About Hillyfields:
With a few minutes walk to Brockley station, then 2 stops (10 mins), to London Bridge for Tower Bridge; and onward to the London Eye, Tower of London, River Thames, Buckingham Palace, Theatres, West End shopping and all London's best attractions. We are in London travel zone 2.

We have LOTS of space for up to 6 people; you are not squashed into a space that's too small like so many places which claim to have space for 6; we really DO have sufficient space; After all, you ALL want to sit around a big table together, serve all your food at the table, and chat about the great time you are having in London. And you don't want to be swapping seating space and have to fuss around every evening pulling out and making up sofa beds. You don't have to do this at Hillyfields - we have sufficient bed space for 6 people, so you can use the sofas for seating!
After a busy day enjoying everything that London has to offer you'll want somewhere to come home to, put your feet up and relax with a book, magazine or TV and a DVD or a round of games with the kids on the Playstation. Enjoy some family time together; playing the London Board game, Scrabble, Jenga, jigsaw puzzles or just watch some DVDs or have a browse through the books and magazines; there's plenty for all the family.
There are 6 dining chairs at the large dining table plus sofas /easy chairs for 6 people; bedrooms are good sizes, with plenty of space for extra fold up beds. (see our testimonials!)

locally there are 3 or so excellent medium sized supermarkets (8 min walk, we provide a wheeled shopping basket for your use), great delis, pubs etc. There are 2 fantastic cafes 3 mins walk away, one (Top Chef) providing a full english breakfast 7 days per week for around £4 plus a fantastic licenced coffee bar (Brockley Mess) 2 mins walk away, which serves excellent food, cooked breakfasts and lunches - delights like eggs benedict and their warm vegetable pesto baguettes are mouth watering.
There's also an excellent Fish and Chip shop, Brockley Rock, 2 mins walk round the corner plus Pizza delivery service, Thai restaurant and others. Also delis and a cupcake & coffee shop with home made cakes and artisan fresh baked bread.
Locally, every Saturday morning is Brockley Market, about 8 mins walk away selling fresh produce, organic veg, speciality food stalls, organic meats etc. Also once a month, Hillyfield's Farmers Market is similar, 2 mins walk away at Hillyfields Open Space. Brockley Market has many stalls which also trade at Borough Market in London.
Bars and pubs include the famous Brockley Jack Pub and Theatre, dating back to 1898 which serves excellent food and beer plus near Brockley station, we have Brown's bar, serving barista made coffee, and The Gantry, a bar restaurant with an excellent menu and a garden for al fresco summer dining, plus The Orchard bar and restaurant, among others. Brockley has a really interesting cosmopolitan London vibe due to it's large artistic community. It's not unusual to pass by one of the beautiful large Victorian houses and hear the sound of a saxaphone or violin playing...or someone tinkling the ivories at the piano.
Hillyfields is our former home so we know and love the area and are so happy to be able to share our home town with our guests so that they can enjoy a proper London experience, living among real Londoners in a beautiful place just 10 mins from the centre of London.
Brockley has stunning Victorian properties in leafy streets and Hillyfields open space is 150 metres away.
We are now in our 5th year of providing high quality vacation accommodation and have over 100 published testimonials plus visitors books full of glowing praise.
The Hillyfields apartment has a big comfortable cream leather sofas, 32" flat screen TV with freeview TV and a Playstation 2 plus games for the kids. We also provide books and magazines, DVDs and CDs and a huge selection of London tourist guides, maps and leaflets for you to browse through or take with you as you explore London.
When the weather is good, your pretty enclosed and private garden is a delightful place to unwind and chat about your London plans for the morning with a glass of wine and bbq. If you are lucky you might see some squirrels but there's always plenty of birds chirruping around.
There is a large (separate) fully equipped family size kitchen; with dishwasher and everything you need, huge pasta pots and decent cooking knives.
The apartment is ideal for 4 people, but we can accommodate a maximum of 6. The apartment is suitable for families with small children as it has easy clean laminate flooring and easily wiped leather furniture. We provide a cot and cot linen for babies; a highchair, pushchair, potty, bottles and steriliser, baby crockery etc. We also provide toys and games for a range of ages from 0 - adult.
Rates for Stays of Less than 7 nights
For stays of less than 7 nights, short stays are quoted as a percentage of the full weekly rate, as follows:.
2 nights 45%, 3 nights 54%, 4 nights 68%, 5 nights 82% and 6 nights 92% 6 of the full weekly rate.
Weekly rates range from £520 per week Low / winter Season to £1100 per week Peak /summer season), based on 4 people., ie an average of £815 per week.
The daily rate is displayed on our adverts is automatically generated by HA/TA and we have no control over the rate displayed, nor have they supplied any mechanism for quoting short stay rates. Self catering rentals in the main, are not like hotels and we generally do not price 1 night at the same rate as 7!
Personally we are very unhappy the nightly rates quoted and we would like to reassure potential enquirers that it is not our intention to mislead guests over pricing. It is as frustrating for us as for our potential guests. Our seasonal rates and daily rate pricing structure is explained below our rates table. We do not take 1 night bookings, even though TA may suggest we do.
Please feel free to make an enquiry or instant booking and we will quote the correct price. We do feel that low season or high, we provide excellent value and spacious accommodation, which is the reason that we have so many excellent TA reviews (plus 69 other 5* internet reviews - please ask for details)

