Kitchen in Provencal style, with sliding glass doors all round to enjoy the sea and mountain views. Direct access to the pool terrace. Fully equipped with gas and electric stoves, griddle, espresso, wine fridge.
A spacious salon and dining area with two lounge suites and large French windows opening on to the pool terrace and the Mediterranean views.
On the ground level, there are 2 bedrooms, one with en suite shower room, king- size bed, (poss. 2 single beds)and direct access to the pool. One adjacent double bedroom

On the garden level there is large a separate apartment accessed by an internal staircase, with an American kitchen, a dining area, a study area a large living/entertainment, Play Station 3, satellite wall TV, CD, DVD, Fax.
There are further 2 bedrooms on the garden level, one double room with shower room and a separate WC room and the other one with a doble bed (poss. 2 single beds) and en suite bathroom. All with seaview and direct access to the garden and the pool area.
A separate laundry room with washing machine, ironing facilities and a tumble dryer.
The apartment can also be accessed from the outside. This makes the villa ideal for a either a big family/party, two families, a family with guests or a three generation family.

Beautiful entrance area with large lawns, bougainvillea and space for 4-5 cars. Large terraced tropical garden, 3500m2, with palm, olive, eucalyptus and lemon trees, flowered and well maintained and scenting of rosemary, thyme and lavender.
In the middle of the garden there is a large sun terrace with extensive sea views. The terrace is furnished with dining table and chairs for ten people, 8 sun loungers. Barbecue.
The magnificent curved shaped pool with overflow is 10m x 5 m, depth, 1.30 m - 2.60 m. Can be heated and enlightened.

At night, you will enjoy the illuminated garden and pool and the magnificent views of the sparkling lights of the cities of Cannes and Nice.
Relaxing in the sun on the pool terrace enjoying the view or taking a walk in the garden, among orange, figs and apricot trees, maybe pick your own garlic, the first thing you will notice is the infinite feeling of revival.

The Provence Alpes Cote d'Azur / Alpes-Maritimes region

The Cannes / Mandelieu La Napoule area
Cannes
The exclusive and beautiful city of Cannes with its abundance of luxurious boutiques, excellent restaurants, and nightlife offers a great selection of attractions. Most visited is La Croisette, the famous seaside promenade, with chic boutiques jewellery shops, and gourmet restaurants. A shopper's paradise is also the Rue d'Antibes in the town centre with an overflow of shops, art galleries and cafés.
Try a seafood lunch in the old port at one of the restaurants overlooking the yachts or enjoy a dinner in the picturesque old town.
A variety of cultural events attract visitors all year round, such as the famous International Film Festival in May.
A popular attraction in the summer is of course the golden sandy beach in Cannes.
There are miles of beaches along the coast from Cannes to Mandelieu-La Napoule to Théoule offering a wide range of watersports; sailing, rowing, waterskiing, scuba diving, wind surfing, kayak, sea-fishing, parascending, canoeing, boat rentals.
Cannes is 16 km away from the villa.
Mandelieu-La Napoule
Mandelieu-La Napoule is well known for its wide variety of water sports and leisure activities. Yachting, water skiing, skin diving can be easily practiced. You can also go fishing, have a trip at sea and visit the islands of Lerins from the port without forgetting, of course, to enjoy the pleasures of the beach.
In Mandelieu you will find all facilities, supermarket, shops, bars, cafés, bakeries, butchers, weekly markets with local producers selling their own products, happily giving their best advice to prepare the best 'coq au vin'. In the very pretty La Napoule there are local shops like bakery, butcher's, grocery store etc.
Lovely small restaurants in the village and great seafood restaurants in the port where you can try the Provencal specialities, aïoli, bouillabaisse, enjoy grilled lobster or daurade, or visit the relais gourmand, l'Oasis, two stars in the Red guide (Michelin), for a romantic night dining under the stars.
The Chateau de La Napoule, an old fortress, originally built in 1387 at the seafront, with magnificent gardens and art collections, receives in July and August the “Nuits du Château”, a festival of drama, music and ballets, that is, with the Mimosa Festival at the beginning of the year, the highlight of the year.

Tanneron
In the heart of the mimosa mountains on the heights above Mandelieu-La Napoule, is the picturesque charming little village of Tanneron, 5 mins’ drive, with bakery, local shops, a medieval chapel on the top of the hill with a fabulous view and great restaurants e.g. the Auberge de Champfagou, an old 'bastide d'olivier', with excellent food. Here you can enjoy a long delicious lunch the French way, with rosé, on the shadowed terrace in the summer or a great dinner inside at night in the beautiful 'bastide'.
The amazing surroundings with the massif of Tanneron and the Esterel close by might also invite to unforgettable Mediterranean hiking. Excursions on foot, horseback or mountain bike will take you along a lot of paths to the very heart of the mimosa mountains. In February to March the hills in Tanneron and Mandelieu are all covered with mimosa in full flower and at the Auberge in Tanneron you will be served mimosa cocktails and mimosa ice cream during the mimosa festival in February.
Local producers welcome visitors all year round to their mimosa hothouses and can offer other products from the Tanneron region.
Golf
Two excellent golf courses also nearby, 15 min by car, the Golf Old Course Mandelieu with outstanding scenery and impeccable greens and fairways. The Riviera Golf Club situated between the sea and the foothills of the Esterel range with 18 holes, encircle 4 lakes in a superb natural environment of umbrella pines and mimosa.
Skiing
The ski stations of Auron, Valberg and Isola 2000 are about 1H 55 min away. The slopes are usually open from about mid December to mid March. Artificial snow-making machines. Good restaurants in the slopes. Excellent to go just for the day and return for dinner in the evening.

COMMENTS ON LOCATION:
Here you can find the exact location of the property. Villa Belle Colline is the house that is situated to the right of the house indicated by the pinpoint.
The air view shows the hillside and the surrounding areas. The green houses in the vicinity, owned by the farmer nearby and run by him and two or three men to assist him, are not at all visible from the road or from the villa as they are a little bit away and completely hidden behind woody greenery. He also owns the little barn situated along the road, not far from the house. It is not that ‘chic’ but this is where you can get fresh fruit and newly picked vegetables for your lunch at the poolside.
The surroundings with flowering meadows and peach groves and above all with a peaceful idyllic atmosphere is characteristic of the area and gives true meaning to the phrase "the art of French living".
The whole property, the villa with the pool area and terraces - including the terraced gardens, is surrounded by leafy greenery, cypress hedges and by a natural forest border to the valley below. There is no overlooking from neighbours anywhere. This is a peaceful escape with absolute calm and privacy.
