Incredibly sunny, even on a grey day (!), this flat has 10 windows and 2 sky lights. The east-facing bedroom which overlooks one of Notting Hill's famous private communal gardens, is surprisingly quiet (but for the sound of birdsong!) Direct access into the gardens from the back of the building. An oasis right in the middle of London. Large open plan living / dining area (24' x 18'7") beautifully furnished. Sleeping loft over the sitting room with a futon bed so ideal for two friends sharing or a couple. Excellent transport links from either Notting Hill tube or Ladbroke Grove tube, good bus service from very nearby, as well as Boris bikes for the more energetic! Free wifi. ipod dock.

Opened up into the rafters, with a ceiling height of 15 feet at the apex, and beautifully furnished, the flat comprises of a double bedroom, a recently redecorated bathroom, a small but very well equipped kitchen, a large open-plan living / dining room with a sleeping loft above.

Wonderful private communal garden filled with mature trees, plants and flowers. Truly magical - it is an oasis in the middle of the city. As featured in the movie, "Notting Hill". The garden is 3 acres and runs the length and breadth of an entire city block, and is accessed directly from the back of the building. Swings and a wooden climbing frame discreetly hidden at one end of the garden. The perfect place for a sun-downer or a picnic or simply to read a book or chill out at the end of a long day pounding the streets.

"I don't know where to start...this was a really unfortunate experience"

"Fabulous, bright, well-decorated flat with great aspect and in a good location"

This flat is everything it is shown to be on the website and more. Main bedroom is a good size with plenty of storage, the bathroom is larger than we expected for a London flat, the living/dining room is very spacious with a wall of books and very comfortable sofas. The kitchen is small but well equipped. It was just like staying at a friend's flat, smart but comfortable. The landlady is also easy to deal with. There are three flights of stairs but you'll only have to carry your suitcases up and down once and the position provides wonderful views over the private gardens. We'll definitely stay here again and we've already recommended it to several friends.

"The Perfect Stay"

The flat is the prefect pied-a-terre in London for those who want to be fully immersed into Notting Hill's buoyant life. Through its design (top floor flat), elegant decoration and warm atmosphere, it is typical of cosy London living from this affluent, yet a bit bohemian, neibourghood. The flat is in perfect condition, has full amenities and immediately makes you feel at home - essentially you are in a real living flat; not in a cold hotel room. It also offers access to a typical Notting Hill communal garden which can be enjoyed on nice summer days. The owner is an incredibly nice person who was immediately able to build the right level of trust. There is no hidden issue whatsoever with this property and what you see/read is really what you get at the end of the day. For sure a place to recommend although I feel that I should selfishly keep this good address for myself ;)

"Pretty, cozy, comfortable, romantic, quiet and great location!"

The photos, which attracted me to this property in the first place, don't do justice to how charming and comfortable the flat is. It's in a great location, close to Portobello Road, but even though it's only 2 blocks from this busy thoroughfare, the street and the building are quiet and peaceful. The garden outside the bedroom window is beautiful. Lucy was very accommodating to all my requests and was a gracious hostess. Would stay again in a heartbeat! The only thing not noted on the site is that it's a few flights up (no elevator) so not really suitable for anyone with disabilities.
