Casa Topini is a brick house with an external staircase which leads to the upper storey of the house and small terrace. From the upper level of the property will find yourself welcomed by a magical view of the Lago di Chiusi which lies directly in front of you, complimented by the rolling patchwork valleys and hillsides.

The architectural style of Casa Topini is characteristic of the houses in Umbria. It is a brick house with an external staircase which leads to the upper story and the terrace connected to it. The garden is reasonably extensive. The house is simple but is excellent value for money if you are looking for a budget holiday with a fantasic view.

In the garden you can have a barbeque, play table tennis or just soak up the view of the lake and surrounding countryside. The most beautiful aspect of the garden is the fabulous view it offers of Lago di Chiusi and the scenic landscape of the hills and Monte Amiata.

Casa Topini is on the edge of a small, sleepy village named Gioiella in which you can find the most of the necessary services to satisfy your basic needs. There is a bar, a tabacci and a pharmacy. Lago Trasimeno which is home to Italy's 4th largest lake is situated approximately 8 Km away and has 8 official bathing spots.

Castiglione del Lago will act as your main shopping centre where you will find an aray of shops and 3 large supermarkets. This old town is a fabulous day out and is situated on the lake side. There is also a train station here where there are regular services to the main towns and cities of Italy.

The house is only rented out in its entirety. There are 3 bedrooms, a living room, and a kitchen as well as a bathroom with a shower and WC. In two of the rooms there is a double bed and in the third there are two single beds. The house is furnished very simply. Two of the bedrooms have antique furniture.

The surroundings are very beautiful and offer the ideal conditions for bicycle tours or extended walks. 4 bicycles are available for use in the house. Don't miss out on the opportunity to explore the region around Lago di Chiusi. You will encounter incredible views of the landscape again and again, and the sunsets will transport you to another world.

Castiglione del Lago will act as your main shopping centre and is one of the most beautiful medieval towns by the lake. City gates and walls dating back to the middle ages surround the picturesque old town, which includes a piazza, a fountain, and a castle. There are many restaurants to choose from and the town's exquisite shops have much to offer. There are many smaller shops, selling typical products from the region and 3 large supermarkets. There are excellent transport links from the train station where there are regular services to the main towns and cities of Italy.

Excursions to destinations in Umbria and the Tuscany are quickly reached. The information centre in Castiglione del Lago provides numerous brochures and information about the sights and events in the area.

Be sure and visit cities such as Chiusi, Paciano, Cortona, Montepulciano, Montalcino (Sant´Antimo, Gregorian chants) Castiglione del Lago, Passignano del Lago, Perugia, Assisi, and Orvieto.

A comfortable, inexpensive train ride is all that separates you from Chiusi, Terontola, Rome, Florence or Orvieto. Buy regional goods in the village or the surrounding area. Ask for tips about restaurants, - the Umbrian cuisine is recognized as the best in Italy.

The Umbria region

This secret Umbrian idyll is still very much unspoilt and offers excellent transport links to many of the delightful towns and Cities of the region. The location of Lago Trasimeno is excellent as surrounding area offers easy access to some of the most delightful places in Italy; Perugia (40 mins), Assisi (50 mins), Siena (1 hr), Arezzo (45 mins), Cortona (20 mins), Florence (1 Hr), Pisa (1 ¾ hrs) and Rome (2 ½ hrs).

Being large but shallow, Lake Trasimeno (at 128 square kilometres, the fourth largest lake in Italy) is a haven for a wide variety of birds and other wildlife. The lake is surrounded by a flat, alluvial plain, then a ring of gentle hills, where woodland alternatives with fields of sunflowers, maize, vineyards and olive groves. In fact, the economy of the area depends largely on agriculture, together with the local’s love of craftwork, notably the famous lace of Isola Maggiore, ceramics and articles in copper and wrought iron.


Castiglione del Lago / Goiella area

The Trasimeno area is part of Umbria, but culturally and geographically it straddles both Umbria and Southern Tuscany. It contains features of both, being an area where the borders between the two regions is intriguingly blurred, in a language and landscape as well as in the flavours of its cuisine and its traditions. Umbria is located in the exact centre of Italy, at a point which since ancient times has been a meeting point for routes for travellers from central Italy and northern Europe heading for Rome.

The area is not a busy transit area, however but the kind of place that people stumble upon by chance, then visit regularly. There is no need to stumble across it, though, as now you have your chance to discover this magical region.

Almost all landlords require a security deposit between 100 € and 250 € and for some of the more exclusive properties the deposit can be as much as 1000 €. The full balance of the deposit will be returned at the end of stay provided that the property is in the same condition and that are no damaged or broken items. All linens should be returned in the same number and unsoiled on departure. Terre Vitae reserve the right to request the balance due for any items that have been damaged and that have not been disclosed to the caretaker as a part of the contract signed prior to departure.
