This is an eclectic property consisting of the original agricultural cottage married to a collection of converted outbuildings to provide a rambling home ideally situated on the top of the Gog Magog Hills, in open countryside yet only 8 minutes drive from Addenbrookes Hospital.
The layout is excellent for entertaining all year round;
Winter entertaining-The large sitting room and adjacent dining room are well suited to entertaining, featuring vaulted ceilings, oak flooring, high efficiency contemporary log burners and both rooms are dual aspect. These main reception rooms are also in a different wing to the bedrooms.
Summer entertaining-There is a choice of areas including decking and patio around the pond plus south and west facing sheltered picnic areas in the meadow. Sunsets are amazing due to the elevated position, in the summer there is direct sunlight until the very end of the day.

The house has two wings with the kitchen/informal dining area is set at the functional and physical centre. In the west wing are most of the bedrooms and majority of the reception rooms are in the South wing, which has proven to be an excellent layout for entertaining with the minimum disruption to people who wish to sleep/relax.
Note: The house is split level and there are three steps down to the main reception rooms in the South Wing.
In true English farmhouse style the cooker is a 2 oven oil fired Aga and off the kitchen is a pantry, utility room fully equipped with Miele appliances and an informal dining area that can seat 10 people.
The main reception rooms have a flexible layout with the lounge extending to approximately 10m and the linked dining room 6m. Both have vaulted ceilings and are dual aspect. There is a pool table and table tennis table available, although if not required the table tennis table is stored in one of the outbuildings. The dining room will accommodate at least 10 people.
Both the lounge and the dining room are equipped with high efficiency log burners which make a great focal point on chilly winter evenings. (logs supplied for use during the stay).

Both the lounge and dining room open onto the lower decking, adjacent to the pond. The kitchen/informal dining open onto the upper patio within which there is a feature water channel and low level water fall. The upper patio is edged on one side by a wide flower border and the other side of the water feature is a herb garden.
To the South of the property is a 1/4 acre private garden area edged to the east by a line of cherry trees and to the west there is a viewing platform. North of the dwelling is approximately 4 acres of a combination of garden, meadow, chalk land wood and orchard.
Note: The well stocked pond is up to 1m deep and is a hazard to very young children. A cover is provided and should not be removed if there are young children in the party.
Further details
If there are very young children in the party the owners must be informed in writing, on the booking form, at the time of booking so that the children's safety near the pond can be ensured.
There will be a returnable security/breakage deposit of £300 required. The property will be available from 4pm on the day of arrival, although upon prior request a check in time of 2pm will be accommodated where practical.
Guests should vacate the property by 11am on the morning of departure.

Cambridge is a world famous historic university city that lies at the heart of East Anglia. Ideally placed for the Olympics there is a direct rail link to the Lea Valley white water venue(Broxbourne) and Stratford(London) the main Olympic centre. In fact it will certainly be faster to get to either than from many parts of London.
East Anglia is an incredibly varied region and regional attractions include:
Newmarket horse racing and National Stud - 12 miles see: http://www.newmarketracecourses.co.uk/concerts/2012-concert-dates.
The city of Ely and its cathedral set within the black Fen country, which also includes the wildlife reserve at Wicken Fen.
Suffolk - Constable country which includes Lavenham, Long Melford and Southwold.
Plus many more. The owners will be pleased to advise where possible.
The Cambridge area
Local attractions include the University of Cambridge and a punt trip through the backs of the colleges is not to be missed although it can be just as nice taking a punt upriver and picnic at Grantchester.
Throughout the summer months there are a number of open air concerts and plays in the area including the famous Cambridge Folk Festival.
Within one mile of the property is the Magog down and the adjacent Wandlebury Roman settlement and Roman road.
Within 3 miles at Duxford is the Imperial Museum with everything from Concord to Spitfires and tanks to a B52 bomber.

Flying - Nearest Airport is Stansted - approximately 42km and there are several options in addition to car hire, including train and coach. Please contact us for specific details.
Driving - We strongly suggest that you enter the post code CB22 5BX into either your sat. nav. or Google Maps. Either will probably get you to the junction of Haverhill road and Gog Magog Way. (Tested with Tom Tom and Google maps but not all sat. nav. systems)
With the Stapleford recreation ground on your left, drive out of the 30 mph speed zone and after approximately 1/2 mile take the first driveway on the left (sign for Keepers Cottage). This is a shared driveway over which we have right of way. Drive to the top of the hill (400m) passing signs for The House on the Hill and No Through Road. Just after a black fence on the left the road turns sharp right. Straight ahead is the entrance to Keepers Cottage.
