Comfortable roomy holiday home, with new carpets, Seagull Lodge has a separate kitchen with plenty of fitted cupboards and work surfaces, dishwasher, microwave, full size new cooker, toaster, kettle, fridge/freezer.
Downstairs hall with understairs cupboard for buckets and spades, spacious Sitting/Dining room with wonderful views over NT fields, Dartmoor and Tamar Valley, french windows from this room lead to the patio with garden furniture - from here we frequently watch deer, rabbits, foxes, squirrels and even a barn owl in the fields.
Downstairs twin bedroom and double bedroom(double divan with memory foam mattress), both with drawers and wardrobes. Downstairs shower room with basin and WC. Stairs leading to large double bedroom(new kingsize memory foam divan) again overlooking the NT fields and splendid countryside views (glimpses of the Tamar River)large wardrobe, drawers; twin bedroom with airing cupboard/wardrobe, travel cot and highchair available, family bathroom with WC, basin and large corner bath. The property is decorated similar to a beach hut with a seaside theme

Outside the sitting room/dining room, accessed by French windows, there is a patio with new table and benches, where you can sit with a glass of wine and marvel at the wonderful countryside, also a grassed area, plus grass to front of the property and further grassed areas for ball play and games.
Parking for 2 cars adjacent to the property, (three steps down to property, step into property then the ground floor is all on one level (with 2 bedrooms and shower room on ground floor). Can rent nearby property for large family group

Rental price is for the property, not per person. Electricity is included in the rental price.
The clean at the end of your stay is included in the price, bed linen is included on all weekly lets, on short lets there is an option to bring your own linen or have the beds made up ready for your arrival for a small fee.
We allow a maximum of two dogs (over a year old) into the property for an additional charge of £25 a week for each dog.
To keep all our guest happy we prefer smokers to smoke outside the property, where there is plenty of space.
Travel cot and highchair for your use in the lodge
Changeover days for weekly lets - Saturday (flexible out of high season) (arrive approximately 4 pm, depart by 11 am to be arranged with the guests and the housekeeper) short lets changeover day is flexible
Last minute bookings - please get in touch for availability we prefer Seagull Lodge to be occupied than left standing empty

Conditions
When we have confirmed your requested dates are available we ask you to send a deposit of 25% of the overall cost, to the owner, together with a booking form. The balance is due 6 weeks before arrival at the property.
When we have received the full amount we will contact you with further details regarding directions, meeting the housekeeper and the keys to Seagull Lodge etc.
In the event of cancellation we will try to re-let the property and reimburse costs, but if we cannot let at short notice, the deposit will not be refundable.

Seagull Lodge is situated just 4 miles into Cornwall from the historic town of Tavistock, it is 1 hour away from the M5 Motorway. Here you have the best of Cornwall AND Devon being so close to both counties.
The Property is in a quiet position in wonderful Cornish Countryside, with amazing views over miles and miles of fields, towards Cotehele, the Tamar River and the lights of Plymouth & Saltash twinkle in the distance at night.
Very well positioned just over the border between Devon and Cornwall, just 4 miles from Tavistock, thro Gunnislake turn left at St. Anne's Chapel, past the Donkey Sanctuary and you are at Honicombe Manor, our holiday home is situated on the very edge of the grounds. Many splendid walks are in the vicinity, either in the Grounds of the Manor House beside the stream, round the Tamar river head to Calstock, or to the nearest Pub/restaurant, about a quarter of a mile.
The National Trust Property of Cotehele with current National awards is just 2+ miles away, here you can explore the house, enjoy a cream tea or lunch, visit the shop or walk to Calstock and explore this village - enjoy a meal at the Tamar Inn in the centre of the village. Walk from Talland to Looe, catch the bus to Polperro and walk back to Talland - very good beach cafe.
Local supermarkets include a convenience store at Gunnislake, larger supermarkets at Callington and Tavistock. Riding is availalble for all abilities at Mary Tavy (can thoroughly recommend), canter across the moors or amble along at your own pace on safe horses. Visit the Eden Project or The Lost Gardens of Heligan both within a short drive away.
The Callington / St Ann's Chapel area
Comfortable well situated family holiday home, perfect for visiting Cornwall and Devon asTavistock is just over 4 miles from the property with its famous Pannier Market, good shops and supermarkets. Not far from Plymouth - catch the scenic railway, travelling over the famous Calstock viaduct, visit Plymouth Hoe and the Shops. Good local pubs and restaurants that welcome children and dogs. Donkey Park just 5 minutes walk from Seagull Lodge, indoor play area, ride a donkey, cafe.
The beaches of North and South Devon and Cornwall easily accessible, wonderful sands for sandcastles, rockpools, walking and eating out. (cream teas a speciality). Summerleaze North Devon has a vaste expanse of sand at Low tide. Talland, Seaton, Looe and Downderry all easily reached,plus the coastal path with fantastic views is a must for lovers of the seaside.
Park at Seaton and walk along the beach to Downderry visit the Inn on the Shore for lunch then saunter back for a cream tea at the Cafe on the beach at Seaton. Park the car at Talland, very good cafe, walk to Looe, catch a bus to Polperro and then walk back to Talland, a lovely day out. Golf at the famous St. Mellion golf course just 9 miles away
Riding on Dartmoor is a short drive to Mary Tavy where riders of all abilities from beginners to experienced can spend time on horseback either for a canter across the moors or a gentle amble - canoe on the Tamar River, or take a boat ride downt the river.
Visit the Eden Project (see their website) there is always something new happening here see their website for events. The Lost Gardens of Heligan are very interesting (even on a wet day there is plenty to see and a good tea room).

Travel by rail, Rail services from all over the country to Plymouth, change and catch a connection to Gunnislake which is 2 miles from the property

April weeks £375.Cleaning charge included on all lets.Linen ready on the beds for your arrival and included on all weekly lets.Short breaks,linen optional @ £30 or you can bring your own. Electricity included. Use of facilities, ie indoor pool, outdoor pool (seasonal) tennis courts, gym, restaurant at the Manor house and Bar.
On weekly lets in peak season, Saturday is the changeover day. Flexible changeover day for short lets and other times of the year.
Property can be rented with another nearby property for larger familes/groups/friends please enquire for further details
Prices are for the property (not per person)
Short breaks available low and mid season from £90 per night.
Dogs allowed - (£25 a week each) maximum of 2 dogs, we ask guests to keep their dogs off the furniture and clear up after them - bins are provided around the area for dog refuse
Deposit of 25% required at time of booking together with completed booking form. Balance due 6 weeks before commencement day of holiday.
Deposit may have to be forfeited if cancellation of booking occurs, if we can re-let we will refund you part of the deposit accordingly.
