Sit for hours with a coffee in the kitchen or with a glass of wine in the sitting room overlooking the 270 degree views of Mount Edgcumbe country park with Dartmoor in the distance, the South Hams and the Mew Stone, out to sea and round to Penlee Point. Watch the continuous marine activity from local gig racing, to beautiful yachts to the Royal Navy practising high speed manoeuvres (as well as the occasional dolphin on quieter days!) ....
The top half of Rock House in Kingsand has its own front door and direct access to beach and was newly renovated in 2012. The property used to form part of the Earl of Edgcumbe's holiday residence and has high ceilings, grand proportions and stunning sea views.
Sleeping six in three bedrooms with 2 bathrooms, there is a large sitting room overlooking the sea with plenty of seating and also a pool/ table tennis table; a large double aspect kitchen/ diner with large table (seats 8,) range cooker, D/W, washer dryer, microwave and sea views. The master bedroom has a lovely ensuite shower room and a large wardrobe as well as direct sea views from the bed! Full central heating. Pubs/ well stocked shop within 250 yards. Small garden area (not enclosed.)

Arranged in three bedrooms, one double, one twin and one with bunks (full size.) There is also a travel cot and high chair at the property and a pull-out truckle bed in the bunk room and, although we could not recommend more than six fully grown people, an extra small child could easly be accomodated if required.

Breathtaking sea views from the sitting room, kitchen/ diner and master bedroom. Direct access to beach is through the sea wall which is accessed by some steps to the side of the house.

The village of Kingsand is located on the Rame peninsula, known as Cornwall's Forgotten Corner. There is a small beach right outside the house and fabulous rock pools for children to explore. The stunning beaches of Whitsand Bay are a short drive (and easy park) away.

The Cawsand / Kingsand area
Kingsand Cawsand has four great pubs and a hotel within easy walk serving good food (booking recommended.) The well stocked village shop is within a few minutes' walk of the property serving hot pasties - perfect for that picnic. There is a friendly cafe/ ice cream parlour on the beach as well as a deli/ cafe/ bakery (in season.)
Parking is in the central car park which is five minutes' walk and weekly swipe cards can be purchased. (Unloading 70 yards from the property. )
There is a foot ferry from Cawsand Beach at regular intervals during the spring/ summer months going right to the heart of Plymouth's Barbican with easy access for the aquarium.
Mount Edgcumbe country park borders the village with good walks there & on the other side up to Penlee coastguard station and over to the ancient church of Rame overlooking Whitsand Bay.
Looe and Polperro, with their great fishmarket, are a half hour's drive as is the Monkey Sanctuary.
Indoor heated swimming pool, 2.5 miles.
Very convenient for Polhawn Fort.

Kingsand Cawsand is easily reached from the A38 between the Tamar Bridge and Liskeard.
Alternatively the Cremyll ferry (foot passengers only) is easily reached from the mainline train station in Plymouth and arrives a five minute taxi ride away from the village.

My wife and I and my sister-in-law had a wonderful few days at Rock House. The accomodation was perfect - very comfortable - all mod cons - and beautifully clean ! To wake up and have breakfast with that stunning view was amazing. Even the weather was perfect, so having the quiet beach only a few strides away put "the icing on the cake" ! When not sitting on the beach, we managed some picturesque walks nearby and in the evening we ate at a couple of local, very welcoming, pub/restaurants - and the food was good too ! Final comment - "worth every penny - we will return !! " |

I cannot rate this property highly enough, from the perfect location to the apartment itself. The sea views are incredible, the apartment has everything you need for the perfect holiday. The manager is extremely friendly and helpful and is on hand to resolve any problems. Kingsand is an unspoilt fishing village with very welcoming locals. There are plenty of places to eat, all within easy walking distance. There is no parking at the property, but don't let that put you off. The nearby car park is very near by, it is secure with the owner living onsite. If you are looking for the perfect costal holiday look no further, my husband and I look forward to returning next year. |
