In a clearing of Monte Lagello, in a dreamily, peaceful place about 2 km from the village of Mercatello, near Marsciano, you will find a small white road that leads you to L´Eremo, a 17th century tower.
After you pass through the pinewoods, you will emerge in a forest out of a fairy tale, where you can't quite be sure that gnomes, fairies and dwarves aren't watching you! Here you will find peace and tranquillity at its best.
L´Eremo towers over the trees with its four storeys. In the living room there is period furniture from the 17th century, you will also find a fireplace with a great place to sit and read a book.
Antique pictures and many other lovingly restored details fulfil the illusion of a trip back in time. When you decide to journey up the winding staircase, you will discover a kitchen that any hobby chef will not want to leave.
The top floor of the property gives way to the tower terrace. The views are truly breathtaking from here and look out to Orvieto, Todi, Perugia, Assisi and Spoleto.
The property has a well equipped kitchen including a dishwasher and from here you have direct access to the lawn that has a full array of garden furniture. All of the bedrooms have been beautifully furnished with traditional antique furniture which will be sure to make you feel at home in this historic property.
This property is ideally located for seeing the delights of Tuscany and Umbria. All the major art centres are within easy driving distance; however the large pool may entice you to just stay and relax.

The Umbria region
This secret Umbrian idyll is still very much unspoilt and offers excellent transport links to many of the delightful towns and Cities of the region. The location of Lago Trasimeno is excellent as surrounding area offers easy access to some of the most delightful places in Italy; Perugia (40 mins), Assisi (50 mins), Siena (1 hr), Arezzo (45 mins), Cortona (20 mins), Florence (1 Hr), Pisa (1 ¾ hrs) and Rome (2 ½ hrs).
Being large but shallow, Lake Trasimeno (at 128 square kilometres, the fourth largest lake in Italy) is a haven for a wide variety of birds and other wildlife. The lake is surrounded by a flat, alluvial plain, then a ring of gentle hills, where woodland alternatives with fields of sunflowers, maize, vineyards and olive groves. In fact, the economy of the area depends largely on agriculture, together with the local’s love of craftwork, notably the famous lace of Isola Maggiore, ceramics and articles in copper and wrought iron.
Castiglione del Lago / Monte Lagello area
The Trasimeno area is part of Umbria, but culturally and geographically it straddles both Umbria and Southern Tuscany. It contains features of both, being an area where the borders between the two regions is intriguingly blurred, in a language and landscape as well as in the flavours of its cuisine and its traditions. Umbria is located in the exact centre of Italy, at a point which since ancient times has been a meeting point for routes for travellers from central Italy and northern Europe heading for Rome.
The area is not a busy transit area, however but the kind of place that people stumble upon by chance, then visit regularly. There is no need to stumble across it, though, as now you have your chance to discover this magical region.

All holiday property prices are in € per week for the number of people stated in bold unless otherwise stated in € per day.
Accommodation weeks usually run from Saturday to Saturday and include linen, water, electricity, and gas unless otherwise stated. The heating costs and housekeeping fees are paid directly to the landlord and are dependent on usage please be aware heating costs are expensive in Italy. Almost all landlords require a security deposit between 100 € and 250 €. The full balance of the deposit will be returned at the end of stay provided that the property is in the same condition as when you arrived and there are no damaged/ broken items. All linens should be returned in the same number and conditions on departure if they are not the landlords have the right to keep the deposit at their discretion.
