Newnham Barn is a contemporary brick constructed barn. It's internal design lends itself to large groups getting together with the entire first floor dedicated to eating and socialising.

The Barn lies in a peaceful location on the edge of Littlebourne, just off the A257 Nr Canterbury. The local village is charming with a population of only 500. At its centre is a 14th Century church surrounded by beautiful historical buildings, making it a popular setting for such classic films as A Canterbury Tale.

The Rose Inn, Wickhambreaux is a typical Kentish public house serving local ales and delicious lunches and evening meals. The other favourite is The Red Lion in Stodmarsh but for large groups, book well in advance!The Barn lies on the edge of a National Nature Reserve, 4 miles away from the Cathedral City of Canterbury. The Barn is a perfect retreat for peaceful breaks or exciting nightlife. Nearby there are numerous National Trust properties as well as the public gardens of Goodnestone Park, Barnsole vineyard, Howletts Zoo, Wingham Wildlife Park and R.H.D light railway. Sandy beaches can be reached within a 20 min drive (Margate. Sandgate)

Canterbury City Centre is only 4.1 miles from the barn so when you have recharged your batteries, head into Canterbury for excellent shopping, great bars and restaurants.

Recently converted to a high standard by the current owner, the barn is spacious and modern with features such as a central hanging fireplace in the sitting room and stunning oak and glass staircase.The owner has considerable experience in the holiday letting business and has created a perfect space for guests from the bedrooms which are all double size with good storage to the modern bathrooms.

The substantial living space has incredible views all aspects either onto the rolling cornfields,the landscaped gardens with private heated pool or the river Stour nearby. The living space is open plan, incorporating a bespoke, handmade kitchen with all modern appliances, breakfast bar and dining table, through to the enormous sitting room with seating for up to 18 guests. The garden is a mix of established willow trees draped over the enclosed pond creating a wonderful shaded area, a hard landscaped seating area and grassed lawn. The pool adds a touch of luxury to this amazing rural retreat.

The private pool is for the sole use of guests of The Barn. It is heated between 1st March - 31st October.
The pool is housed in a lockable, glass enclosure which can be pulled back in good weather so that guests can enjoy an outdoor pool. There is space around the pool for loungers. The pool is maintained by the owners during your stay to ensure that it is clean and safe. The pool is usable between the hours of 8am to 9pm unless the owners have agreed to specific pool events into the evening.

The pond has been part of the garden for 50 years and has beautiful floating lillies as well as fish and other pond life. However, the owner has enclosed the pool for child safety.

The garden has been mainly laid to lawn with pretty, colourful borders for a peaceful retreat. The barn sits within arable farm land and you will therefore be able to look out onto rolling hay bales and crops.

There is adequate exterior seating for all guests.

The Barn, Wickhambreaux is set in the heart of the Kent Countryside on the edge of Preston Marshes; a site of Special Scientific Interest for its wildlife. 4 miles from the tranquility of The Barn is the bustling City of Canterbury with it's history spanning 2000 years. The City offers an attractive, traffic-free centre ringed by ancient walls, a magnificent cathedral and Abbey, and a wide variety of shops, restaurants, galleries and museums including the famous Canterbury Tales. The newly redeveloped Marlowe Theatre hosts a variety of entertainment from The Royal Philharmonic Orchestra to stand up Comedians including Al Murrey.
For the best local beach you need only travel 7 miles to the magnificently Retro Margate.

For family days out, Howletts Zoo, Wildwood, Castles in Deal, Walmer, Leeds are all within a short drive.

“Amazing barn, spacious, peaceful retreat with great amenities” I booked the barn for a friend's Hen weekend. We are all late 20s, early 30's so we were looking for somewhere we could catch up, relax and have a bit of fun. I had no problem finding it. Lorraine gave me the postcode and told me to look out for a farm track opposite the sign to Stodmarsh off Grove road. Lorraine's partner met us, showed us around and took the deposit (leaving a paper receipt). We had his number incase of any problems but didn't need to contact him. He had a good knowledge of the area and pointed out some good places to go for Sunday Lunch (The Red Lion was very nice). The property was enormous; much nicer than it looked on the advert. We had a great weekend though didnt really get round to using the pool as much as we were expecting. Sunday morning we called the owners to request a late check out as we were so chilled out. This was no problem and we eventually left at 5pm. At least one of the group will be returning for her own Hen weekend. Next time we would take advantage of Lorraine's offer to organise a Spa lady or the Chef for an extra special touch.

