This is an elegant, designer apartment in the central and upmarket area of Little Venice. Opposite, you'll find the Regent's Canal with its pretty houseboats. A perfect spot for a stroll!

The sitting room has a large comfortable sofa, a couple of armchairs on either side of the original fireplace and many interesting pieces of artwork. Splashes of red and blue in paintings and furnishings make this room a vibrant space, and there is a tv with Freeview channels.

This main living area is open-plan and extends through to the dining area, where there is a roof window above the dining area and a lovely ceiling light. There are sliding glass doors which open onto the charming terrace garden, with a table and chairs for al fresco dining, and a bbq.

The kitchen is very modern, with fitted cupboards, a tiled floor and high spec appliances, including a large stainless steel cooker, fridge-freezer, coffee maker, dishwasher, washing machine and dryer. There is also a glass-fronted wine rack.

The master bedroom has a superking size (a 6 foot) bed, two large wardrobes, a lovely original fireplace with an ornate gold mirror above, and French doors onto a second private terrace area with a table and bench. There is a tv with Freeview, a dressing area just off this room and an en suite bathroom with modern grey tiling, a glass screen by the walk-in shower, a loo, a sink and a mirror with lighting.

The second bedroom has a double bed, a bedside table, a chest of drawers and a wardrobe. The second bathroom has emerald tiling, a shower attachment over the white bath, a sink and a loo.

This exceptional flat is right in the heart of Little Venice. There's a strong café culture in the area and many great restaurants such as Red Pepper, a good Italian restaurant on Formosa Street. On this road you'll also find Amoul which is great for breakfast and on Clifton Road there is an organic butcher and many more good eateries, such as Raoul's café. You also have the Regent's Canal right on your doorstep too; just cross the road and take the steps down to the canal path.

Transport connections in this area are excellent, with Paddington tube and rail station only a 5 minute walk away. From here you can take the Bakerloo, Hammersmith & City, Circle and District lines and be at Oxford Circus for shopping in 10 minutes. There is also a direct express train to Heathrow Airport. Alternatively, Warwick Avenue tube station is only a 3 minute walk away, and from here you can also get a direct tube to Oxford Street in 12 minutes. There are many buses in the area which will take you to the famous Harrods department store in Knightsbridge, as well as to Kensington, Chelsea, Notting Hill, Marylebone and Bond Street.

Westminster is a well-to-do, historical area with many prestigious landmarks and visitor attractions. It provides a wide choice of parks and open spaces such as St. James Park and Green Park, as well as political London icons 10 Downing Street and the Houses of Parliament. The Palace of Westminster, 'Big Ben', Buckingham Palace - home to the Queen of England - and Westminster Abbey where Kate Middleton and Prince William were married, are all in this beautiful area. Parliament Square, with its lawn and statues of past statesmen, is a popular tourist spot and a space from which you can see some of the most iconic architecture of the Capital.

Families will enjoy this area, with many luxurious modern developments nestled amongst the traditional period homes which provide plenty of space. Take a walk along the Victoria Embankment which has some brilliant views of the city's skyline, and if you head to the Southwest, the area of Victoria has many restaurants, bars and shops to explore, particularly in Cardinal Place. One eatery of note is in the Old Westminster Library which dates back to 1893 and was transformed into an upmarket Indian restaurant in 2001: The Cinnamon Club.
