Only 0.7 miles to central Spoleto, while a car is not essential, we recommend that you have a car, unless you are the fit types, used to walking uphill and do not wear high heels !

6 spacious and beautiful 2 bedroom, air-conditioned apartments with a large private pool, Jacuzzi and a very picturesque BBQ area. Each apartment is unique but differs slightly re the internal and external features.

And, each apartment has WiFi access.

With original beams and features throughout, all the apartments have panoramic views of the acres of countryside that includes the large 100 sq mt pool with its masses of terrace space to allow everyone maximum privacy . Indeed, to increase your privacy, you can order your own private BBQ for your terrace or balcony.

Spoleto By The Pool is located 0.75 miles from the buzzy, pedestrian centre of the fairy tale city of Spoleto, teaming with shops, bars and restaurants. Spoleto is, in fact, Italy's best kept secret ! Staying here, you experience the beauty and peace of the countryside, yet you have easy access to all amenities, including the local market for bargain hunting, and many excellent restaurants for eating out.

APT 3, which can sleep up to 5 persons, is on the ground floor of the 2 storey cottage which is situated in a higher position than the 1-storey cottage. There are about 8 steps down to its entrance, which opens via double French Windows onto a huge terrace area with fantastic panoramic views. On the terrace, it seats up to 8 - as much garden furniture is available as you like....sun-loungers, tables and chairs. APT 3 has the largest sitting/dining room of all the apartments and it is the only apartment to have a separate, galley kitchen.

With one double and one twin bedroom, APT 3 is ideal for families, with plenty in the surrounding area to see and do during your stay.

The grounds are expansive and, so, it is easy to tuck yourself away with a glass of wine and a book. Indeed, you would never have to be “friendly” with anyone else staying here, if you don't want to be.

In the grounds, close to the pool, is a Jacuzzi. And, there is an ornamental waterfall.

There is very easy access to Assisi, Perugia, Orvieto, Todi, Bevagna, Montefalco, Trevi, Spello, Gubbio, Norcia, the Gran Piano and Casteluccia…….everywhere that you'd wish to visit in Umbria and beyond, since Spoleto is in the very centre of Italy. And, Rome is just over an hour away by car or by train.

The patio area can seat up to 10 persons and, therefore, is very convenient if you wish to book more than 1 apartment simultaneously at a discounted rate because everyone can easily dine together on this patio area.

Please order a cot and/or a high chair in advance of your arrival.

Each apartment has WiFi access, a DVD/TV and its own patio/terrace or balcony.

There is a large communal utilities room with a washing machine - ironing facilities are in each of the apartments.

A local and very talented builder/architect created these 6 superb apartments from 2 typical 16C stone Umbrian farm cottages. He has left intact all the original features…arches, beams, exposed stone and tiny nooks and crannies. This man is not only a brilliant artist in terms of restoration but he has proved to be a genius in finding original materials with which he has perfected the restoration.

These absolutely brilliantly designed apartments are an aesthetic delight. And, the entire setting is the last word in glamour ! The gardens are manicured and landscaped with uninterrupted panoramic views of hills, olive groves and small towns on the horizen. Not only that, but, the location of Spoleto By The Pool could not be more perfect: it is a mere 15 mins stroll to Piazza Garibaldi and the historic centre of Spoleto, mainly along a quiet country lane and, the same to Spoleto train station. So, while a car is desirable, because there are no buses to the apartments, if you are the fit type who doesn't mind walking, it would be very easy to do without a car. Although we only recommend doing without a car, IF you are the fit types, who enjoy walking, can walk up hills and do not wear high heels.

At the end of the country lane – about half a mile from Spoleto By The Pool, when you hit the road, right there, before your very eyes, you have the most luxurious Co-Op in Italy !!!! This is a Co-Op like none you have ever seen in Italy. Yes, you can buy very inexpensive wine for about 2 euros a bottle; but, whereas in the usual Co-Ops, the most expensive wines on the top shelves are about 15 euros, here, you find those bottles much lower down the pecking order and, the best wines on the top shelves range around 100 euros and upwards. This is THE supermarket of the rich and famous !!! And, it caters for them…and how ! Obviously, you can also buy all the basics that only the rest of us can afford. But, it is interesting to just sit at its bar and people-watch – to try and spot a famous face. So far, I haven't seen Prince Charles, even though I know he owns a villa nearby.

