Loxley House was completed in 2005 and is situated in the Turkish Cypriot village of Catalkoy, approximately 4km from the town of Kyrenia and its picturesque Harbour. It is one of only two luxury villas built in a secluded village setting away from other developments. The house interior is tastefully furnished throughout and provides both functionality and comfort; every room is air-conditioned and has access to either a terraced patio or balcony. With marble flooring and a marble staircase you will find yourself in the lap of luxury.
The Villa is situated within easy walking distance of the village centre and nestles on the slopes of the Besmarpak Mountain Range, which dominate the skyline to the rear of the house. The front of the property faces north across a Lemon Grove and a gently sloping terrain towards the Mediterranean coastline, which is approximately 1km distant. The property is completely enclosed by a sandstone wall which contains a BBQ, fruit orchard and large pool. There are also sitting areas within the garden and also around the terraced pool.

Lounge - Open plan with comfortable sofas and coffee and side tables, a 32" flat screen television equipped with satellite services and a radio/CD player. Sliding doors provide access to the patio overlooking the pool where there is ample room and facilities for dining al-fresco or simply whiling away the hours enjoying the view of the pool against the spectacular backdrop of the mountains.
Kitchen - A large modern and fully equipped Kitchen and dining area accessed via an archway from the Lounge or directly from the Hallway. There is access from the Kitchen directly to the garden or the patio overlooking the pool.
Bedrooms - Three bedrooms are available each with fully fitted wardrobes, side and dressing tables; two bedrooms have twin single divan beds and the third a double bed. The 1st floor bedrooms each have access via sliding patio doors to a balcony, one facing towards the mountains and the other towards the Mediterranean coast. The downstairs bedroom is accessed from the Hallway and large windows provide excellent views of the garden and Besmarpak Mountains.

Garden - Sliding glass doors from the Lounge give access directly onto a large paved patio area overlooking the large 10 x 5 mtr pool, the area is provided with tables and chairs for dining al-fresco if required. The pool surround is provided with sun beds and sun shades and also has a BBQ nearby. The pool can be illuminated at night for late night bathing. The mature garden is enclosed by a dry stone wall and has citrus fruit trees, palms, flowering shrubs and many climbing Bougainvillea.

The Kyrenia region


Northern Cyprus has a typical eastern Mediterranean climate - long hot dry summers from mid May to mid October and short mild winters from December to February. It enjoys approximately 340 days of sunshine and a sea temperature rarely below 63 deg F.
Kyrenia is steeped in history, it dates back to the Trojan war when settlers arrived from Achaea and established towns in the area. With many ancient archaelogical sites in the area you will find yourself surrounded by a rich tapestry of history and culture.
With Turkish, Greek and Lebanese neighbours you will find the cuisine rich, varied and reasonably priced.
Cyprus is a haven for nature lovers with millions of birds making it their home every year. You will find yourself surrounded by beauty and fragrance with skyscraping mountains and verdent plains to explore.
The coastline of Northern Cyprus is generally quite rugged but has many secluded and sandy beaches that are not crowded even in the summer months. Turtle beach is unique in that around the end of June, beginning of July, the turtles come to lay their eggs. The eggs hatch in late August to early September and volunteers are welcomed to help guard the nests or to watch the newly hatched baby turtles struggle down to the water’s edge.
Northern Cyprus has many historic and heritage sites. You can you wander around the temples, amphitheatres and also admire the mosaics of Salamis, the most romantic ruined city left by the Romans. There is also the fairytale Castle of St Hilarion which commands an imposing position above the bay of Kyrenia, inspiring Disney for the castle in Snow White and the Seven Dwarfs
Golf players can test their skills on a new championship standard course at the nearby GOLF & COUNTRY CLUB. There is also a Driving Range & Academy with three full-length practice holes. Day passes will be available for visitors.
The Catalkoy area
The ideal climate, the natural beauty of the island, the warmth and generosity of the Turkish Cypriot people make Northern Cyprus an ideal holiday destination. There is none of the pestering of holiday makers that is so common now in other Mediterranean resorts.
The beaches offer excellent facilities in terms of eating and drinking and the provision of beach umbrellas and loungers. Many of the Hotel complex beaches also offer activities such as water skiing, banana rides, jetski, wind surfing and scuba diving. Fishing trips can also be arranged with boat owners in the old Kyrenia Harbour.
Birdwatching is a popular pastime with approximately 347 types of birds to discover.

