the apartment, Filippo is a great guy and his folder of tips on where to eat is excellent. His brother, Simone lives next door and is also very friendly and helpful
The quality of the accommodation and its location make this the perfect place from which to really enjoy all that Venice has to offer.
