The Flat in Kensington was the perfect choice! Plenty of room and a wonderfully inviting living room to hang out after long days of trekking around the wonderful City of London. Easy walk to the High Street Kensington tube and terrific grocery stores. The pub below also offers a wonderful dinner menu if you don't want to cook or venture too far:) Of course the brilliant weather was the icing on the cake!

“Great flat, great location.”
We stayed here for 10 days over Easter, with our 3 kids. The flat was clean, spacious, well equipped and comfortable, with great natural light. The heating worked well during the very cold weather, and the wifi was very good. The manager, Annette, was extremely helpful and reliable. We had a very early morning arrival from Australia, and having rented the flat from the night before, Annette arranged a driver to collect us at the airport, and was kind enough to meet us there at 7am, which we greatly appreciated. She gave us lots of helpful info and advice when we arrived, and was readily available to answer our questions throughout our stay. The location is close to Kensington High St, with bus, tube, supermarkets, shops and restaurants close at hand. There is also a lovely restaurant on the ground floor - excellent food and charming service. We were not disturbed by noise from downstairs at all. The beautiful Holland Park is also close by. Highly recommended - we hope to return when next in London.
Always got quick responses from Annette, the booking and managing agent. We did have some confusion after booking the dates (she had us down for the wrong month altogether!) but Annette checked in with us and it was sorted it all out. That was sort of the gist of the whole experience. Things didn't go very smoothly in a lot of ways and Annette did her best to work it out. But we didn't want to spend our entire vacation calling her to complain and/or fix the glitches. It would have been nice to have someone on site for that reason. (The folks downstairs in the restaurant were very friendly and accommodating and did their best to help with the wi-fi by sharing their space and passcode.) Problems from most frustrating to least: 1. NO wi-fi or internet access because the subscription for our space had been cancelled. The flat below had it and we tried to access theirs but had to stand outside their door downstairs in a freezing hallway. 2. No baby gate/door for the landing of the apartment. I had a toddler with us and we had to use an ironing board laid on its side and constant vigilance to keep him from falling down two flights of stairs. This should have been mentioned to us since the top floor apartment had an open floor plan. It was nerve-racking whenever we were there. 3. Long walk to a tube. Equally far - 10 or 15 minutes brisk walk to Earl's Court or Kensington High Street and then MANY stairs up to flat. Hard on my father and the little kids but fine for adults in good shape. 4. Limited tv channels and drafty windows. We had to keep all the curtains drawn or blast the heat for warmth but it was an unusually cold week for the UK. 5. No toilet paper anywhere in the flat upon arrival, old butts and liquor bottles left from the cleaning staff in bins. 6. Stained linens stuffed into the cabinets. 7. Need non-slip applique in bathtub - I pulled my hamstring getting in because my foot slipped and I did the splits. Very dangerous if not holding on tight. But these are all tiny complaints. So... All in all the other reviewers covered the charm and warmth and convenience of a sweet flat in a lovely neighborhood with great food (The Abingdon, The Brittania, Kitchen W8, good chains - Wagamama, etc.) and a very friendly representative in Annette. It was simply not ideal for our family needs.

“An ideal central location.”
This flat is ideally centrally located in Zone 1 in London, England. It was spotlessly clean on our arrival and we were greeted by the owner, promptly on our arrival. We were arriving from Canada and were accommodated most graciously with respect to all of our requests and concerns. The flat is within easy walking distance of the High Street, shopping, restaurants/pubs and both the tube and bus stops. We will be returning to London again over the next several years and will most definitely be staying at this flat again!

“Great location and comfortable apartment”
This apartment is ideally located for central London but has great shopping available locally and two lovely parks (Kensington and Holland) to wander round. The apartment itself was spacious and comfortable and fully equipped with everything we needed for a four day break. We would definitely return.

“Location, location, location!”
The owner was at the property to greet us upon arrival, and explained all relevant matters. We made use of all the amenities in the apartment, and appreciated the washing machine! Plenty of space for four of us. Having the second bathroom was handy. The location is perfect - easy walk to Kensington High Street, and an option of a few Tube stations. Also walking distance to other shopping strips and museums, so plenty of options nearby. Suburb felt very safe, and restaurant below did not pose any problems. Found it a little difficult to darken rooms for sleeping, but this wasn't much of an issue. Emailed the owner many times prior to arrival - answers were swift, friendly and helpful. Would certainly stay here again.
“Roomy flat with all the necessities + good location”
The flat is roomy, with very high ceilings and a general nice feeling to it. 3 bedrooms, all with ample space for the double beds (or in 1 of the rooms; two single beds).
Rental agent Annette was very quick to respond via email, both during the booking phase and answering a couple of practical questions during our stay.
Although generally well kept, it's been some time since the flat has seen a new lick of paint.
Nice way of living in London, feeling as a Londoner with only two flats sharing the private entrance from the top of an external staircase one floor above street level.
Supposedly a good restaurant on the ground floor, but we never got round to try it since there are a number of other good places to eat nearby.
In all very nice experience with both agent and the place itself, would certainly come back.

