A warm welcome awaits you at Hall Farm Barn. It is private and self contained and provides very comfortable accommodation for 4 people with a stunning large sitting room with a big wood-burner. The kitchen is well equipped with an electric hob/oven and a table and chairs for 4 people. It has a twin bedroom upstairs next to the bathroom and a double bedroom off the sitting room area (a heavy curtain provides complete privacy).

Outside there is ample parking and a private courtyard garden to relax in. Also a watermeadow with 300 metres of riverbank (coarse fishing available for guests payable by the day) and 2 benches by the river to sit on to just enjoy the idyllic surroundings! Alternatively why not bring your own canoe or hire one locally. Local bicycle hire is available and is a wonderful way to explore the wonderful local countryside.

There are glorious walks from the barn. You can also take a gentle 15 minute stroll across the fields to the Goat Inn at Skeyton who give a warm welcome, are children and pet friendly, and also serve an excellent local beer! There is also horse-riding in the local area and golf courses too.

The private garden has 4 garden chairs and a table. There is also 300 metres of riverbank at the bottom of the watermeadow adjacent to the barn - ideal for coarse fishing. Daily rates payable. Alternatively why not bring your own canoe. Local bicycle hire can also be arranged for those more adventurous guests who would like to explore the wonderful countryside.

Parking is available for 2 or more cars.

15 minute gentle stroll straight from the barn across open fields takes you to the Goat Inn at Skeyton who serve a delicious local beer. There is a little playground for children and they are also pet friendly.

The East Anglia region

Norfolk is a truly beautiful part of England and an ideal location for holidaying. It offers glorious beaches and the wonderful unique Norfolk Broads.

A perfect place to walk, walk your dog, cycle, fish, canoe, play golf at Royal Cromer or Sheringham, go horse riding or just to relax.

There are also many special places to visit such as Sandringham, Houghton Hall, Holkham Hall, Blickling Hall, Felbrigg Hall and Norwich Cathedral.

There is just not enough time to do everything in a week!


Hall Farm Barn lies within an idyllic and tranquil location close to the River Bure with its own 300 metre stretchof riverbank. It overlooks open fields and Lamas church.

"The River Bure is the longest of the Norfolk Broads Rivers. The Bure rises near Aylsham which was the original head of navigation. Nowadays, the head of navigation is 10 miles downstream at Coltishall Bridge. After Aylsham Lock and Burgh Bridge, the River Bure passes through Buxton Lamas, Coltishall, Belaugh, Wroxham, Horning, past St. Benets Abbey, Acle, Stokesby, along the northern border of the Halvergate Marshes, through Runham and Great Yarmouth where it meets Breydon Water and flows into the sea at Gorleston." Buxton is our main village with a general store, fish and chip shop, a post office and 2 pubs, but there is a wider range of shops in the market town of Aylsham (3 miles).

"Aylsham is an attractive market town, situated beside the upper reaches of the River Bure. Aylsham has an unspoilt market place, surrounded by 18th century houses, reflecting the towns prosperity from the cloth trade during that period.

The 15th century church of St. Michael dominates views of Aylsham and it is claimed it was built by John O'Gaunt (who is also pictured on the town sign).

Aylsham is the Northern terminus of the Bure Valley Railway that runs to Wroxham. Aylsham has plenty facilities including interesting shops, pubs and tea-rooms. Nearby Blickling Hall is a magnificent Jacobean house, garden and park, famed for its long gallery, fine tapestries, paintings and rare books. Blickling Hall is also home to the ghost of Anne Boleyn, Henry VIII's second queen." (source: Tour Norfolk)

"The perfect place to relax!"