This was our first visit to Northern Cyprus and consider ourselves very fortunate to have chosen Loxley House as the venue for our summer holiday. The villa was gorgeous and Northern Cyprus is a super place to unwind from the hustle and bustle of our home lives ! We found all we could have wished for in the Villa to make our stay comfortable and pleasurable. It is very well fitted with all mod - cons, is fully air-conditioned and has an amazing swimming pool, great for both us and the kids!, crystal clear water, warmed by the summer sun, also illuminated for our many evening dips! There is also a purpose built BBQ on the patio around the pool if you fancy eating in, which we did on several nights. One of the best aspects to the Villa is its superb location. Situated in a quiet part of the village of Catalkoy, the Villa is extremely private, situated on a no-through access road with olive trees on one side and a lemon grove on another. The gardens were beautiful with a real splash of mediterranean colour ! So.....to summarise our first experience of Northern Cyprus..................it's a real Gem ! Located out of the Euro Zone it represents superb value for money. It's not commercialised like many holiday destinations we have visited over the years but has everything you need from shops, beaches, fabulous restaurants and beautiful mountain walks. We experienced many of the local eateries, had some fantastic meze's and ate out at a couple of fine dining restaurants where the best of European food can be found at a fraction of the cost back home. Public transport and Taxis are readily available but we would recommend hiring a car to maximise flexibility so you can visit some of the fantastic attractions nearby, the owners can help with organising car-hire and taxis to and from Larnaca Airport as we did. All in all this was a Fantastic Holiday ! We would thoroughly recommend Loxley House, you won't be disappointed ! We're already making plans to return next year........!!! |

Guestbook for Loxley House
4th-15th July 2010. We had a lovely relaxing holiday and couldn't have asked for anything better. Thank you for letting us use your Villa and we look forward to coming back in the near future. Ann, Steve, Dan,Elliot and Jordan Mc Straw, Buckinghamshire.
18th July - 1st August 2010. We all had a fantastic time . Villa is superb and well equipped and very private. Lots of places to have good food. We will certainly be visiting North Cyprus again. Amanda, Alex, Caitlin and Lochan Macintosh, Staffordshire.
2nd - 11th August 2010. We have had a lovely holiday here at your wonderful Villa and particularly enjoyed the fantastic pool. We enjoyed visiting Bellapais Abbey, the ruins at Salamis, St Hilarian Castle and a sunset cruise along the coast. Bob, Lucinda, Alex and Emily Yelland, Hampshire.
25th June - 2nd July 2011. We came to Loxley House just prior to our wedding day to chill out and relax. Loxley House was everything and more had we hoped for and boy did we chill out! We ate out every night at a selection of local, european and asian restaurants in Catalkoy and the harbour. 17th - 29th July 2011. A really nice holiday - thank you. Facilities at the Viilla were excellent and the pool was a welcome break from the very hot weather. Eating out was great, car hire and transfers went like clockwork, Baspina very efficient and helpful. We could be back - lots more restaurants to try! 30th July - 13 August 2011. Thank you for letting us stay in your lovely Villa, we had a wonderful time in the pool and eating from the BBQ on the patio. The Villa is very spacious and comfortable and we look forward to a return visit.

Booking Conditions:-
A deposit of 25% of the total rental charge is payable on booking. A receipt of your deposit will be acknowledged by return. The balance is payable 8 weeks prior to departure.
Refundable Bond:-
£100 per week against breakages or damage is payable with the balance of your payment 8 weeks prior to departure. Following an inspection by the Letting Agent, it will be returned to you one week after the end of your holiday.