“Great apartment, great location, pity about the squabble”
This is a very comfortable flat in a lovely area, within easy walking distance to High Street Kensington tube and bus lines, grocery stores, a couple of pubs, some good restaurants, and retail stores. Would particularly recommend the restaurant downstairs. The apartment itself is well maintained and furnished in good taste, all very attractive. Everything about it is good and I would recommend it, with one rider: make sure that your rental is secure. Unfortunately, in our case, we were unwittingly caught up in a squabble between the two Letting Agents (Bridget and Annette), which caused us great stress and anxiety in the two weeks leading up to our arrival in London. Basically, because of the Olympics we had paid the rental on another flat (via Bridget) a year earlier. Circumstances rendered this flat unavailable and Bridget organised Abingdon Road for us. All was fine, we were happy and had several emails from Annette confirming the rental and offering any assistance she could render. All very good. Unfortunately, and to our horror, within a few days they fell out over the booking, with Bridget saying that it (the booking) was secure and Annette saying that she would not give us access to the apartment until she had received the full rental payment from Bridget. This "You will have access to the apartment/No you won't" continued right up until the day of our departure and was even communicated to one of our party when she was stuck in Singapore during her flight! Ultimately, Annette did give us access, so I suppose she received the rent, but the whole affair left us all upset and with a very bad taste in our mouths. As clients, we should never have been dragged into it and the whole affair was most unedifying and totally unprofessional, I'm sorry to say.

Great contact with the agent Annette right from the beginning,always answers the mails very promptly wich is reassuring when renting from abroad.. Very nice flat in good order,with cot ,high chair and folding bed. Great location in Kensington ,very practical both for transportation and for shopping:within walking distance of Portobello,the parks, the museums. The whole seven of us (plus toddler) were delighted with our stay and strongly recomment it.

“Great location, comfortable, most helpful staff ever!”
Quite comfortable flat within a few blocks of the tube and bus lines, grocery stores, a couple of pubs, some good restaurants, and retail stores. Cabs easy to snag. Kensington Palace/Park close by. Rental agent was very helpful--magnificent, in fact. Our flat was on second floor (3rd for U.S. folks) and up steep staircases. Good restaurant below, so be ready for pleasant food aromas, a little (but not overpowering) late-night parton noise, and early (noisy) garbage pickup. Back bedroom is the quietest. Flat is well-equipped and maintained. I would definitely return.

“Excellent Family/Group Accomodation”
Five adults (3 family, 2 friends) stayed here for vacation. The apartment is spacious and can accomodate 6 adults easily, and an additional 2 children/teenagers could easily sleep on the sofas. A washer/dryer was also available. The location is a 10-15 minute walk from the Underground in a residential area, with grocery stores and restaurants very close. It was easy to get anywhere we wanted. The landlord was very gracious and accomodating. The cable TV and wireless internet access were excellent (no additional cost). The apartment is on the second story (no elevator, so I would not recommend for those with disabilities).
We spent 4 nights in the flat. A lovely, light and airy flat in a friendly neighbourhood. The flat is much brighter than the photos suggest. A great location, quiet and clean, and easy to get about the city from. Annette and Martin were very friendly and helpful.

“Great location and great apartment and a great holiday”
The apartment was well presented and as shown in the web site advertising. The location was great for access to high street shops and public transport. Also recommend taking hire bikes from just outside and riding through parks and gardens all the way to the city centre. Rooms were big and comfortable.
the flat is situated in a very nice area (Kensington) very close to the underground (7 min walk). the 3 bedrooms are spacious enough, one of them has a small en-suite bathroom, however with no door. the living room has a huge TV with a whole lot of channels, very nice for unwinding and relaxing in the evening. there are also some pubs in close proximity, where you can eat or have a drink. Annette who is in charge with te apartment is very nice and helpful. she helped us book cabs to and from the airport and everything else needed. I would recommend this apartment to anyone who wishes for a pleasant stay close to the center, in a cozy apartment.

“Dissapointed”
Cups, cutlery and fridge were dirty on arrival. Main living room window was a nightmare to open and thankfully Annette was there to see how wobbly it was. It needed 2 people to get back down safely.... more
We were a group of 3 couples staying in London for a weeks vacation, and this apartment was ideal. It worked out cheaper than a hotel for us. It was very close to high street shopping, yet was located in a calm and cosy neighbourhood. Buses and tubes were 5-10 minutes away. We cooked in one night, but headed out for dinner all the other nights. We came home very happy with our trip.
Annette was very helpful at all times, and was a pleasure to deal with. We had some trouble with the dishwasher, and Annette came in with a repairman the very next day.
Recommended, would gladly come back the next time I'm in London.
