This recently fully renovated detached farmhouse in its own 10 acres of land offers spacious accommodation together with stunning views of both the Menai Strait and Snowdonia. With beautiful features throughout such as a tradional oak four poster bed in the master bedroom, two further double bedrooms with TV's/DVD players in the main house together with a traditional lounge/games room with stone fireplace and log burning stove, pool table, dart board, TV, further TV room with integrated DVD player, reclining seats, dining room (to seat 10), modern dining/kitchen with further seating for six people, containing large range, american style F/F, dishwasher, large capacity washer/dryer, microwave, kettle, toaster and coffee machine. There is also a separate annex flat consisting of double bedroom with its own shower room, spacious lounge/open plan kitchen area with toaster, kettle and fridge and TV. The property is fully alarmed with outside security lighting and double glazed throughout.
(Please note sleeping arrangements: fifth bedroom has an inflatable double mattress which may not suit all.)
The property sits in 10 acres of meadow land with its own lake, parking for up to 4 cars, rear secluded patio area that's not overlooked for sunbathing, large sun terrace with fantastic views of the Menai Strait, picnic table, BBQ area for disposables (BBQ's not supplied), large timber cabin with comfy seating for 6-8 people. There is also a large open air swinging basket seat that takes upto 4 adults suspended in the trees overlooking a trampoline and various garden games for the kids.
The nearest beach is just a few miles down the road at West Point with other beautiful beaches located at Llanbedrog (16 miles/half hour in car) and Abersoch so if you are lucky with the weather there are plenty of sheltered sun traps - and it is not unusual to see sunbathers on Abersoch Main Beach in mid-winter!
The property is also located just 16 miles from Caernarfon where you can visit the splendid castle dating from 1283 when King Edward I and his Queen Eleanor of Castille began building the current stone structure and where their son, Edward II was born, later the first Prince of Wales. Caernarfon also has a fantastic steam railway that runs to Blaenau Ffestiniog. The Ffestiniog Railway is the oldest independent railway company in the world - being founded by an Act of Parliament in 1832. Caernarfon also boasts a large watersports centre, a quaint town centre with various restaurants and a market at weekends together with various supermarkets for stocking up on all your provisions.
Other popular seaside towns are Porthmadog (approx. 15.5 miles/25 mins by car) and Pwlheli (approx. 13 miles/20mins by car).
Other popular attractions are the railway and walks up Snowdon, Electric Mountain, Slate Mines with underground caves/boat trips and an outdoor karting track and indoor bowling.
So whatever the weather, this charming farm house is warm and inviting at any time of the year with activities close by to keep the kids entertained day & night and comfy beds to get a good nights sleep! A relaxing time is guaranteed! (kids permitting!).

"Cosy accommodation, fantastic views, for all the family"
Despite the weather being awful (constant heavy rain) we had a great time at Llech-Y-Dwr. The house itself is really cosy (and really well insulated) with a open stone fireplace with log burner in the centre of the house- perfect for curling up in a cosy chair to read the paper and drink a glass of wine. There is a separate lounge for the family members who just wanted to watch TV in peace and for kids there is a fab football table and pool table to entertain them. The property also benefits from a granny annex on the side which has a double bedroom, lounge and own bathroom and kitchen. Perfect for a couple with babies that need feeding in the middle of the night as it is soundproofed from the rest of the house. There is a good size kitchen/breakfast room and separate dining room. Our kids had plenty of fun playing hide & seek round the house!
Outside there is loads of room to run around and explore (not that we got much opportunity to do this with the weather!) but we can't wait to visit again so that we can make use of the zip wire and BBQ area which has fabulous views of the lake in the grounds and the sea. The seaside is a 5 mins drive.

We booked a week for Christmas, and wanted peace quiet and a healthy week away.
The accommodation is idyllic.it is like been in the middle of no where but only 10 minutes from local amenities.
We were a family and friends group of 6 and there was plenty of space. The facilities are superb, the wood burner been a popular item after a day out walking.
The facilities are secondary to the fantastic views and positioning of the property. We were at the base of a few great hill walks and 5 minutes from a great beach area. All in all it was a fantastic choice for a week of healthy living and fresh welsh countryside. We did venture in to Caernarfon and had a few beers and some good meals, but returning back to the farm was the high light.
We loved the cold but will hook a break in the summer when I'm sure it will be a place of outstanding beauty.
If you want a perfect peaceful break - book here you will love it.
