The ancient rural complex of “Antico Podere Santa Barbara” is set on an enchanting hilltop, on a 20 hectares estate encircled by oaks and chestnut woods in the heart of the Etruscan countryside. A fascinating secluded retreat, yet close enough to the highlights of the area, first Rome, just 50 minutes drive.
The property includes two quiet and comfortable holiday homes, ”The stable ” and " The ancient farmhouse ", surrounded by a wide and neat garden with panoramic pool, trimmed grasses, flourishing hedges, outdoor verandas and an antique woodstove.
"The Stable" and "The ancient Farmhouse" are fully independent, with separate entrance, own garden, dedicated area on the pool terrace, but close enough to be shared by one large group up to 30 people. There are many wonderful outdoor seating and eating areas, whether for two people or thirty!
The cottage The Stable has been divided into two independent and connected holiday homes.
"The Stable" can host 14/15 persons. Created by an old horse barn, the holiday home is tastefully decorated and paved in terracotta. It is perfect for large groups of friends or family gatherings, yet guaranteeing enough privacy to everyone.
The seven bedrooms, all except one with ensuite bathroom, gather around the large and bright living room.
In the living room the big table of the dining area, the warm reading room, the sofas around the fireplace offers a lot of opportunities to enjoy the company. The cosy kitchen next door is fully equipped with a large stove with baking oven, dishwasher, fridge with freezer compartment, washing machine, toaster and oversize pots and pans. The kitchen opens out directly onto the covered outdoor loggia with a barbecue facing the pool area. The air is sweet with jasmine climbing up the columns of the spacious shady veranda, furnished with table and chairs for al fresco lounging and dinner. From the living room with beamed ceiling all bedrooms are accessible. Each of them (apart from a triple room) has a small ensuite bathroom and a short hallway offering a maximum of privacy and it is decorated with different colours and typical furnishing.
"The small stable“ , suitable for 6 persons, lays in the front part of the restored former horse barn, surrounded by furnished blooming pergolas. On 110 sqm living area you will find a comfortable dining room with French door that leads outside into a veranda with climbing jasmine pergola. Two double rooms with ensuite bathroom and one double room with French door face a larger jasmine covered veranda and furnished with table and chairs; a comfortable and well fitted kitchen also overlooks the western garden.
On the hilltop overlooking the Etruscan landscape stands " The antique farmhouse“.
The former monastery has been thoroughly renovated in traditional style and offers two twin bedrooms and one large triple room, three bathrooms, a well equipped kitchen and a large living room with dining area.
The massive walls give witness to its past as a monastery dating to XVIII century.
Via an antique external stone stairway you access the first floor where you find the spacious and bright living room with sofas, fireplace and a large dining table beneath a beautiful beamed ceiling. On the left side there is the charming and well fitted kitchen. A long hallway connects and separates at the same time the living and sleeping area: two twin bedrooms and one triple bedroom overlooking the dense wood are furnished simply and matching the rural atmosphere. The triple bedroom has an ensuite shower bathroom. One bathroom with tub and one bathroom with shower are also available.
On the ground floor of the ancient farmhouse there is a very large hall for parties and for playing table tennis.
Behind the house, a charming furnished pergola covered with climbing vine and a woodstove is waiting for the guests.
An hedge with yellow flowers in full bloom and olive trees surrounds the pool (6m x 12m, depth 1,50m, open from May to October) with exterior shower, sunshades and deck chairs. The panoramic position is a lovely setting overlooking the Etruscan landscape.
A path leads through the forest to the town of Sutri with its Roman amphitheatre. Within walking distance of the estate there is a railway station with trains going to Rome. A restaurant- pizzeria, a supermarket, a chemist, are just 1 km away from the estate. You can park on the property.

Si possono ripercorrere le tappe della sua storia con brevi tratti in auto. Partendo dalle necropoli rupestri: Le più vicine sono quelle del Parco Archeologico dell'Antichissima Città di Sutri. A pochi km quelle di Barbarano Romano, San Giuliano San Giovenale, Norchia, Blera e Castel d'Asso. Sono anche notevoli le vestigia romane, l'anfiteatro di Sutri e il Teatro di Ferento.

The pool overlooking the woods is an ideal destination for those who want a moment of relax: the charming landscape is the perfect setting for a pause. The right place for a country break in the peace of an area which also offers various possibilities for interesting excursions in the pristine woods all around, offering the opportunity to discover the enchantment of the "Etruscan land".
It is possible to walk reaching unspoiled places through old paths. The ancient "Francigena road", valle Mazzano with the ruins of the Caporipa fortified castle are just steps away. Guests are supplied with a map of the land and it is possible to see many varieties of wild animals and birds. Just 2 km away it is also possible to rent mountain bikes and start to explore!

The property is accessed via own private road and it is privately secluded.
From Santa Barbara you can easily visit the region and reach several resorts of historical, archaeological and natural heritage.
Its strategic position will enable you to explore Rome as well as the rich setting of Tuscia with its Etruscan necropolis, medieval towns, Renaissance villas and historical gardens.
The small Sutri-Capranica Station it is just 1 km away: you can get the center of Rome in less than 1 hour!
The ancient town of Sutri, in the immediate neighbourhood (5km) of the estate ( for trekking lovers, an ancient path leads through the forest to Sutri) offers several monuments of special interest, such as the Etruscan necropolis, the Roman Amphitheatre and the Mitreum.
Not too far away, you may visit many charming villages of the region "Tuscia", its natural beauties, such as the lakes (Bracciano, Vico and Martignano) or the thermal baths of Stigliano and Terme dei Papi. You may also practice a wide range of sports: you can play golf at Golf Club Le Querce; you can sail on the stunning Lago di Vico, you can go horse riding or rent mountain bikes in a beautiful and wide estate nearby, Associazione Ippica Sant'Elia (2 km).
Not far from the estate (6km) you find the "Aviosuperficie Alituscia" with its flight school.

I casali dell'antico podere Santa Barbara si trovano su un verde rilievo di tufo. Il paesaggio è tipicamente etrusco: prati verdissimi, boschi fitti e rigogliosi, sorgenti d'acqua, torrenti che nei secoli hanno scavato profonde forre e hanno creato i profili scoscesi delle pareti di tufo. La valle su cui si affacciano i casali si chiama "valle Mazzano" è percorsa dal tracciato dell'antica via Francigena.
E' ricchissima di bellezze naturali, di una fauna molto varia e di reperti archeologici notevoli come il "Castrum di Caporipa", fortificazione che gli Etruschi costruirono nel tentativo di difendersi dall'avanzata romana.
