Home description
This tastefully restored Water Mill, set amidst its own meadows and woodland, is situated on a small tributary of the River Vert which flows into the River Lot.
The gardens surrounding the Moulin du Piton include terraces, one of which surrounds the 12m x 6m swimming pool. Situated some 15 kms from the Roman Market town of Cahors, famous for its Pont Valentre over the River Lot, it is easily accessible from the A20 motorway and the airports of Toulouse (75 minutes) and Bergerac (90 minutes) and soon Brive - even closer.
This stone Water Mill, originating from the 15th century, looks out over its 22 acres of meadows and woodland. It has been carefully renovated by the present owners and now provides a spacious and tastefully furnished property whilst retaining its original character and charm.
The gardens surrounding the Moulin du Piton have been carefully landscaped to include terraces, the large swimming pool and the small mill stream which flows through the property. It has been used on many occasions for House Parties and Celebrations.
The Moulin du Piton sleeps 12 with ease in 6 double bedrooms. However, two of the bedrooms have an additional adult beds which allows a total sleeping accommodation for 14. There are additional beds stored in the house if required. A cot is also available. The neighbouring village of Catus has all the shops needed for daily living and has the advantage of a tourist office.

The Midi-Pyrenees / Lot region
Local shops, which include tourist office, cash point, newsagent, supermarket, butchers greengrocers and the nearest boulangerie, are just 3.5 kms away where there is an open air market every Tuesday in Catus. Cahors, some 15 kms away offers a much larger choice of supermarkets and shops.
Local area Restaurants - there are numerous places to eat of differing styles, qualities and prices - a descriptive list is to be found in the house book.
St Denis Catus - local bar and simple restaurant within walking distance Catus (3.5kms) - Only 5 minutes away is the lake at Catus which offers water sports, boating and has a number of tennis courts - restaurant.
Cahors - a fascinating Roman Town almost surrounded by the River Lot offers a vista of old buildings and ancient streets - excellent shopping, twice weekly markets, many restaurants and sightseeing (river, cathedral, Pont Valentre, Resistance Museum).

Further details indoors: The Moulin du Piton accommodates 12 comfortably. It has the flexibility to cater for smaller groups by not using the top floor whilst retaining its own very special ambience and interest. With its huge log fire and central heating, the Mill provides a splendid base for breaks over the Winter Period and particularly comes into its own for a very special Christmas and New Year gathering.
Ground floor The entrance hall leads into the large spacious dining and living area separated from the kitchen by an imposing stone fireplace. The furnishings, stone walls and retained beams give an interesting backdrop for the large oak table which can accommodate up to 20 people. A high chair is available.
French doors lead onto a south facing terrace. Cloakroom facilities are also on this floor. A CD, tape machine and telephone, for incoming and local calls, with a cordless extension elsewhere, are located in this area.
The attractive kitchen is superbly equipped with everything required for a carefree holiday. A dishwasher, microwave, two fridges, one with a freezer space, a four ring hob and pyrolise oven are all fitted within the large kitchen area. All cutlery, ‘Villeroy and Boch’ china, and glassware are held in the many fitted units.
In keeping with its history as a former working mill an open plan staircase with attractive rope handrail leads to a galleried sitting area on the first floor.
First floor There is a sitting area with comfortable brocade sofa and armchairs. A television gives access to both French and European satellite channels, video and DVD are also available with a collection of VHS cassettes.
A library of reading and reference books is maintained on this floor. French doors lead onto a covered balcony which overlooks the old mill patio.
On this floor there are two double bedrooms and a well fitted shower-room. One large double room with most attractive furnishings, features and views is to be found within the 19 foot square tower, with its own balcony over the garden and stream. The other double room enjoys views over the meadow, garden and rear mill stone patio.
Second floor From the first floor a further open staircase gives access to a large landing and the accommodation.
On one side there is a large bathroom complete with bath, washbasin and WC. The washing machine is situated in this bathroom. A separate shower-room with shower, washbasin and WC is also accessed from the landing.
On the other side of the landing are three bedrooms. These comprise two twin bedded rooms and one double room. The latter houses an extra additional adult bed. All are attractively furnished with delightful views across the gardens.
This floor also provides access to the elegant, large, 19 foot square double room in the top of the tower which also has an additional adult bed and sofa. All double beds in the house are five feet wide and single beds are three feet wide. A child’s cot and extra beds are available. All linen is provided.
Further details outdoors: Outside French doors lead onto the large south facing terrace equipped with a large teak table and chairs. The terrace facing the front of the house incorporates the remains of the old sideshot mill, together with one of the millstones.
There is a wide selection of garden furniture for use on the patios and around the 12m x 6m swimming pool which has underwater floodlighting. A large stone barbecue is provided.
There is plenty of space for games and other activities within the property. There is a bridge over the millstream which runs through the gardens and across the meadow further bridges over the small River Vert for exploring the grounds.
Across the valley is a railway line on which occasional trains can be just about seen, and heard.

Security deposit: £600 This is paid prior to arrival and will be refunded in full after departure subject to damage inspection. Linen & Towels: All linen and bath towels are included in the rental price. Please bring your own pool towels. Energy Costs: Water heating and the use of electricity are included in the rental price. Central Heating when required is charged at cost. Logs may be provided and charged per cubic metre. End of stay cleaning: Included, though it is expected that the house should be left in a clean and tidy state on your departure. There is no house collection of refuse in France. All waste and rubbish must be taken to the nearest public bin. Arrival time: 4pm onwards. Departure time: 10 am. The cleaning team will arrive from 8.30am. Pets: No pets allowed. Smoking: Smoking is not encouraged in the property and not permitted upstairs or in the bedrooms. Candles: No candles are to be taken upstairs. The owners of Le Moulin cannot take responsibility for your personal and holiday insurances which should be obtained by clients independently.
