The villa is very spacious - on the ground floor there is the large entrance hall, lounge/diner with patio doors out onto the terrace, and a smart new kitchen/breakfast room. Downstairs there is a large bedroom with a king size bed, plenty of wardrobe space (with a safe) and patio doors out into the garden. Downstairs is also a bathroom with a 'wet room' style shower unit, a modern wash basin and WC. This downstairs bedroom is ideal for grandparents or for a couple with a small baby, as it has a small adjoining room ideal as a nursery or dressing room.
Upstairs are two good sized twin bedrooms each with plenty of wardrobe and storage space, and smaller double bedroom - with a single bed and a new put-up bed and wooden cot. Upstairs is a new shower room, with a wash basin and loo . A baby bath also available.
The villa was completely refurbished in 2008 and is in excellent condition throughout. Both bathrooms have been refurbished in the last two years and in December 2011 we had a new modern kitchen fitted.
The garden is very private and has a larger than average heated pool and plenty of room for six sunbeds and a barbecue for al-fresco dining. We recently built a new patio area out from the lounge with two lockable gates for additional child safety. On the patio is a fixed marble table with modern chairs - which seats 8 guests comfortably. There are plenty of subeds and umbrellas and a kiddie table and chairs. We also have 2 high chairs if required.
The lounge has Satellite TV, a DVD player and a log burning fire. The indoor dining area seats 6/8.
There is air-con and heating throughout the villa making it an all year round comfortable home.
Wireless and static internet is now installed.
The villa is only 800 metres walk or drive down into the centre of Carvoeiro, which has an excellent selection of restaurants, bars and shops, open all year round. A Splash and Slide waterpark is only a mile out of town, Sealife only 15 minutes drive, with Pestana's Gramacho and Pinta Golf Courses only 10 minutes away by car.
Carvoeiro is a great little resort with several really nice small beaches, Feragudo, Silves and Lagos to visit if you have a car. There is a train from the next village which takes you to Faro and the Spanish border to the East and Lagos in the West. There are also frequent buses from the airport.

The garden is very private, with a larger than average 11m x 6m heated pool (with a kiddy area built in) and a two lawned areas with a selection of fruit trees and shrubs. The patio at the back of the villa has two lockable gates, restricting access to the swimming pool - ideal for young children. (see the photos). There is an outdoor granite table and comfy chairs which will comfortably seat 8 guests. We have tall locking gates at the front and a high hedge all round, providing both security and privacy. The drive will take 3 cars.
Further details
We have a management company based locally in Carvoeiro who are on call to all our paying guests. They arrange the cleaning and laundry. In the unlikely event that you have a problem in the villa, our management company will come out. We ask for a damage bond in the form of a cheque, returned if our management company is happy there has been no damage. We ask for a 25% deposit on booking - the balance payable 8 weeks prior to your visit. The villa is our 2nd home and as such we provide a high level of comfort, in return we ask our guests to treat the property with respect.

Carvoeiro is centrally based on the Algarve, only 40 minutes from Faro Airport but away from any major built up holiday resorts. In the high season the weather is great, with a regular breeze to keep you cool. In the Spring and Autumn the weather is great - perfect for walking, golf and exploring the Algarve. Silves, the original capital of the Algarve, is only 5 miles inland and worth a visit. Ferragudo is a delightful unspoilt fishing village, just ten minutes drive away. Portimao is 5 miles west, a big city with an estuary front walk. There is a Slide and Splash waterpark just outside Carvoeiro and a Sea Life centre at Guia, about 10 miles east. There are loads of small beaches and coves to visit, with cliff walks and cafes. It really is a lovely part of the coast.
The Carvoeiro area
In Carvoeiro you'll find a long street absolutely packed with restaurants of all kinds from typical Portuguese to Italian and Chinese! The square near the beach has a nice selection of restaurants, cafes and bars, where you can sit and watch the local fishermen come and go from the beach. The beach is big enough to enjoy some sand in the summer, but not too large to make it a big resort.

Regular flights to Faro Airport (only 40 minutes to villa) from Easy Jet, Ryanair, Monarch, Jet 2, Thompson. We can recommend a reliable car hire company. You can book the Algarve 'Resort Hopper' which collects at the airport and drops at a hotel only 100 yards from the villa.
There is also a regular bus service from Faro to Carvoeiro and a train to Portimao, stopping about 5km from Carvoeiro at Estombar but there is no taxi service from this station to the villa!

Deposit on booking to be sent to owners - balance due 8 weeks prior to holiday.
Access to the house is after 4.00pm (if the house is vacant on the day before your arrival, and the maids have been able to clean, we will do our best to arrange for an earlier access) and vacating on the day of departure by 10.30am.
Air conditioning or heating is £100 a week extra.

Wireless internet is now available for £12.50 for up to two weeks stay.
£250 damage bond required with final balance payment. Our management company will check for any damage on your departure, after which your damage deposit will be returned to you within 7/10 days if no damage is evident.
If guests accidently break something in the house, we would appreciate you replacing or asking the management company to replace on your behalf.
The house will be cleaned prior to your arrival. For stays longer than 8 nights in duration there will be a mid term clean which will include the cleaning of all floors, the kitchen and bathrooms and there will be a change of bed linen and towels. This is included in the rental cost. If you require additional cleaning this can be arranged with the management company on arrival and paid for during your stay.
