This is a traditional former farmhouse with a large private pool, set in two acres of beautiful gardens with wonderful uninterrupted panoramic views over the surrounding countryside and has total privacy. Luxuriously furnished both inside and outside.The dining and lounge areas seating 10 persons. Plenty of space to relax!

The house is warm in Spring and Autumn and a cool retreat from the hot summer sun! Ample private parking with security light.

The farmhouse has two double bedrooms - Master bedroom has a double bed with en-suite shower room with walk in wardrobe space, 32" TV and outside door leading directly onto the patio and pool area. The second bedroom can be double or twin, it is small but has an adjacent bathroom with full size bath and overhead shower. The third bedroom is, The stone built Garden Studio, set in the garden, it has a large double bedroom with en-suite shower room with limited cooking facilities and WiFi, 42" TV. With UK channels. Ideal for accompanying Grand Parents or independent teenagers! Do you need more beds ? There is a double fold down sofa bed in the spacious, well furnished lounge in the Main House. Board games, poker set and cards, available in the lounge - New for 2015 - Samsung 65" TV with 3D. Media centre available to all your iPads, computers, TVs with thousands of films, tv shows & music tracks.

The outside decked area overlooking both the gardens, pool and open countryside has quality Rattan furniture for both the dining (8) and lounge areas (6 ) 2 x 2 seater settees and 2 x armchairs and has an extra large swivel sunshade. There is also a deluxe Gas BQ for that all essential alfresco dining and a helicopter swing chair to relax in with a glass of wine!

The kitchen is central to the home and leads out onto the patio with panoramic views of the countryside. There is a utility room, twin sinks, washing machine and dryer, Ice machine, ironing board & iron. The entrance hall has a cupboard for coats etc. There is a water filtration system in the main house ensuring fresh, safe water for drinking.

This is a perfect haven to unwind and refresh yourselves! Free WiFi.inside and in the grounds.Mobile phone reception good. A daily order of delicious fresh croissants or pain chocolate can be ordered at the village shop!

Miele deluxe coffee machine, 65" LCD, 3D TV with UK stations and theater sound system. Apple computer, WIFI inside and outside in the gardens. Sound system by the pool for your own special music whilst you swim or relax on the luxury sun loungers .

The kitchen will have all the basic ingredients for cooking so no need to bring oil, salt, seasonings etc. If you require a grocery order just email it to me and your groceries will be here awaiting your arrival! (Less hassle for you and gives you more space in the car!) Food for pets may also be requested!

A Travel Cot and High Chair can be provided on request.

We are situated 0.9km (walking distance) outside the small village of Lougratte which has a general store with fresh bread, groceries, cooked meats and wines! In front of the Sallé de Fête there is an daily open air stall selling fresh fruit and fresh vegetables! Also a local garage if you need it! There is a post office for posting those all essential postcards!

The Lougratte lake with man- made beach and cafe has boats for hire, water slide, fishing, and is only 1km from the property and there is a tennis court for hire in the village, horse riding is available nearby. 9 hole golf course 15 mins, 2 championship golf courses within 20 mins. Plenty of day and night markets in the nearby Bastide towns.

Within the property grounds there is a games lawn with table tennis, badminton, boule, darts and plenty of space to kick a ball around! The pool house has a Gadget-Fit machine and rowing fitness centre. The pool area has sun loungers for all, plenty of parasols and floating chairs for relaxing in the pool! Ipod docking port in the pool house for your own music by the pool! Small woodland walkway and pond area with gazebo for a quiet read. One area with a hammock, four areas for alfresco dining or BBQ !

Further details

Non refundable 20% deposit to be paid on booking. Balance to be paid 8 weeks before arrival. £200 breakage bond to be paid on arrival and will be returned on departure if there are no deductions. The property is expected to be returned to the owners in a clean state - as found on arrival. Cleaning charge of £75 will be deducted from the bond if not satisfactory on departure.

Children UNDER 5 years old are free. A travel cot and high chair are available.

Guests bringing their own dogs should note that there is a charge of £50 for the unavoidable additional cleaning on departure to return the property to the standard expected for the next guests. A Dog Tag with our address on is offered to guests and it is recommended that you inform your Micro Chip company of your travel destinations before you travel. Arrangements for your pet's heath check prior to it's return to UK can be arranged for you.

Please specify if you require twin beds or a double bed in the second bedroom at the time of booking.

The Aquitaine/Dordogne region

A lovely area of South-West France, including the southern part of the Dordogne region, the northern part of the Lot-et-Garonne department, and the Dropt Valley, together forming one of the most beautiful and unspoiled parts of France. 180km from Atlantic coast.

Unspoilt countryside, rivers and caves, beautiful gardens and small unspoilt villages - several classed as 'most beautiful villages in France'.

Castillonnes, Lot et Garonne

In the region you will find chateaux, including Bonaguil, Beynac and Biron; medieval towns, including Domme, Belves, Monpazier and Sarlat; Caves with pre-historic drawings. Artisans with many crafts.

Much of the most beautiful rural architecture in France is to be seen here - ancient houses, barns, pigeonniers and churches simply form part of the unchanging landscape.

Most Bastide towns have their own markets and night markets with live music.Plenty of tourist information available in the property for planning your trips out! Activities can range from hot air ballooning at Duras to canoeing on the Lot or Dordogne rivers.

In Castillonness you will find a cinema with English films and a race course which holds races in July and August, a great fun afternoon out!!

"Try it you wont regret it!"

Rarely do you come across a villa that ticks all your boxes and owners who really go the extra mile when needed. For those reasons alone we thoroughly recommend this villa in the heart of the French countryside, ideally positioned for exploring the bastide towns with markets every day of the week. The villa is superbly equipped with huge lounge and dining room and large kitchen, in fact everything you could possibly want and with extensive patios with new furniture, gas BBQ, clean large pool, gardens and more for outdoor living. Sue and her faithful golden retriever Checkers will make you feel welcome as soon as you arrive until to the minute you leave. Try it you wont regret it.

A delightful young professional party returning for their second year. The damage was agreed by the guests and the deductions from the Breakages Deposit were made at cost and receipts given. There was no charge for the extensive labour involved in fitting a new toilet seat and toilet which had to be replaced immediately so causing us to miss the Tour de France passing through the area!
