Perpoli is a spacious very well cared for detached 4/5 bedroom house with one of our largest private gated pools, hot tub, and beautiful mature garden which has the most spectacular heart lifting views!

This house really is a home from home, and was designed by the owners with their own lives in mind, meaning there is a very well equipped spacious kitchen, large lounge/diner, further relaxing space, and good sized bathrooms.

The house boasts wooden floors, good quality furniture, and being modern has lots of windows (with insect screens) to let in the light.

Modern comforts includes WIFI internet access, a large flat screen TV, and a US style fridge/freezer with ice maker. There is even an outdoor kitchen to make al fresco living a reality. Here one can cook, BBQ, and also use the traditional wood oven.

Perpoli sleeps 6 with ease but can sleep up to 8 with its 2 double bedrooms, and 3 single bedrooms (one of which has a pull out bed under, and one of which has no natural light).

There are also 3 bathrooms, one of which is en-suite.

Ideal for families, the garden is flat and enclosed, the pool is gated, there are proper bath tubs, and there is room for ball games, as well as various games left by the owners (table football/pingpong).

Perfect also for couples looking for pure peace and relaxation in that wonderful garden!

All this tranquillity, yet only a 20 minute walk from a good restaurant, and less than a 10 minute drive into town.

Ground floor:

Enter house via gated garden, and covered outdoor relaxing area, into hallway.

Kitchen – equipped with oven, 5 ring hob, double sink, dishwasher, US style fridge freezer with drinks cooler. Second fridge freezer. Breakfasting table.

The washing machine is housed in a separate laundry room.

Reception room with fireplace and comfy seating for 6.

This room leads to a single bedroom, which has no natural light. It is however well decorated and lit with a high ceiling, so still pleasant to sleep in.

This room leads to a study area, and also bathroom number 3, which is a shower room with WC, sink, bidet and separate shower.

The reception room also leads through to a large living/diner overlooking, and leading to garden with lots of comfy seating, space for all to dine, and a large flat screen TV with DVD player.

The living/diner also leads to a further ground floor single bedroom.

First floor:

Double bedroom, with doors leading to terrace overlooking part of garden. Large en-suite bathroom with hydromassage bath, separate shower cubicle, WC, sink and bidet.

Single bedroom. The large single bed has a further pull out bed under which will restrict space a little but ideal for children who wish to sleep upstairs.

Each room has plenty of storage.

Outside:

The piece di resistance to this house is the beautiful mature garden with lots of flowers and plants, nooks and crannies, an outdoor kitchen, wood burning oven, BBQ, covered eating area and large gated pool.

The pool is 13M x 6M with internal steps.

The Tuscan Region of Italy is well known for its warm balmy summers, beautiful countryside, rolling hills, mouth - watering food, and of course its towns and villages, rich with mediaeval architecture…

The Garfagnana region of Tuscany, often known as its 'Green Lung' is situated away from the milling crowds that can often be found at the most famous Tuscan locations and is totally unspoilt, remaining untouched by tourism.

The scenery is spectacular, green and mountainous with views of both the Apuane and Appenine mountains at every turn…And, due to the altitude whilst the weather can be very hot, it is always pleasantly cool for sleeping…

The food is usually home made, using home grown produce, and is typically simple and extremely tasty. Prices here remain very reasonable due to the fact that food is prepared with the locals, and not tourists in mind…The local wine is cheap and surprisingly drinkable!

The pace of life is slow and peaceful – spend your days enjoying secluded picnics, swimming in rivers, or watching locals play bocce or 'cheese throwing'. Visit hundreds of ancient hill top villages, or relax at home basking in stunning scenery.

For 'townie' days, visit the mediaeval towns of Barga, Lucca, Castelnuovo, with Pisa and Florence within easy reach too…

Castelnuovo di Garfagnana

The house is peacefully situated between the walled medieval village of Perpoli, and the local market town of Castelnuovo, in the foothills of the Apuane Alps in the Garfagnana region of Northern Tuscany.Within a 20 minute walk of a good restaurant this house is also well located for the market town of Castelnuovo with its Thursday morning market, bars, restaurants and shops is less than a 10 mins drive.

The beautiful \"most Scottish town in Italy\", the mediaeval town of Barga, is say a 20 minute drive and this town is well renowned for its good selection of restaurants, and its regular musical evenings.The fully walled city of Lucca, which is a must for a daytrip is less than an hour away, with Florence say 1 hour 40 mins by car. Pisa with its airport is 1hour and 20 minutes away, and the Versilian coast is reached in little over an hour either way either via Lucca or more spectacularly, by crossing through the Apuane Alps.
