The barn is located in a quiet village and benefits from a south facing beautiful large (2500 M2) landscaped garden and swimming pool. ( 7x12m) It is a haven or tranquility and privacy whilst not far from all local amenities and the charming town of Pezenas. The 4 bedrooms ( 3 double and 1 twin beds) are all en suite. There are 2 on the ground floor giving easy access for the less able and one is an extensive suite with a dressing area as well as a year round sitting room looking out over the garden.
The interior takes your breath away - a large open plan living space with kitchen , dining area, sitting area overlooking the lush garden. There is an expanse of over 300m2 of space with 6 metre high ceilings with original beams and stone walls. The house is filled with antiques from the Languedoc as well as global travels. It also benefits from having been totally refurbished to a high standard recently with modern en suite bathrooms for every room, a separate cloakroom and great kitchen facilities.
Externally there are numerous places to sit and move round throughout the day to eat or simply to relax under the palm trees. A BBQ allows for informal dining but there is also a well equipped kitchen for all seasons and the more adventurous keen to try the local produce. In the Summer, we recommend breakfast under the shelter of the pool house, lunch under the vines on the terrace, evening rose on the balcony outside the master bedroom, dinner on the terrace or in the cool of the house and a late night swim in the illuminated pool. For the shoulder season and winter there is a sculptural 1m 80cm wood burner and central heating allowing cosy evenings by the fire watching satellite TV/DVDs. The barn is truly a home for all seasons.

The Languedoc-Roussillon region
The Languedoc is know for 300 days of sunshine a year! It is truly a year round destination with beautiful nature, gorges and the river Herault ( canoeing), caves ( Grotte de Clamouse) as well as beaches and oyster beds on the lovely Etang de Thau. The region is rich in history having been visited by the Greeks ( museum at Agde) and the Romans ( villa at Loupian) as welll as its won special history with the Cathars ( Beziers and surrounds). There is a strong gypsy heritage in the wonderful Camargue with its white horses and salt fields. There are great restaurants everywhere in the cities/ towns and villages as well as many cultural opportunites at Montpellier from the excellent Musee Fabre to the Radio France festival as well as an Opera house at the famous place de la Comedie.
The region has extensive opportunities sporting activites: cycling, walking and riding as well as water sports and beaches. There really is something for all ages and levels of fitness!
There are wonderful local markets in all the small villages every week but the best locally is the Saturday market at Pezenas a true meeting point filled with the locals all round and all the wonderful produce form the hills and surrounding area. Pezenas is charming for local restaurants and also its antique shops for browsing well know to all.
You can also quite simply step out of the barn on foot and go for walks in the "chemin de vignes" at the bottom of the garden or over the hill into the Herault valley, nearby Belarga to be beside the river Herault... a 20 minute drive away you are on the Etang de Thau with its oyster beds, charming little towns to visit , cycle track around the edge and restaurants to sample the locally produced seafood. Nearby to the barn is the Abbey de Valmagne with a charming restaurant and Summer season of musical evenings, there is also Paul Mas, with its vineyards and delightful restaurant and for the young at heart a Zip Line in Bessans. There are several golf courses in the region; many scenic villages such as the potters village or St Jean de Fos or the idealic St Guillaume le Desert as well as multiple opportunities to taste the local wine the nearest of which is a mere 500 m away on foot at the entrance to the village of Campagnan.
