About the home
A spacious family house in a good location for an active or relaxing holiday.10 minutes to Cannes, by car, with Nice, Monaco, Menton and Ventimiglia (the Italian border town) within easy distance for day tours. Easy access to the A8; Mandelieu Exit 40. Parking in front of house.
The Residence has its' own 20 metre pool, Tennis court and Boules court. just two steps from the house. The pool is surrounded by lawns and trees and is securely gated. These facilities are not heavily used
The sea and beach, restaurants, banks and other facilities are within walking distance.La Siange River is across the road which has a pretty river -side walk down to the sea/beach at La Napoule - you don't have to drive and park. Cruisers can be hired at the marina. Sailing, windsurfing and diving are available at the beach. There are several beaches. Fishing is popular along the Siagne. Cycles can be hired nearby about Euros 15 per day.
Lots of walking and cycling in the Massif de l'Esterel on cooler days, as well as visits to Lac de St. Cassien and the mountain villages.
Golf – there are two golf courses and Academy within walking distance of the house, lying either side of La Siagne. Visitors can ' Pay as you Go'.
The Pullman Hotel in La Napoule houses a casino.
Autumn and Winter Breaks - skiing in the Southern Alpes.
This area is also good in the Autumn and Winter. Apart from walking and touring, Skiing is available at ISOLA 2000 and Auron, both 2.5 hrs drive. Greolieres les Neiges, is about 1.5 hrs drive and good for beginners.
Shopping:
All necessary supplies are available at Mandelieu which can be reached either by walking or by car. Mandelieu has two good supermarkets, Casino and Geant, banks and plenty of bistros and restaurants. Market days - Wednesdays.
Cannes is more interesting for boutiques.
Internet access is available at some hotels and WiFi at the other locations such as cafes

My villa is Provencal style and modest -looking but on entering it opens out into a spacious 42 square metre 'sejour' with fireplace. There is a very large main bedroom with double bed, a second double bedroom with double bed and a third double bedroom with two single beds.
There is also an attic on the same level which is useful for storing suitcases, and there is also a single bed which can be used in that room. There are also two travel cots available.
The cloakroom is on the ground floor.
The kitchen is bright, but modest. It is well stocked with everyday items with more crockery and cutlery available in the dining area.
Further details outdoors:
The villa is in a gated residence. There is a small garden behind the house with views across the Petit Lac de Mandelieu, and the MMV Resort which was developed 3 years ago and is proving an asset for guests. It is not necessary to be staying there to enjoy the facilities. It is only a 5 minute walk away. It is possible to buy spit-roasted chicken and pizzas to take away or have meals there.
The pool and tennis court are particular assets as these are not overly used by the residents, who are mainly French people who live there permanently.

Elderly people have stayed in the house but there is a flight of stairs to the bedrooms and all the floors are tiled.
Conditions
Refundable breakages deposit of £150 required with balance of payment; to be refunded within two weeks of your return (subject to satisfactory property inspection).
A deposit of 25% of rental fee is due at time of reservation date to secure booking.
Balance of payment due eight weeks before departure (unless it is a late booking then full payment would be made on reservation).
Cancellation: Only the deposit would be forfeited if cancellation is made up to 8 weeks before departure date.
If balance of payment has not been received within 8 weeks of of departure date, the owner may re-offer the property for rental. If the balance of payment has still not been received then the booking is canceled and the deposit forfeited.
The Provence Alpes Cote d'Azur / Alpes-Maritimes region
Mandelieu-La Napoule is surrounded by le Massif de l'Esterel with its' many mountain villages to visit as well as Lac Cassien- lovely if it is too hot for the beach. Grasse is about 20 minutes by car and St. Paul de Vence probably an hour.
In the 19th century European aristocrats initiated the development of the first golf course at La Napoule which is close to the house. This progressed 100 years later and there are now two golf courses and a golfing academy.
La Napoule is ideally situated on the edge of the Mediterranean facing the Iles de Lerins which can be visited by boat from Cannes all year and La Napoule during higher season.
The hottest summer months are July and August, June and September less so with October-November stil very pleasant. Good beach /swimming weather in October.
Just across the lake behind the property is the MMV Resort. Development of this was only completed two years ago and we feel it is an asset. Non-residents can visit MMV, which is only five minutes from the house, and enjoy entertainment in the main area during the summer months, as well as the restaurants and coffee shop.
The Cannes Mandelieu / La Napoule area
THE CANNES FILM FESTIVAL IS IN MAY.
The chateau at La Napoule which is open to visitors, is actually a 'folly' Foundation H. Clews and worth a visit. after a wander around the old part of La Napoule.
Sailing facilities and windsurfing at the local beach are suitable for beginners as well as more advanced sailors. Rowing is possible on the Siagne River, as well as water skiing and parachuting at the beach.
The famous Mimosa Forest is at Tanneron a short car ride away
If you have rods, then you can enjoy some fishing in the Siagne.
Day boat trips are a five minute walk from the house. These offer a day trip to swim with Dolphins - not cheap!
There are lovely beaches to the west to visit by car. Frejus, St. Raphael, Port Grimaud and St Tropez are also day trips.
Cannes and Nice are also great to visit and of course dont forget the Casino at Monaco. Take identification and Euros 10 for entrance to the Public Rooms
The Mimosa Festival is in February so not a 'must' for summer visitors. The Cannes Film Festival is in May.
There is an English cinema in Cannes and many cultural events take place within the area.
