Modern, very quiet, bright....a very special place to stay in Cannes. Close to all the good restaurants, shops and only 8 mins walk to the Palais de Festival.

The penthouse apartment is on the 4th floor and there is no lift. The stairs are gentle and very good for your health! When you reach the top, the view is well worth it! The floors throughout the apartment are made from oak, so please refrain from wearing shoes inside (and it's so much nicer to have bare feet). If you're still a smoker, please do so only outside. Smoking in the bedrooms is prohibited. The mezzanine bedroom is in the eaves of the building, so headroom is restricted in parts. This property is especially suited for those who want to unwind, read, listen to music and chill out.

The terrace with its private sea view is ideal for topping up the tan between meetings. Sun loungers and cushions provided as are beach towels.

This amazing Penthouse apartment is located in Le Suquet in the heart of Old Cannes and only minutes from the sandy beaches and the old harbour. 8 minutes walk to the Palais de Festival, the Croisette and the Forville vegetable and flower market. Open every morning, where you can buy fresh local produce as well as cheeses, spices and fresh fish. From the old harbour in Cannes you can take the ferry boat to the islands or to St. Tropez, or sit at a cafe and watch the world go by. The bus station is also only minutes away where you can catch a local bus to all the little towns nearby or the fast coach to Nice airport.

The Côte d'Azur,the famous French Riviera stretches from Hyères to Menton. The cities and coastline abound with first class hotels, restaurants, chic boutiques, private beaches and luxury houses. But the coast is also the Camargue and the great ports of Marseilles, Toulon and Nice, all three, gateways to Africa since ancient times.

The heart of Provence is in the hills that bind the sea to the Alps. These are the sloping vineyards, the cultivated lands and the colourful scenery that charmed Cezanne (Aix en Provence), Van Gogh (Arles), Chagall or Giono. All these places are within driving distance from No.31.

"Your stay will be too brief"

The moment we walked into this amazing house our first thought was how will we ever be able to let go and leave this beautiful place? Instantly attached, we booked too short of a stay. While we had hoped to enjoy Cannes, instead we stayed in, sat next to the roaring fire and stared slack-jawed out into the wall of sky and sea. This home is clearly the work of somebody obsessed, and tastefully so. From the queen-sized white stone kitchen counter to the recessed ambient lighting, everything seems just right. The kitchen was a particular joy to work in, so much so that my only complaint would be the difficulty finding the cinnamon amongst the many jars of unpronounceable spices. And the lack of a salad spinner.

"Everything you could ever ask for"

Great bus service from airport to bus station in Cannes ( 5 minutes walk to apartment ).
Great farmers market open six days a week. Cooking facilities in the apartment.
A must if you go out to eat is the manoir for taste and value.
You won't regret booking this place I have stayed in many apartments in France but I will defenitely rate this as number one

"Beautiful place,in a beautiful city.Top marks!"

I stayed here with a couple of friends for the best part of a week in mid-August. Upon arrival i was blown away by the standard of finishing in the entire development. The space has been utilised incredibly cannily, and it comfortably slept 7. The kitchen appointments are top quality, and there is a gadget for every possibly requirement. The decor is stunning, and the finish modern yet homely. Unsubscribing to the usual sparse, minimalist and cold feeling of most modern appartements, it has a boutique style that is welcoming and warm. For those, like myself who are troubled by the intense heat, there is an excellent air conditioning system that never failed to make me feel like i was at home in ireland, albeit with a far more amiable view! After walking up 4 flights of stairs there is nothing like the feeling of walking into a cool room, yet still maintaining the breathtaking view of the Cannes skyline through the room-length glass sliding doors. I would highly recommend this apartment to anyone looking for a luxurious stay in an equally luxurious city. It really made our vacation. Many thanks to Liz and Paul, from Aoife.

"Luxury apartment in the heart of Cannes - amazing!"

The apartment was stunning - really perfectly decorated with each bedroom having a lovely colour theme. The apartment is both open plan and designed so as to afford privacy to each bedroom. The kitchen is completely kitted out with everything you need, and the living room is comfortable and stylish with a huge entertainment system (TV/DVD player). The terrace was also gorgeous, big enough to sunbathe on and eat dinner on, with absolutely breathtaking views of the horizon. You are able to completely open up the glass doors leading to terrace from the living area which was a really nice touch. It takes just 5 mins to walk to the beach and into Cannes centre. We really enjoyed our trip and loved the apartment. Highly recommended!

"Don't believe the photos of the size of the apartment or that it is 'luxury' accomodation"

The surprise was walking into the apartment and finding it was about 1/2 the size of what the photos showed on the site. It sleeps 6, but 2 people were enough if you like personal space and aren't the very best of friends. The couch and chair in the living area (max 3 people) were not comfortable and I am a petite person. I found the IKEA beds to be very hard. The building is very old and this would be charming if the stairwell didn't smell of sewer all 4 flight up (no elevator, so pack lightly). The owner and cleaning lady were both very nice and accomodating, but the price is very high so they should be. The location is great but know that from the port level to the door of the flat is about 200 steps up, which we liked. We got fit. The parking around the flat is restricted for residents only so having a rental car means you have to park aways down the hill or in underground facilities. The kitchen was well outfitted, the linens were nice, the Sky TV and internet always worked well. In heavy rainfall, one bathroom had a good leak around the window and the other bedroom had the same. The view of the Med is beautiful but the terrace is very small and the furniture needs refinishing. There is a grouchy neighbor below who tells you if you are making too much noise, and believe me, we are quiet people. I would recommend this apt to a couple of adults who like a good trek up and down a steep hill several times a day. The main shopping and a great open food and flower market are only 5 minutes away, as is the beach. But I have stayed in luxury apartments and this isn't one of them.

To update your points....
1. The smell of sewerage in the hallway was a temporary fault due to abnormally high rainfall,blocked drains, that has now been rectified.
2. Whereas I appreciate that you were actually living in the apartment for a few months most of our guests only come for a week or two. All European guests are used to smaller living spaces and in fact they find the apartment far more spacious and open plan, than a hotel especially the terrace.
3. Regarding price, again as a long term stay you may have found it expensive but we are well within the expected rates for the area and much cheaper than a hotel.
4.The bathroom Velux which was leaking in heavy rain was due to a dam/pile-up of pine leaves to the side of the Velux and has been rectified.
Finally I am sorry if you were mislead that the apartment is 'luxury'.(not sure where this is written) I suppose this is a funny word as people have different expectations, but we mainly try to advertise that it is a modern,open-plan, airy, sunny, lovely place to be with magnificent Mediterranean views and fresh local market food available close by.