We arrived late at night to find everything just as discussed + more. The home is larger than the photos show, beds are very comfy and the rest easy to figure out etc its the perfect country side private barn get away. Lots of helpful notes from Tessa in her guide book where to visit etc. Tessa was super friendly, very professional just one quick catch up over the fence to make sure we were enjoying ourselves...the rest of the time its was just like our own home. The area is very pretty and the river walk fun with the Goat Inn not far - food pretty good. I would recommend a stay to anyone! Thanks again for great stay. Tim

"Perfect accommodation near the Norfolk Broads"

We stayed at Hall Farm Barn with our 13 year old for a week in August. On arrival we were given a very warm welcome by Tessa & Trisham. We found a pint of milk, tea bags, coffee and delicious cookies, with a vase freshly-picked flowers on the kitchen table. There was a huge amount of information on things to do in the area and Tessa had gone to the trouble of displaying leaflets on activities that a family with a teenager might enjoy, such as cycle hire and kayaking. The owners have found just the right balance of being available without being intrusive.

The barn has bags of character and is furnished in a comfortable, homely manner. The WiFi was an essential for our teenager! Outside there is a courtyard with seating exclusively for the use of guests and you are welcome to wander around the grounds down to the River Bure.

The location is rural and quiet, but only a short drive from bustling Wroxham and pretty coastal villages. Our best day was walking into nearby Buxton to collect a family canoe hired from the CanoeMan, paddling slowly down river to Coltishall then catching the steam train back to Buxton.

We strongly recommend both Hall Farm Barn and the Norfolk Broads for a thoroughly enjoyable holiday.

"Comfortable accommodation in a beautiful quiet spot"

My wife and I took our black Labrador away for the first time and had a wonderful week at Hall Farm Barn. The owners were very welcoming and helpful; the house was spacious, well equipped and clean.

A highlight for us was the beautiful location by the River Bure and the abundant wildlife (including 2 barn owls hunting during the day)

"Perfect retreat"

My husband and I we're looking for a weekend retreat, I wouldn't call us ramblers in the slightest but after living in London for over 10 yrs, we like to get away from it all form time to time. This is the perfect place to do just that. We arrived to a lit fire, kindly made by Tresham in anticipation of our arrival. The journey was surprisingly easy from London and be sure to grab a bottle of red on the way to ensure you enjoy the cosy nights in. Tessa and Tresham were kind and welcoming, giving us enough info to enjoy our stay but then left us to it. The only thing that ruined our weekend was arriving home to a broken boiler!

"A wonderful place to stay"

The executive summary: It's a great place with welcoming owners and is in a lovely location. It's a real gem.

My wife and I spend two nights at Hall Farm Barn in January 2012 with our two dogs. We had a wonderful time and would strongly recommend it to others.

Key points about our visit were:
1. We wanted something that was very well furnished and retained a lot of historic character. This property ticked both boxes - the décor is very nice and homely so we didn't feel we were visiting a museum, but equally everything was done to a high standard so we felt we could enjoy some luxury. In particular the wood burning stove was fabulous to have crackling in the evening, and it belts out heat.

2. We booked at really short notice and since we were taking our dogs it was important that the property owners were accommodating. Tessa and Tresham were nothing short of excellent and made us feel really welcome. We got some great advice on things to do and ended up going to see the grey seals and their pups nearby which was a really special experience. We always felt as if we were welcome guests and that nothing would be too much trouble.

3. It needed to be dog friendly and in a good location. We found there was plenty to do nearby during our short stay and there were plenty of nearby places to take the dogs. There is a really nice river walk near the property and we enjoyed walking that a lot. In the summertime I expect it will be stunning.

4. It's got its own wi-fi broadband connection with a good speed so we were able to easily stay connected during our stay. Other places we'd stayed at in the past have had at best erratic broadband. This was nice because we were able to have Skype videos with my wife's family who live overseas.

Some other observations are:
1. The property is bigger than it looks in the photos. There's tons of space for 4 people.
2. I probably wouldn't recommend it if you have party members who have limited mobility because the loo is upstairs.
3. The stove is lovely but you would need to be careful if you had young children round it.
4. Because the property is away from any main roads then you can let your dogs out without worrying.

I'm confident that others who stay at Hall Farm Barn will love it and would be happy to recommend it to others. I expect we'll be back in the future.

As a footnote, we don't have any affiliation with the owners, we just had a great time during our stay!