Yet, not only is there a grocery store and a bar, where you can have your croissant and cappuccino, less than half a mile from Spoleto By The Pool, right outside the Co-Op, there is a bus-stop from where you can hop on a bus to reach the top of Spoleto and the famous Rocca and Il Ponte. Very convenient if you only fancy walking down-hill, through the pretty, cobbled and arched streets of Spoleto, passing the myriad of shops, bars and restaurants along the way home.

And, even at night, it is walkable back from central Spoleto to Spoleto By The Pool - the country lane never gets too dark to see your way. Furthermore, the only cars on the country lane to Spoleto By The Pool are those belonging to our guests and the owners of the other 2 villas on this lane. It is a very quiet lane. On arriving home, what could beat a late-night dip or, simply, a last drink by this fabulous private pool !

The Umbria region

Unlike Tuscany, where Chianti has been dubbed, Chianti-shire, referring to the invasion of the Brits from the British home counties over the past 50 years, Umbria has remained “unpolluted” by tourism. Indeed, you can drive along stunningly beautiful country roads, over mountains and through valleys, and never see another car ! Naturally, this keeps the prices down since the many restaurants, trattorias and pizzerias, all competing with each other, depend on local trade the year round for their income.

A trip to Umbria is a trip back in time. Mediaeval mists stretch across endless landscapes. A land of traditions and rich culture. A magnificently, unspoiled area of rolling, forested hills, sprawling grassy meadows covered with flowers, olive groves, vineyards, lakes and valleys. Dotted with picturesque medieval villages, perched on hill-tops, Umbria is famous for its cuisine………….truffle, boar, porcini mushrooms, fine wines from Orvieto and Montefalco and the friendliness and hospitality of its people. Still, the most important topic of conversation is food. Everything stops for lunch, the most important meal of the day for young and old !

The “hot-spots” of Umbria eg Perugia, Orvieto, Montefalco, Todi, Spello, Norcia, Casteluccio, Trevi, Gubbio, with Spoleto at their cultural centre, have festivals throughout the year, celebrating truffle, chocolate, various pastas, asparagus and boar – all in a context of song, dance, choral music and orchestra. The Spoleto festival is also known as the Festival of Two Worlds.

But, the Spoleto area is the most interesting place to stay in Umbria, not only because of its central location. It combines ancient and modern, simplicity and sophistication, town and country, and, the richest of cultural heritages, bound up in the handful of aristocratic families, who have owned and controlled Spoleto, since the turn of the century, with love and respect for their land. Now, the young ones are in power and are keen to open up Spoleto to the rest of the world, to show off their traditional farming methods, their cuisine and just the sheer beauty of the place.

To stay anywhere else, you risk missing the ultimate experience, the complex mix of food, fashion, religion, architecture, bars, churches, museums, art galleries, arched, cobbled streets, older than Rome…all to be found in and around this most famous city of all, Spoleto, the city of the rich and famous and, up until now, Italy’s best kept secret !

Central Spoleto

Spoleto is close to Assisi, Foligno, Trevi, Bevagna, Perugia, Todi, Orvieto, San Gemini, and Gubbio. It is about 1.5 hours to Lake Bolsena, Lake Trasimeno, Rome, 5 hours to Venice, 4 hours to Naples and 2.5 hours to Pisa, Sienna and Florence.

A favourite for Italians, the tiny city of Spoleto looks like a fairy tale book, come alive. Just 0.7 miles from Spoleto By The Pool, you can enter the walls of this tiny, exquisite city, meander in its cobbled, arched streets and feel the spirit of Spoleto’s fascinating past immersed in every stone and cobble. A place where fantasy meets reality and anything could happen !

Lounge in bars, gelaterie and restaurants or, don your walking kit and set off into the hills, treading in the foot-prints of millions of pilgrims who have trod the trails of St Francis, since the 12C. In 15 minutes, from anywhere in Spoleto, you can be in the mountains, immersed in spectacular scenery. Bright green valleys, hills covered with olive groves, thick woodland, monasteries, castles and tiny villages dotted here and there – magical !

There is a flash tennis club in the centre. And, there is pony trekking in the nearby hills. Other activities include swimming, fishing, cycling, cooking courses, wine-tasting, truffle-trails as well as day trips to Florence and Rome.
