This is a wonderful country retreat consisting of spacious, sympathetically renovated, character Farmhouse/Villa with 5 bedrooms and 2.5 bathrooms.

The Farmhouse/Villa

First floor:

The open plan living/dining area, with arch vaulted beamed ceilings, is furnished with quality country furniture, and has wooden flooring, traditional sytle windows and open fire place. There is SAT TV and a DVD/CD player. There is ample room for dining for 10. Leading from the living/diner is the traditional style kitchen complete with oven, hob, microwave, fridge/freezer, indoor BBQ and dishwasher.

The living area also leads to a large outdoor first floor eating and relaxing terrace with amazing views over garden and private pool with mountains beyond

Ground floor:

The 4 double bedrooms, and one twin bedroom are on the ground floor, two with fireplaces and one with a high bed, and limited clothes space.

There are also 2.5 bathrooms. Bathroom one has bath, separate shower, WC sink and bidet ;bathroom two is a shower room with shower WC, Bidet, sink etc; bathroom 3 has WC, bidet and sink

Also on the ground floor is a second kitchen, closer to the pool, suitable for preparing snacks and for informal breakfast etc. There is also a covered eating area leading from this second kitchen/diner.

Outside:

Leading from the living area there is a large outdoor first floor private terrace with garden furniture and BBQ and wonderful views.

In the garden there is the large private swimming pool (12m x 6M) with sunbathing area . Pool can be illuminated at hight.

Also in the grounds, but screened for your privacy, with lemon trees, there is a little 'Pixie house' which has a lovely little courtyard outside, covered by kiwi vines.....Here, most evenings from 7 until 8:30pm only, there is a small discreet romantic bar opened for aperitivos, where one can have pre dinner drinks, with traditional cold antipasti (which if you have had a large lunch will often be enough to replace your meal), and wait for the sun to go down.

NB - owner's father has a house on site but this is only used when he is tending the land, and full privacy is respected. He does not use pool or gardens.

The Tuscany region

The Tuscan Region of Italy is well known for its warm balmy summers, beautiful countryside, rolling hills, mouth - watering food, and of course its towns and villages, rich with mediaeval architecture…

The Garfagnana region of Tuscany, often known as its ‘Green Lung’ is situated away from the milling crowds that can often be found at the most famous Tuscan locations and is totally unspoilt, remaining untouched by tourism.

The scenery is spectacular, green and mountainous with views of both the Apuane and Appenine mountains at every turn…And, due to the altitude whilst the weather can be very hot, it is always pleasantly cool for sleeping…

The food is usually home made, using home grown produce, and is typically simple and extremely tasty. Prices here remain very reasonable due to the fact that food is prepared with the locals, and not tourists in mind…The local wine is cheap and surprisingly drinkable!

The pace of life is slow and peaceful – spend your days enjoying secluded picnics, swimming in rivers, or watching locals play bocce or ‘cheese throwing’. Visit hundreds of ancient hill top villages, or relax at home basking in stunning scenery.

For ‘townie’ days, visit the mediaeval towns of Barga, Lucca, Castelnuovo, with Pisa and Florence within easy reach too…

Camporgiano

The farmhouse is situated above the village of Poggio in the Garfagnana valley circa one hour north of Lucca. Surrounded by olive groves, vineyards and a fruit orchard, you can enjoy the marvellous view of the unspoilt Garfagnana valley and the surrounding green mountains.

The local villages of Poggio and Camorgiano are 2km and 4km respectively from the property, the latter of which has a couple of restaurants and bars, an inhabited castle, supermarket, and small Monday morning market. Both villages have train stations for easy exploring. Castelnuovo, the local market town is around a 10/15 minute drive away, and the mediaeval town of Barga is a circa 30 minute drive.

Take a trip to Pisa in 90 mins and Florence in under 2 hours... The real beauty of the area though is its proximity to two important Protected National Parks, the surrounding mountains and the hundreds of hill top villages where it seems that time has stood still.
