Thank you for forwarding the guest's review, dated 3 April 2012 forwarded to me on 9 April 2012

I am somewhat perplexed why the guest refers to Apartment 8 (203968) when they actually stayed in Millharbour apartment (203967). The pictures of both apartments are very different apartments with different furnishings.

I particularly remember these guests as they were unable to pay the remaining balance of £619 (£865 less deposit paid of £246) on the day they checked in. They subsequently paid £40 having queried the cleaning fee of £45 plus the refundable damages deposit of £400. I was unable to collect the outstanding £134 from them as they unilaterally decided to check out before the normal time of 10am.

The property was in okay shape but starting to look quite tired; lots of stains on the walls that could use a fresh coat of paint

The lounge, kitchen, dining room, hallway, 3rd bedroom and both bathrooms were recently painted (March 2012). The 1st and 2nd bedroom will be painted this month but do not have 'lots of stains'.

The 2 sofa beds, 2 twin beds in 3rd bedroom and 40” Plasma TV with internet access are brand new. The coffee table, dining table, chairs and double beds in the 1st and 2nd bedroom are not 'worn, old' but of a high quality. The market value of this apartment is £600,000 and has been furnished to a high standard.

It felt neglected and seemed like nothing had been done since it was first built 9 years ago.

Property built 6 years ago not 9. It is not 'neglected' and renovations are on going with painting every 2 years.

The beds were very hard and bedding very cheap and uncomfortable.

Beds are comfortable (no other guests have complained) but will take this complaint on board and replace the beds in the 1st and 2nd bedroom.

The linen and towels were both very old, worn, stained and dirty. They hadn't been washed in some time. Greasy fingerprints were all over the kitchen surfaces, glass tables and mirrors. The floors were clumped with dust and the bathroom with hair.

If this was the case, they would have not stayed and moved out immediately. Furthermore, they could have contacted you immediately to raise their concerns - that they did not speaks volumes.


I made an appointment to meet them, at 9.30am the next morning, but was kept waiting outside the apartment door for over 10 minutes before they opened the door. When I asked them if everything was satisfactory mention was made 'of fingerprints in the bathroom'. Nothing else was mentioned. I apologised for this and requested that they leave a note so that I can raise this with the cleaner. I agreed to them not paying for the cleaning or the damages deposit. Our discussion was amicable and not at all confrontational

The landlord was never on time to meet with us and always kept us waiting, without calling to notify he was late or picking up calls from us.

The guest did not arrive on time for the check in at 2pm and only contacted me on arrival at the property. I had to reschedule my appointments and saw them within 20 minutes of being contacted by them.

As already explained (above) I did see the guest the next day.

Guest only called me once on the day of arrival which I answered. I did answer to the 2 phone calls that they made.

A sms was sent to me (shown as at 8.21am) on the day of departure informing me that they would be checking out at 9.30am. However, I did not receive this message till much later (not sure why). Check out time is 10am and I arrived at the flat at 9.50am to find that the guests had already left. I was surprised that they did not ring me before checking out.

Although he did accept our request to not pay the required cleaning fee of 45GBP, he seemed very startled that the apartment wasn't clean, even though we showed him plenty of evidence. He didn't seem to understand that the apartment wasn't anything close to how it might once have been. He asked me to write a list of comments for the cleaners.

I agreed to not charging the cleaning fee and apologised for the fingerprint marks. No evidence was shown to me. The list of comments for the cleaners, was not written by the guest.

As far as accommodation goes, I'm fairly easy to please. A clean place and a comfy bed is all I need but we all were very disappointed and would not recommend or return to this property.

Clearly this guest feels aggrieved but the comments are very subjective and tendentious. However, criticism made are very serious and detrimental to my business. I suggest an independent third party visit the property and investigate this further

In conclusion it would seem that these guests are confused eg getting apartments mixed up, getting the age of the building wrong, making subjective, inaccurate allegations etc. I wonder whether they have a secret agenda! To date I have still not received the outstanding balance of £134 and would appreciate your help in obtaining this.
