Enhancing the simplicity of this 16th century farmhouse with contemporary architectural innovation has created a spacious and light filled apartment that is informal yet refined with an emphasis on comfort, warmth and peacefulness.

This architect's house is dramatically sited between expansive olive groves and forest at an elevation of 1900 feet (600 meters). It has a spectacular view of the Umbrian Valley and overlooks the thousand year old castle of Campello Alto. Easily accessible by car with private parking directly in front of the door.

Combining all the authenticity of its history with a sense of contemporary design, the apartment also has all the modern conveniences one wants, including under-floor heating throughout and two beautiful, private terraces.

This is the perfect spot to unwind and relax, appealing to those that enjoy the peace and quiet of living on a mountainside, lots of sun while overlooking olive groves during the day along with gentle breezes in the evening. While the location is incredibly private, shopping and restaurants are a mere 15 minutes away.

The Umbria region

Umbria (known as the Green Heart of Itlay) is a magical and

diversified region where people usually find more things to do here than they

have time for. There are wonderful paintings, churches, and artifacts to see,

as well as incredible hiking. Each hill town has its own attractions to take in

as do the wonderful towns in the valleys. (including Spoleto, Montefalco, Bevagna, Spello, Assisi, Perugia, Norcia, Todi, Orvieto and Foligno)

Umbria is a treasure to be discovered and has already been by many. One can also be in Arrezzo and Cortona in 1 hour, in the incredible town of Gubbio in 90 minutes, it just depends what you want to do with your free time. You will not run out of things to do. Rome is only 75 minutes away from Spoleto by euro star train.

Spoleto is the home of the world class festival Due Mondi in early July as well as Perugia hosting the incredible Umbria Jazz Festival also in July.

Campello sul Clitunno

Regarding restaurants, there are many to choose from ranging from the basic

and simple trattoria to more elegant and ambitious ristorante ... many

within 20 minutes or so, and others a bit further and well worth the 35

minute drive.

There are numerous small super-markets within 15 minutes, specialty stores

galore (also wonderful local wines!) and 3 enormous supermarkets "American

style" 25 minutes away. Campello has 2 good butchers and across the piazza is the local vegetable store where you will find wonderful fresh fruits and vegetables and let's not forget the splendid pasta fresca specialties of "Laura".

"Wonderful hillside retreat"

We were thrilled to find this holiday rental near Spoleto. The pictures attracted us ititially, but the location and hosts really added to our pleasure. The home itself is up the hillside from the little village and is quite a challenging drive, but after the second day, it became routine. The drive was worth the house itself. Designed and rehabed by the owner architect, it retains the historic nature of the building with modern ammenities. The views were spectacular from the patio, facing west with beautiful sunsets over Spoleto in the distance. Hearing the cuckoos chirping each day was wonderful. The hosts provided great recommendations for the local area, including restaurants and shops. Don't miss Laura's pasta shop or the tiny vegetable shop down in the small village. The modern kitchen was a great place to whip up a meal. Access to the major siights was great from this location. We think of Rocciaviva often and would rent here again in the future.

"wonderful!!!!!"

The decor was beautiful, the view from the patio amazing and Karen was a wonderful host. If I were to buy an apartment in Italy I would want it to look exactly like this. One tip, the final couple of miles approaching the apartment is not for the weak of heart - but definitely doable.

"The most stunning views."

A fantastic property beautifully presented and so homely. We immediately felt it was 'ours' on arrival and Karen and her husband couldn't have been more discreet. The outside sitting area was unbelievable, although small, it was perfect to spend time round the table at any time of the day. I can't recommend this property enough.
Maybe the only negative is the journey up to it but although quite challenging it was really worth it.