Towels, bed linen and final cleaning are included in the price. We don't provide midstay cleaning but can provide it as a chargeable extra upon request.
We have full central heating and hot water is generated as you need it, so your a group of 6 CAN shower or bathe one after the other without having to wait for hot water to be heated.
Our quoted prices are per person, a group of 3 will pay less than a group of 6. (please see rates table)
Sleeping accommodation is very flexible. All the bedrooms are very large (15 x 14'). The main double room can accommodate an extra cot or extra bed.
The twin room can accommodate two more beds.
The extra beds are fold up beds which can be moved where required.
The lounge can also be used as a separate sleeping area if 3 separate sleeping areas are desired, without compromising on sofa or seating space.
We also have an inflatable double size airbed if desired which can be used in the lounge area. This inflates with its own electric pump - you just plug it in and it's done in 2 mins without any effort from you.
Further details outdoors:
Vehicles can be parked in the street outside the apartments at no cost. There are no parking restrictions and it is usually easy to get a space near the house.
We are located very near to the A2/A20 which joins the M2/M20 Dover road. The port of Dover is 1.5 hours drive. Very many guests from France and Germany drive over, using either the ferry or Eurotunnel.

Bookings:
We ask for a 25% deposit to secure dates. The balance is required 3 weeks ahead of the rental dates.
Keys are collected on arrival from a keysafe for which we give you the code. This means that late night arrivals or early morning departures are not a problem. Generally we do not meet and greet as we feel it is generally unnecessary and most guests seem to prefer to be left alone to make themselves at home.
We are happy to meet and greet if you prefer but we charge £30 for this service (£40 8pm to midnight)
Conditions
Note for Wheelchair users or persons who have limited mobility: This apartment does not have any special mobility equipment fitted, nor do any rooms have grab rails etc.
Hillyfields may be suitable for people who have some mobility but who may depend on tri-walkers or wheelchairs some of the time, but not all of the time. My view is that people who depend on wheelchairs all the time may not find our accommodation suitable.
The front door has a large doorstep which wheelchair users may need assistance with. Aside from that, the apartment is all on ground level. The hallway is wide and all rooms have standard doorways. Access to the garden involves negotiating one step and the garden is gravelled which may be difficult for persons with mobility issues.

The South East England / London region
We are not in the congestion charging zone and have unrestricted on street parking for visitors who wish to hire cars or bring their own. Guests staying for a week or can take advantage of Brockley's fantastic transport links to get the train to Brighton, Sevenoaks and Bath, all of which are do able in a day there and back. Trains from Brockley whisk you to central London (London Bridge) in 9 mins (2 stops). Brockley's Tube/Metro line (ELL/London Overground (orange on map) joins the Jubilee, District, H&City, Victoria and DLR, meaning the O2 Arena is just 17 mins away. Buses to central London are 200 metres away, an interesting 50 min journey taking in many sights.
The Central London/Zone 2 / Greenwich area
We are about 2 miles from Greenwich, the setting for the 2012 Equestrian Olympics and famous for the Meridian Line, where you can stand at longitude zero with one foot in the East and one in the West Also at Greenwich is the Martime Museum, Planetarium, Royal Observatory, plus a charming craft and antique market. From Greenwich you can take the Thames Clipper riverboat into London and disembark at Embankment Pier opposite the Houses of Parliament. We are also just 20 mins from the O2 Arena, an easy journey from Brockley on the ELL and then picking up the Jubilee Line at Canada Water to North Greenwich . Easter, Christmas and New Year prices are subject to an uplift on our usual prices. As it is impossible to give a generic figure, prices for these dates are not quoted above; please enquire about these dates, stating your group size and dates required.
Please ignore the 'daily rate' banner quoted by Holiday Lettings. The advertiser has no control over the daily rate displayed which appears as our lowest rate quoted, divided by 7. I have attempted to give a guide to our daily prices (ie rates when less than 7 nights are booked). As we work on a percentage scale, which I can't reproduce in the HL pricing tables, the nightly price above will be less per night if more than 5 nights are booked and will be more per night for less than 3 nights. It's more or less correct for 4-5 nights. If you want to work out the likely fee for your stay, the percentages are quoted below.
As a guide and to avoid disappointment, despite whatever is displayed by the Holiday Lettings template please note the following.
We do not take 1 night stays. Our preferred minimum stay is 3 nights but we may take a last minute booking of 2 nights to fill a gap. We are unlikely to quote stays of less than 4 nights in peak season more than 3 weeks in advance.
As a guide, short stay rates are as follows as a percentage of the full weekly rate: 2 nights 45%; 3 nights 54%, 4 nights 68%, 5 nights 82%, 6 nights 92%.
Rates vary depending on season and the number of guests booked.
Our standard rates are quoted for 4 people and 6 people. Groups of 3 or 5 will be adjusted accordingly, an uplift of £7-£11 per night per extra person and the same reduction for less than 4
We may quote an uplift on 'special event' dates as appropriate.

Rates include bed linen, towels, teatowels electricity (we don't charge winter supplements) and final cleaning (although we do expect guests to keep the house generally clean and tidy during their stay - cleaning products are provided).
We supply an initial couple of toilet rolls and there may be a few essentials (teabags etc) supplied but in general this is a self catering apartment.
Stays of more than 7 nights are quoted pro rata at the advertised weekly rate. We can usually offer a discount for stays of more than 18 nights.
