Very sunny and spacious apartment (75 sqm), on the 3rd floor of a characterful Victorian terrace building, with a lift. It is modern and very comfortably furnished, as it is the owners' London home. There is a 38" LCD TV with freesat digibox, DVD and video player, free WIFI and a printer, and all the mod cons in the kitchen.
The living area is open plan, with an L-shaped living room and kitchen, and a dining table with seating for 4.
The apartment contains 2 double bedrooms (1 queen bed and 1 double bed), an ensuite and a shower room. The ensuite has a large free-standing rolltop bathtub with claw feet. The shower room has a rainfall shower, with a non-stop supply of hot water.
The location is fantastic, being one street from Paddington station (mainline and tube), and a very short walk away from Lancaster Gate tube and Hyde Park. It is also only 20 minutes walk to buzzing Notting Hill, upmarket Knightsbridge, and lively Oxford Street.

Conditions
Rates are inclusive of all utilities, except for telephone calls, although the owners have an inclusive call package which allows for free local and national calls, and free international landline calls to many countries. Details of charges will be in the welcome pack.
A deposit of 25% is required upon confirmation, with the remaining balance due 28 days prior to arrival. For bookings during the 2012 Olympics period, the remaining balance will be required 3 months prior to arrival.
If cancellation occurs before the remaining balance has been made, the deposit will be refunded less a GBP50 administration charge. If cancellation occurs after the remaining balance has been made, refund of any amount is subject to the reletting of the property for the originally booked period.
A refundable GBP300 security deposit and a refundable GBP50 telephone deposit are required to cover breakages and chargeable telephone calls respectively. These deposits must be paid with the remaining balance payment. If cancellation occurs after payment of the security and telephone deposits, the security and telephone deposits will be refunded, less any bank charges on the transfer.
All payments are required in GBP, and may be made via credit card, bank transfer or cheque. Guests choosing to pay by bank transfer or cheque will receive a 3% discount, however all bank charges for payment to the owners via bank transfer or cheque, and for the refund of the security and telephone deposits, are payable by the guests.

The South East England / Greater London region


London is definitely a global destination. Thousands of shops, hundreds of good restaurants and bars, a lively nightlife, and buzzing streetlife. There is so much to see and do in London.
My recommendation to first timers here is to walk, walk, walk! It's the best way to see everything. Another fabulous way of seeing London is from the air - try a ride on the London Eye, or go for a meal or drink (day or night) at Oxo Tower Brasserie - it's on the 8th floor of the old Oxo building on the South Bank, and has wonderful views over London. Don't forget the many museums and art galleries - British Museum, Museum of Natural History, Tate Britain, or Tate Modern.
Those who come here to shop shouldn't miss the Notting Hill end of Westbourne Grove, Bond Street, Sloane Street or Selfridge's on Oxford Street.
If you're here with children, visit the London Zoo, the London Aquarium and Diana Princess of Wales' Memorial Playground in Kensington Gardens.
The Central London/Zone 1 / Paddington area
The Paddington/Bayswater area where the apartment is located, is a very exciting part of London to be staying in. It is very close to all major attractions in Central and inner West London, as well as numerous shopping areas, bars and restaurants.
Westbourne Grove is a short walk away, which has many restaurants and an up and coming boutique shopping area at the Notting Hill end. Portobello Road in Notting Hill is a 20 minute walk away, and is interesting to visit especially on market days - Fridays and Saturdays. Notting Hill is also full of many lively bars and great restaurants.
Harrods, Harvey Nichols and Sloane Street in Knightsbridge are a lovely 20 minute walk away through Hyde Park. Kensington Palace is a 10 minute walk away though Kensington Gardens, and Bond Street is only two stops away on the Central Line.
There are numerous public transport options close by. Paddington Station is very close, which contains the mainline rail station, as well as the Circle, District, Bakerloo and Hammersmith & City tube lines. Also close by is Lancaster Gate tube station, for the Central line. There are also many bus routes which pass both Paddington Station and Lancaster Gate tube station.
It is so easy to get around Central London by tube or bus, but by foot is the best! However, after a long day of sight seeing or shopping, the apartment is only a short cab ride home.

London Heathrow is the closest airport, and provides the easiest access to the property via the Heathrow Express train service into Paddington Station. The property is one street away from Paddington Station, so walking from the station is easy (especially if you have wheels on your suitcase).
All other London airports have express train services into London mainline stations, from which you can either get a black cab to the property or catch the tube to Paddington or Lancaster Gate tube stations.

We had a wonderful experience in your gorgeous, updated, beautiful flat! We met the housekeeper for the keys easily with no problems. She was very kind and showed us around in a helpful way. The neighborhood was desirable, the kitchen was well supplied, and rooms tastefully docorated the information notebooks were helpful and relevant. And thank you for the milk, bread and bubbly. What a nice touch! |

"We stayed in this lovely flat in September 2011. It was exactly as shown in the internet pictures but better than we expected. It was very comfortable, clean, light and modern and we were surprised at how quiet the location was. The road is relatively quiet and with the building set back, three levels up and double glazing, the traffic didn’t bother us at all. All the equipment worked well and the Nespresso coffee machine was a nice touch. It was also very handy to have essential items (including bread, milk and a bottle of Cava) provided in the house when we arrived. The location close to Paddington Station is great for getting around London and the two supermarkets inside Paddington Station were very handy.
