Four bedroomed modern villa situated in a residential area within an easy stroll of a long sandy beach particularly suited to families. The huge open plan living area incorporates a comfortable seating area with leather sofas around a large flat screen TV with satellite channels (many in English) and DVD with Blu Ray. There is also a piano. Off the living area is a WC and access to a garage where you will find the washing machine and tumble drier. The modern fitted kitchen area is equipped with an electric oven and hob, dishwasher and fridge freezer, a separate utility room accessed from the kitchen which has further storage and houses the microwave. The adjacent dining area has a high ceiling adding to the light and airy feel of the house it has a large table with seating for eight. The vast open living area surrounded by French windows opening onto the decked terrace and pool area. There are comfortable chairs with cushions, parasols, table and chairs for al fresco dining and deck chairs for sun bathing. A gas BBQ is available for your use. The garden has a grassed area and childrens play area with trampoline. The pool is approximately 7.5m x 3m and has a depth of 1.5m throughout, it is fully tiled and has built in steps. On the ground floor off the living room are two bedrooms one large king sized double bed (180) and the other with king size (160) double bed. Both bedrooms have large fitted wardrobes with hanging and shelf space. Between the two bedrooms is the shower room with purpose built shower and hand basin. An open staircase leads from the living area to the first floor with two large bedrooms which share a large balcony overlooking the garden and pool. Both the bedrooms have double beds 140 and 160, and both have plenty of storage, an additional fold out bed is available. The family bathroom has a bath with hand shower and vanity unit. There is a separate WC on the first floor. There is air conditioning throughout the house except the guest bedroom. Windows have electric blinds and the house is secured by an alarm system. Broadband internet with Wi Fi. There is ample parking for three or four cars on the drive or in garages. The property surrounded by a wall and is not overlooked, there are electric gates at the entry to the house. The house may not be suitable for very young children due to the open staircase. Bookings are accepted for a minimum of two weeks during July and August. There are local shops and restaurants within walking distance including beach bars.

The Languedoc-Roussillon region
The Languedoc stretches from the Rhone Valley to the Spanish border and eastern Pyrenees, from the spectacular Massif Central mountain range, through hills and plains carpeted with vines and olive groves to the Mediterranean’s beaches and lagoons full of oyster and mussel beds. This rich diversity ensures that there is something to suit all tastes and interests.
The area is steeped in history from the Cathar Castles in the Pyrenean foothills to the Crusader towns of Aigues Mortes and Le Couvertorade. The Roman towns of Nimes, Arles, Narbonne and Avignon are all within a days drive. The medieval town of St Guilham le Desert is not to be missed for its fabulous setting and it’s famous abbey.
Swimming in the river at the mouth of the Gorges d’Herault is only a ten minute drive; canoes can be hired on the large sandy beach for breathtaking views as you paddle up the gorge. The beautiful Lake Salagou is twenty minutes away and offers safe bathing, windsurfing, sailing, pedelos, bike hire and horse riding. Sandy beaches on the coast are all within forty minutes drive. Several excellent Golf courses are available in Montpellier, Lamalou les Bains and Beziers.
The varied countryside is a walker’s paradise the footpaths are well marked, local tourist offices provide suggested itineraries to suit all levels of ability. The spectacular limestone rock formations give rise to wonderful gorges and scenery including the Cirque de Navacelles, Cirque de Moureze, Gorge d’Herault and the caves of Clamouse and Desmoiselles.
The sophisticated City of Montpellier is ahaven for shoppers with its ancient narrow streets offering everything from antiques to the best in French Haute Couture. There is an excellent range of restaurants and pavement cafes where you can enjoy being entertained by a wide range of street artists and musicians during the summer evenings. The newly inaugurated tramway system is highly efficient and avoids the need to take your car into the town centre.
One of the Languedoc's best kept secrets, Le Grau D Agde is a seaside village, although only 10 minutes away from the sophisticated resort of Cap D Agde, the old part of the village along the river bank has managed to preserve much of its original charm. There are long sandy safe beaches with a range of activities including sailing, cycling and horse riding. There are boat trips from the quay and you can hire sea scooters and small boats. The village has a daily market and a wide choice of restaurants and shops.
The Cap D Agde has a huge choice of fashionable night life and chic venues, as well as its famous naturist beaches. In Cap Agde you will also find the hugely popular water park with slides and attractions for all ages. Also a first class Golf course, and marinas.
The town of Agde is only a five minute drive and has a good range of shops, supermarkets and traditional street market. During the summer there are many concerts on a floating stage on the river, details can be obtained from the tourist office. The port of Agde is one of the principal fishing ports in the region and has it's own fish market.
Further along the coast there are a wide choice of attractions including the Luna Park fun fair and Go Karting.
Away from the hustle and bustle of this seaside location you can also appreciate all the natural charms of the fabulous countryside and the excellent wines of the region.