“Stunning property provided an excellent stay” Firstly I'd like to point out how well received this property was by our group. Everyone thought it was a very attractive conversion with a lot to offer. We spent a two night stay there and had a fantastic time. There was a couple of issues however, firstly a receipt for my cash deposit was not provided (which was assured to me via email prior to arrival) which meant I had to get the owner to sign one that I wrote out on a scrap of paper. For such a large deposit I was expecting a proper receipt. The only other constructive piece of feedback I have is that the return of deposit took too long. After our stay I was informed that we had cracked a floor tile which was unknown to us at the time of our stay. It took the best part of 4 weeks and a fair bit of badgering to get a simple photograph of this cracked tile. In the end I received one from an iPhone (which was fine) but only after a number of excuses about a faulty camera or being a technophobe; this really shouldn't have taken 3-4 weeks to send. Overall this was a great stay, I would recommend this property and would potentially go there again in the future but it was a headache chasing my deposit for 4 weeks (instead of the 7 days stated).

“Brilliant house. Excellent facilities. Top weekend” Rented the Barn for a weekend with a group of friends (17 of us in total) and cant fault it at all. Really nice house with everything you need. The pool is an excellent bonus as well. The main living area attached to the kitchen is exactly what you want from a place like this and works perfectly. We went out in Canterbury on the Saturday night and taxis were fine - but make sure you book. Highly recommended.

“Nice weekend-RUINED by owner!” We hired the barn back in October (2011) and we were pleasantly surprised at how lovely it was. We had the same problems in finding it and we then walked up the path and put up pink balloons for our other guests arriving later in the day. The whole weekend was enjoyable. It was only when we left we had the problems. We left the barn in an immaculate condition as the instructions said, however we didn't get our cash deposit back till a month after returning. We waited around for the owners on the Sunday so we could then do our inventory but no one showed or answered the phone. We left with the promise that our security deposit would be with us soon. 3 weeks later and many emails chasing Lorraine finally got back to us but with the accusation that we broke a TV cabinet. Although because the inventory was never had we couldn't actually clarify that we didn't do it. She then charged us £60 to fix it. But we never actually saw it broken as she took over 3 weeks to get back to us. We could at least been offered to see it broken/pictures of the offending object. We could have even have offered to fix it? But we wasn't given that option. Given the whole experience we came away feeling completely cheated and a bit bruised. I just felt I wouldn't now recommend the place from that basis. Response: In response to the review posted I would like to remark that the barn was left in seemingly good condition. However, when our cleaners arrived to clean thoroughly, they found that the TV cabinet which is fixed to the wall had been pulled by force away from the wall. The member of the group had obviously attempted to access the leads for the DVD player and realising what they had done, had pushed it back to its original position to hide the damage. We often find damage which has been disguised and understand that it is difficult for the lead person to identify who in a large group has caused the damage. However, the damage bond is there for this reason and the charge for repair was reasonable as I have a good handyman. The repair had to be done quickly as the property has a large turnover. It is a shame this group feel unable to recommend the property even though they have enjoyed the facilities and had a great time.

“Great weekend in the snow” Enjoyed a lovely relaxing Birthday weekend at this beautful venue . The property is a beautiful mix of old and modern with lovely fitted kitchen and bathrooms. The underfloor heating and the woodburner were real cozy additions. None of our guests wanted to leave!..hope to return again.

“The Most Incredible Christmas Getaway” After looking for a cottage for approximately 18 people for a pre-christmas getaway, we saw The Barn, and couldn't believe how perfect it looked. After some very pleasant communication with the owners, we swiftly booked The Barn and had a few months building our excitement. On arrival, it was all we hoped for and more, the pool had been heated on our request, the place was clean, tidy and quite simply beautiful. The bedrooms were spacious and the bathrooms fabulous. The main living area was the big draw for us, and it didn't disappoint, offering a communal yet spacious area for resting, relaxing, and socialising. This is something we didn't think could have been equalled at any other rental property of it's size. The Barn is the perfect place to escape with a large group to enjoy each other's company, and escape to the great outdoors. Many thanks for an unforgettable stay... Dom
